Got a guy scheduled to come out on the 18th to fix a leaky backflow preventer on the sprinkler system. And I'm going to look into a streaming service for our TV good luck with the plumber. feel free to ask questions about pretty much all of the streaming platforms. I've used all of them that offer live TV, while I chased a local/regional sports channel that I now just pay for as a standalone while I stream the overall platform I liked the best.

I just picked up three prescriptions from the pharmacy. I go to pay and the guy says 'One Seventy Five" "What? One hundred and seventy five dollars? When did the price jump up so much?" "No, no, no, madame. One dollar and seventy five cents!"
Whew!

alright, I just woke up a little while ago. I had curled up on the deck with Punk about an hour and a half ago, and she never moved. I woke up to the backup noise from the heavy machinery trying to travel the dirt road behind the house across the street. she's been inside since I got up to pee. weather bug says it's 77F with 84% humidity right now, and it feels downright refreshing. there's something wrong with that. I'm leaving the windows closed tonihgt, the rest of the week is still looking pretty ugly as far as humidity goes. the pups go back to daycare tomorrow. I'm going to try to get out to the Y for a swim mid-day, and start a new routine for me. we'll see how that goes.

I'll have to get a wifi setup before I can use them. Not sure I want to, so I'm curious. Thanks!

I wish I could see the yard. It looks big and wooded from the satellite view. I like that it's the lowest price house in the neighborhood and all the other places look nice around it.

We have a new stove on order! After pitching about this stove for 10 years, TD finally realized it needed to be replaced when he was making biscuits one morning and every time he set the oven on to preheat, it clicked off. It took 7 tries for him to finally get it to turn on and stay on. When he finally got frustrated, he agreed it needed to go! Stove is on back order, we should get it sometime mid Aug. I may have missed this, but what stove did you decide on? So happy you are replacing the old aggravating one

That house is in a trust or is an estate, you can get good deals on them a lot of times. They may have only the property left a lot of times to close the estate so are willing to really dicker on the price. We have bought several that way. Also since the decor is also dated that is a plus for you. They may think they have the price low enough now but I wouldn't be afraid to offer less. It does look, from what I can see in the pictures to be in good repair.

It got decent reviews, but the stove top has lower than average control at lower temps (like for simmering things). Model 6338 corrected this, about $1000 more. It was even more $$ than the Bosch, with a higher CR score. We bought from a local store, but it’s on back order.

the listing says "see the potential" which translates "we're going to sell this one cheaper to someone who can get rid of the outdated carpet, wallpaper, Formica counters etc later". The sales price should be appropriately lower than an updated house. You can always fix up a house but you can never change the location. Best to buy the worst house in a good area than the best house in a poor area. Overall the room sizes and layout seem healthy. I would double check on core systems like HVAC, water heater, appliances, roof and such which are big ticket items that might need immediate replacement.

Very busy day, the guys finished the landscaping and it looks great. I will do the strip at the side of the lawn, it won't take long.
They got everything out of the basement so we can vacuum and mop down there. We have to find out where the mice are coming in. They have been all over down there, its awful. There was no access to food but they brought their own, pecans.
They are helping me tomorrow to organize items and I will go through them. They worked with hubs too and helped him get things organized for the sale. We have seen a few cars go slowly by, looks like they were checking out the address. Hope we have a good turnout. We aren't worried about making a lot of money, just want to get rid of the stuff. Hubs has to mow tomorrow.
We are signing closing documents on Friday, then we will wire the money Monday or Tuesday to close. We will have another week here for doc appointments and cleaning. We can't clean thoroughly but we can clean that week. Hubs and I are going to wash windows and I can clean the kitty room, but the rest won't be so good. Hubs will go to his folks house instead of here so it will stay clean.
And that guy hasn't moved yet.

As I was boarding my plane to head north, my DH called to say our power came back on! He’s ecstatic, and I’m happy to give up our hotel room to someone else who needs it. And they let us cancel our remaining nights without a fee. I am very happy with our local Marriott, lol.
im so tired after basically 3 nights of no sleep. Even in the hotel last night, I could not settle my brain. I hope my evening glass of wine tonight puts me OUT!

I didn't even look in that area because I don't have Johnson County money. I just randomly decided to check and it came up. You can't by a house there for under $300K unless it's either tiny or awfully dated. If it's all cosmetic, I'll do it. I'll just go room by room as I can afford it. I'll do as much as I can myself and hire what I can't do.

I cooked today, well really just helped cook, for the first time in months. I cooked a lot while I was off work with my foot, but I was over it, and pretty much over food period, when I was finally able to go back to work. So we have been ridiculous with food since then, because we both got burnt out on the kind of food we’ve been eating our whole lives, and even the “healthier” food we’d added to our diet. I started Hello Fresh again last week, just to try to get some new ideas and try some different things and our first box was delivered Monday. But we didn’t cook anything until today. I told Mister a few weeks ago that since everything is nasty and or unappealing to us now, now is a good time to seriously try to change our eating habits. If we don’t want it anyway, it could at least be a healthier choice. But it’s just so overwhelming trying to figure it all out. We need to find new ways to cook stuff like chicken breasts and salmon, because I’m good if I never eat either one ever again, since there is not much variety in how we cook them. I need new vegetables, because I don’t really care for vegetables anyway, and I’m sick and tired of the ones I’ve been forcing myself to eat. I picked a couple of tomatoes off my plants this evening, that were finally trying to ripen. I got one off a couple days ago, but it is ugly on the end, so it’s probably going in the garbage. They are paste tomatoes, and last year I discovered that the Romas I grew, were delicious if I put them in the oven, drizzled with olive oil and some salt and pepper. I am pretty sure somebody here gave me the idea to do that. 2 or 3 of them aren’t enough to do much with IRT preparing them for future use. I have pretty much given up on having slicer tomatoes this year, even though I keep watering the plants. They just aren’t doing well at all. Even if they weren’t prolific, I was looking forward to at least having some to use for Mister’s summer salad, that he makes with tomatoes, cucumbers, red onions and whatever. Doesn’t look like thats gonna happen. I have 4 paste tomato plants, 2 determinate and 2 indeterminate and only 1 of each is doing anything so far. I had hopes of having enough to use some for at least a little tomato based sauces, until I was confident enough to grow more plants, maybe next year, but it doesn’t look like I’ll have enough for that either. And my green beans, I don’t even water them anymore. I am discouraged about that, because all winter, I couldn’t WAIT to be able to grow some more green beans, and try to grow enough for us to freeze so we could have some for a little while after the season ended. UGH! I will stop whining now.

I can live in a dated house for a few years while I fix it up. I'll just do the easy rooms first. I do not want to flip anything. Plus, since it's a nicer neighborhood, my insurance would go down. It wouldn't be bad for utilities either since it's all one level.

Ugh! My eyes were burning a bit on Monday, and I thought I'd accidentally gotten some of my face moisturizer in them. Nope. They've said on the news that the Canadian wildfire smoke is back, and that it had arrived on Monday. And it's not even considered "bad" yet.

I love the exterior. The inside, the first room I'd probably update is the bathroom with the wooden toilet seat, and the bathroom countertop from the 70's, LOL. My only concern is it looks like the street could be a "main" street. If you go see it, see how much traffic goes through there.

Yesterday DH came home from work with the idea of buying the house across the street and turning it into an Airbnb. His brother suggested it to him at work. I was like, I'm not going to spend every day giving people the key, picking up the key when they are done, laundering linens, and cleaning up an Airbnb. I looked at the rates in town, and they are only charging $75-100 per night, I can't even imagine spending all my time cleaning and doing laundry for that small of a difference between an Airbnb and a long term rental. After giving it a lot of thought and discussion, he decided he was trying too hard to find a reason to buy it and make it profitable. I was going to go along with it because DH has always wanted to fix it up, but we would probably make just as much by leaving the money in the stock market as we would by doing all the fix up work and renting it. So at this point we aren't planning to bid on it. We are still planning to go to the auction though.

You can't by a house there for under $300K unless it's either tiny or awfully dated. If it's all cosmetic, I'll do it. I'll just go room by room as I can afford it. I'll do as much as I can myself and hire what I can't do. I can come paint. I thought I hated painting the first couple of times I did it at my first house. But the last time, I learned how to do it correctly, bought good tools, and spent part of my 2 week vacation painting. I actually found it kind of relaxing and enjoyable. I got up before sunrise every morning and had all my stuff ready by the time the sun came up, played some loud music while I was working, and was proud of myself every evening for what I’d accomplished during the day. When I painted at that house, I had to learn how to cover the bright turquoise color DS had chosen for his bedroom, so I could paint it a lighter, neutral color. And because I was painting the walls in the rooms varying shades of gray, I had to learn a bit about color theory, to understand undertones and how the natural and artificial lighting was affecting the colors I wanted to paint. And I also learned some of the practical and technical skills of painting, just so I could do it right. Then I had to get creative (and I am not creative at all!) and figure out how to make 2 different colors work on a shared wall from my living room into my hall, over a doorway to my den. And I did it and made it look good. It is one of the first things people noticed when they came in my front door, and people asked, who did you hire to do that? ME!!! I did it it!!! LOL! I am not boasting, but I am a pretty good non professional painter lol. I did the same thing when I painted here a few years ago, while I was in vacation. Soon after I met Mister’s Mom, when she saw the rooms I’d painted at my first house, she asked how much I’d charge her to, paint some rooms at her house. A milllleon dollars! LOL! Because if I’m doing it for money, it feels like work, but if I’m just doing it because I want to, it’s relaxing as long as I can listen to my kind of music. I didn’t know her well enough at the time, to just WANT to paint rooms in her house. So the amount of money it would’ve taken to entice me, would’ve been more than the cost of a professional painter. And I am not a professional, but I did learn how to do things correctly and got really good at it. But you are my Internet friend that I wanna meet IRL anyway, and you like to cook, and I like to eat. You are only about 6 hours from me by car, I know that because I had to go to KC a few years ago for my side gig. So I could probably be persuaded to come help you out, in exchange for getting to meet you IRL and some good meals. You gotta leave me alone and let me play my music while I work though lol.

Y'all, some shit went down. I was driving home from the gym and saw a ton of flashing lights. Luckily it was on the opposite side of the highway. There were two cars on the side of the road, but they didn't appear to be wrecked. The police were shutting down I 70. I've seen some serious accidents on that highway and it has never been shut down.
There were a bunch of people on the side of the road and police were walking down the embankment. That stretch of highway doesn't have a guardrail. I think someone went off the highway down the embankment. I can't find anything about it, but it also just happened.

I should have driven by after the gym, but I wanted to get the twins out one last time before it rained. It just started raining so in hindsight I had time.

As I said the other day, hubs in his rush to get stuff out of the basement mixed what I had sorted and not. Tonight I went through 5 boxes and all that stuff is going. I'm not sure if I've gone through everything yet. It made more work on me and I don't need that right now.
I went through the legal file cabinet and almost everything went, years of tax returns and property purchases and sales. Hubs got the back hoe out to keep stirring the fire so that stuff would burn. We had huge case after case of paper to go, 5 drawers full. We have needed to do that forever. There were other cases of returns beside that. His overseas ones were huge.
Hubs bought dinner, pizza and a salad for me, we even ate lunch out and brought DD food home too.
I just can't do all this and prepare meals too.
I got all the canning jars washed, must be 6 dozen or so and need to get ready for the sale.
Sorted through those boxes and have them ready for the sale.
I cleaned Dd's bathroom this evening, looks so much better. I took a lot of stuff out of her cabinets and threw them away.
Washed a load of clothes and dried another. I have to keep the living needs met too.
I didn't sleep well last night and don't think I will tonight either even though I'm tired.
It rained this evening but we didn't have anything outside it would hurt.
Friday after a telemed appointment with my neurologist, at 1 or 2 we are meeting a traveling notary to sign for the property.
In between, hope to work on DD's room, haven't done a whole lot in there yet.
It's coming together slowly, but moving.
I told hubs it feels good to get rid of a lot of this stuff, he said yes it does. In years to come if we had to do it, would have been an auction. Then we would have felt like others that have to do it all of a sudden and you are facing that and maybe assisted living or something it would be terribly depressing. No matter how hard it is, its time.

Good morning, industrious invisipeeps, navigating the home repair/painting/emptying/selling/buying/assessing processes. Welcome to Thursday. I hope your day goes beautifully and you end the day (still) gainfully employed or not! as you prefer, and that no one disrespects you in any ugly way. I slept in until 3:30 so need to run down to the beach before it rains, if it rains. Yard guy is coming today to mow. Shoot, I missed 2400. Before we got yesterday's ice cream, I saw the sun! behind some clouds, but still.

I didn't sleep. It doesn't help that I have Jack Harlow singing "I'm vanilla baby" non-stop in my head.
I should have taken the meds. I thought I could do it without. And I am regretting that I didn't.
Today is a faux day off for me. I don't even know why I pretend I can take PTO. I mean. Officially. I can. I have time to use. Legitimately.
I seem to recall that my supervisor once had a similar work load to what I am experiencing now, and they couldn't handle it. So, of course they got their work responsibilities lightened.
Why am I expected to handle the work load and even more?
