I got the MFing house! I happened to look over the seller's disclosure again and notice that the electricity is on fuses. I asked my cousin if it's a big deal. He said replacing the box is easy but he needs to know what kind of wires are going to it. He's coming to the house on Friday when he gets back in town with me. As long as the wiring is good, I'm signing on the dotted line. I am obsessed with this house, so fingers crossed! All that woods! I can't wait for all the possum stories!

I've learned that Missouri CPS is at the bottom. I have to wait for her mom to mess up and make us miss the actual appointment(s) before it is reportable. So far she manages to do just enough that CPS lets her skate by if nothing else for lack of resources. I asked about reporting her for just sitting by in hospital and not doing a damn thing during episode. Was told that it didn't matter bc she could assume that medical staff would handle it. Early on I even followed CPS unofficial advice to tell her I only want medical POA and wouldn't report her for continuing to receive any state aid on teen's behalf. No dice. It's def a power play against me and it's obvious she could care less about teen except for when teen makes her look good. I'm going to call our assigned case worker again today to continue to be the polite but squeaky wheel. And if he doesn't respond, I need to dig back through my unorganized notes and find the number to report him as unresponsive. I’m sorry. This doesn’t seem right. How are you supposed to advocate for the teen when her mom won’t AND she ties your hands? All this does is hurt her daughter. Is that the goal? If so, it’s a pretty shitty thing to do as a parent. The standard is "minimally adequate parenting."

So, I mentioned over the weekend that DH wanted to give DD's Rabbits to a Petting Zoo at the farm where he got corn for his friend's picnic last weekend. I had texted DD and told her, and she texted back no...I DH was still going to give at least one away, but I told him he could not b/c it would damage his relationship with his daughter. Unfortunately, I never texted her that I was going to keep them or anything. We have had the Rabbits at our house since the pandemic started and DD moved home. So, 4 years? DD hates them b/c they smell. They are in our basement, and I clean the cages at least 2x a week. I cleaned Mon am, and this morning they really need to be cleaned again. Saturday Evening my DS called, saying DD called him about the rabbits, and he was going to come and get them and move them to his rental property temporarily until dd could come and get them. I never commented to DH that DD does not feed the rabbits or pay much attention to them when she is home. Last time she was home, I had asked her if she fed the rabbits when she called me from the road, and she said she had not even gone downstairs. She travels and is away from home a lot, often gone 3 days at a time. She paid to have one of them fixed, IDK how much it was, $400 or more. So she says she paid a lot of $$ for them and we are not giving them away. I have decided she can do whatever she wants, but I don't think it will end well. She appears to not be speaking to me. I hope she gets over it. To top it all off, DH sold the spare car yesterday, and she may take that as a we don't lover her kind of thing. She had accidentally taken the 2nd key home to MI, and DH had her bring it back last time she came home, b/c he wanted to sell the car, but Idk if she will remember that. We can afford a more dependable spare car, so he sold it for $8,000. It was a bit big for transporting family members to and from the Dr. He just wants something like a CRV or HR-V. I have requested the day off tomorrow; afraid she might come and go and not talk to me otherwise. if you gave them away, would she even notice?

YAY! which one, now? I can't remember which one was the current offer... The one on 37th St with the 1.5 acres. The acreage is wooded, so for now it will remain that way. I may build something on it later or get some trees removed to just have more space, but not for a while.

Soup, you are scaring me on insurance, hubs hasn't transferred his yet. I got him a cardiology appointment, we got referrals. Have a call in from urology but nothing so far. DD has appointments set up. I'm still beating this stuff down daily. I think I'm done and forget to change address on something else, the latest I remember is Walmart stock, I will get there. Hubs is painting the bedroom ceiling, he said might as well do the sidewalls too so I'm off to get paint. I don't know if I want the lavender or peach, haven't a hard time deciding. He took the light fixture down to clean, oh my, the return airs and everything. We are doing them room by room when we paint. I am having someone come and clean and check out the gas fireplace. If its like everything else here, I doubt its been serviced. I cleaned the front and cleaned it thoroughly. The neighbor who showed me how to turn the pilot off as hers is just like ours said it was really dirty. It was, glass all smoked up and full of dust inside. Ok, off to Home Depot. Hubs is sitting down, he is still very tired, poor guy. I told him its been about a month and half and I still wear out. We are actually quite happy with the new amount as it's only a 37% increase and our agent says anything under 50% increase is really good. Not too many companies are still writing homeowners here; Progressive announced last week they are not writing any new policies in Texas.

Just a tip from another homeowner-when you get your new panel add more capacity than you think you need now to cover any future changes like wanting to add a circuit for outdoor lighting, a pool, whatever. It's much easier to size it up when putting in a new panel than to add capacity later.

Work download is taking forever. I made the bed and it is 78 degrees in the bedroom now. I hate 85 degree days and 40something nights (not the night so much). I hate that DH is freaking about being on long term disability and is determined to save money on electricity. We can f*cking afford it, but not in his mind because all he sees is $ going out. I am just venting and whining. If I shut the house down down and turn the AC he would not fight me. I love him, just picking my battles. The living room is pretty cool so if I suggest I may sleep in my recliner tonight he will take action on his own.

Looks like today is my turn for a massive nosebleed. I put the sheets in the dryer and headed back to my office, and it just started pouring. Always on just the one side. I know I can have it cauterized, but they have become less frequent. Guess I will be doing another load of laundry today. Yeah, my DH has that problem too. The sheets and pillowcases from his side all have bloodstains on them. Hope it resolves itself without cauterizing it.

You're going to love having an attached garage. Best. Thing. Ever. Says the person who doesn't have an attached garage. Attached garage, AC and the dishwasher. Things from my childhood I did not have and will never give up now as an adult.
I don't think I'd let the private master bath go either unless it was a situation where I lived alone or had an entire floor to myself so the hall bath was basically all mine.

So, Just this year, I probably have more into them than her vet bills 4 years ago. I have to go back and figure out which house you bought Andi, I don't have a clue, and it is driving me nuts. If its on a fuse box how old is that wiring? I doubt it has been ungraded and might be the old, old stuff. Didn't you have it inspected? We did buy one like that knowing it had fuses and then hubs rewired it all. Plan on rewiring it, as there are likely limited outlets and receptacles and the old wiring may be short and brittle. I'm sorry but wouldn't buy it unless you rewire it. We have bought lots and lots of old houses. None with aluminum wiring and none with fuse boxes. The one we did buy was dirt cheap and he could do it himself.
If it was the 600 house it said built in 61, that should not have fuses I don't think. And it looked like a really great place.

I bought paint that is called flamingo peach and I put some on and don't like it at all. Hubs said go ahead and use it as the lavender is going to need 2 coats to cover it anyway. I may just get another lighter lavender paint and go with it. I looked at tons of colors and none grabbed me. The ceiling really needed paint it looks 100% better.
I guess it wouldn't have mattered if we realized how dirty the place was, I might have offered less but we have it and the fixing is mostly aesthetics, the furnace was a choice as the other still functioned fine. The roof we got a concession for, so its good. Believe me when buying you generally miss something.
Need to get back at it.
