My car insurance is $1800 a year, we have not transferred hubs truck yet. The house is $1800 and think its $800 for the other place up here. It's $2400 for our house in Indiana plus $2400 property taxes. The little house there is $800 for ins and $900 for property tax. That's why we want to sell them. I have to pay $800 on my car in Nov, the other is all due next May. It will be here before we know it. I am getting Nervous for our money pouring out then if they are not sold. This is very interesting. Most companies here will only offer liability on rentals because they recognize that houses that aren't owner-occupied are often poorly maintained and can generate a lot of claims. And here HO policies have a 30-60 day non-occupancy clause that means they drop most coverages 30 to 60 days after you vacate a residence so properties sitting on the market aren't covered. Does the $2400 a year for the big Indiana house include the finished-out basement y'all did? If you are insuring the whole 3600 sq ft, that's an impressive low rate. The $1800 for your car sounds pretty high. Maybe you can shop around and get a better deal since you will be much lower mileage up there.

Here we own the houses but not the land, weird I know so its a good rate I think. I can't remember what son pays but its a lot more.
He said he pays about that for his car. Hubs hasn't transferred his truck registration or ins yet. They said its about doubled here.
We only paid $250 each for the rent houses, insured them for fire only and $35k, good deal with the LLC and Brookshire Hathaway Ins.
Seems like Foremost is the only insurer for mobiles and modulars.

i am so sorry you and BT are going through all this azucena.
i think emotional/mental abuse so much harder then the physical stuff. its easier to gaslight. easier to hide ( my mom was so good she could call me a bitch under her breath just loud enough that i could hear but no one else could. mom and i took a class together. literally the next day mom did that and threatened my physical safety while i was pregnant with kid #2, the teacher of the class complimented us on how wonderful/special our relationship was.
you have an expert manipulator, and lots of societal pressure that bio mothers are the best thing for a kid.
and i think that is why there's no traction.
another thing my mom does is she really will only engage me verbally. that's the communication method that gives her the emotional hits the best. of course she will never admit. mom will just give plausible excuses.

another thought. if you have an alateen in town, that might be a safe place for BT. i know but may not be an alcoholic, but dysfunction is still dysfunction. and there is anonymity. it can also help to know other kids are dealing with crazy.

Phase one of fence repair is done - we have posts in concrete. My entire neighborhood is pretty much fenceless right now.

azucena, would NAMI be able to help you & BT? I believe they have support groups to help families of those with mental illness. Perhaps you can contact the nearest chapter & see if they can offer support & advice to both you & BT.

My dad’s last remaining sister died this morning. I have been trying to get to NYC, but the timing wasn’t ever good for us or her. I’m kicking myself now. Sorry for your loss.

My best friend who lost her Mom to COVID, her 14yo Grandson 2 years ago next month, and her husband a couple months ago when he had a fatal heart attack…. one of her close friends died this morning. Her friend was complaining last night of a headache and feeling like she had a cold. And this morning she was gone, and no one knows why.
