andi9899 I like there second house better. That said, I have to know more about your cons. What level school are we talking? I would be fine across a the street from an elementary school in your situation. You WFH. You aren't driving to work and figuring out the traffic with pick up and drop off lines. It's also a very brief window. Like 10 minutes in the morning and at night. I'd never live across the street from a HS. Kids driving. Traffic is also heavy about a mile away from school (that's how far we live from the kids' HS) for like 20-25 minutes in the morning. I don't drive the kids to school. How long is the drive to your parents? Miles doesn't bother me as much as time it takes to drive. If it takes an hour to drive 17 miles, I'd worry. I guess I wouldn't worry about the higher utilities. It's just you. Maybe your parents at some point. That's still not a lot of folks. It's not even at the ass crack of dawn yet. I don't remember if your parents could move in at some point. Is that at all costs? Meaning. if they need wheel chairs, are you going to have them still move in with you? If your parents are moving in, no matter what, i'd at least be measuring doorways and what not for wheel chairs. To me, longer term, the higher property tax is more of a big deal than the higher income tax, assuming you'll live in your house after you retire. Are you maxing retirement? Don't forget, once you turn 50, you can put 30K towards retirement. You can also massage your AGI with IRAs too, if you need to. You can't manage higher property tax in the same way. Personally, if you can afford it, I would spend more money to get the pros you've listed.

I fell asleep downstairs last night, watching baseball. woke up around 130 when LD needed to pee. so I went upstairs to let.him out and clean up myself at the same time. woof, it was stuffy and hot AF up there. so I closed the windows, cranked the A/C and went back downstairs for the night. I'm awake now, and will get moving soon.

In the parts of CNJ I have lived in that time window is a min of 30 minutes and it often blocks off feeder side roads around it too. Gridlock in the morning commute can be at least 45 minutes long, and where I am working ... they overflow into our parking lot about an hour b4 school lets out. Some park along certain streets with very nice homes, two hours b4 school lets out. (Very popular religious school conglomerate. )
Local conditions can vary a lot. I'm sure around a local HS can be horrible, but the ones I am aware of are tucked off the main drag. So getting out of the parking lot into main side streets they are hmmm metered into regular traffic?.

andi9899, I like the house on Cernech just a wee bit better, except for 2 things: The pictures make it difficult to determine if the wooden porch out back is in good shape or not, so I'd get that checked, because it appears unstained/unfinished in the photos. Also, will you need to tear down the children's play area, or is it sturdy enough to keep? Both houses are nice. My only concern with the Tullis house is how close it is to an elementary school, so busses and parents blocking the roads at certain times of the day (not to mention kids running around). The deck is good for now. It would need to be replaced within a few years. I would tear down the play area, I don't need it and would rather have more yard space. The overall quality is better at Tullis, but I would still change things at both places.

I had a good laugh yesterday.
There was a groundhog in the front yard. There were also some crows. One crow was following the groundhog, making it move along. When the groundhog stopped, the crow moved forward to keep it moving. When the crow finally stopped, my guess is that it was satisfied that the groundhog was far enough away from the rest of the group of crows.
It just looked so funny that I really did LOL!

My personal vote is the Tullis house. I still can't figure out what is going on with the shed roof in that overhead view.

Kitchen remodel work continues. Today electrician got most of work done. Installed under cabinet lighting and it is SO Bright! Love it. Backsplash tile will be here Sunday. It’s kind of wild. I love how bright and vivid the color is!

D*&n. Too expensive for me, and in MN ... but I'd certainly buy a house with more garage than average. I am surprised that they didn't feature pictures of the interior of that garage, since it would be the main selling point of the house for car lovers and the handyman crowd.

Some birds are having a lovely chat this morning outside our window. LOL. We caught 2 birds trying to make a nest in one of my hanging plants yesterday. The threw a bunch of the dirt out and had half a nest built. DH dug it out and put a mouse trap in it. There is now a very unhappy bird in front of my bay window squawking at me.

I would try to look through the houses again with an eye towards getting them outfitted for old people. Bathrooms, doorways, things like that. That shit is expensive when you don't have to change walls. Changing up walls would make it even more expensive Is there enough space to put an ADA toilets in the bathroom? Any way you can borrow an old person and ask them to maneuver in the bathroom and kitchen, just in general? Also, you are a good daughter.

D*&n. Too expensive for me, and in MN ... but I'd certainly buy a house with more garage than average. There are cheaper houses to be had, but prices are up everywhere. If you want to get out of the cities, you gotta pay to play. I'm watching prices drop after a house hits the market, and will be curious to see what the next election will do to housing prices. (Not to mention mortgage rates.)

I reached out to a person at a facility on a personal note last night. After a few minutes she brought up an audit being done there next week and how management is informing them that they can "just make sh*t up because the auditors do not know how any f*cking thing works". UGH.
I know the auditors who will be there and can assure you that they most definitely know what they are doing. I still think that I may need to have a discussion with my manager.

OK. I finally have an actual keyboard. Both houses are 4 BR/2BA. Cernech is one level with a finished basement. Tullis is 1.5 stories with a finished basement. Both have low fences. Like 3" fence that can't contain my horses so I will need to replace the fences either way. I think the kitchen in the Cernech is just too small, unless there is a way to add additional counter space on the wall that isn't shown. I have lived with that amount of counter space, and even with a small table for added workspace, it makes preparing larger meals a lot more difficult. The Tullis kitchen is also small, but at least they have added some additional counter on the back, and it looks like there is space for a sideboard/buffet next to the pantry. The roof on Tullis looks kind of weird, so try to find out how old the roof is and take a good hard look at the attic (if any) and ceiling for leaks.

They were confused that the lights were gone and they couldn't build on top of them anymore, but they found a new spot under the deck. They still get wet between the slats when it rains so I'm thinking of setting a table or something over them. F*@*# sparrows, but I'll let the robins be.

(Not to mention mortgage rates.) I'm waiting for the next housing crash whenever that will be. Hopefully by then I will have a car and a more reasonable income.

Outside air is like walking through bathwater Also, the latest Amazon delivery was a box left on top of the cardboard recycling outdoor can Cleaner here today. Curious to see how much of a difference there is between maintenance cleaning vs the deep clean she did last time.

We had a Robin nest in our lilac bush once. It was neat to watch. We get turtle doves every so often in our gutter. We leave them alone. They are so sweet sitting up there like a little old couple watching the sunset.

Found another job to try for in clinical research. It's another lab tech job but a lot closer to what I used to do previously. I don't have direct experience with clinical research those projects never got off the ground but I was CITI certified to be able to do it so I need to put that back on my resume.

I have birds trying to make nests right by the exhaust fan. I've gotten mercenary over the years. Now I just take everything out on my side. Pray there isn't a wasp nest there as well. And then push out what I can before I get more unwelcome visitors. Have absolutely no idea what kind of birds they are, except they have to be smaller than a crow or robin.

Yes, but it’s in the middle of nowhere. I’m a native Minnesotan and had to Google it to see where it is. East Bethel is within commuting distance of the Twin Cities.

Yes, but it’s in the middle of nowhere. I’m a native Minnesotan and had to Google it to see where it is. East Bethel is within commuting distance of the Twin Cities. Depends what you like I guess. I'd take the northwoods and 40 miles to Duluth over 30 miles to the Twin Cities any day. I have cousins in Canyon and a brother in Cromwell (both near Floodwood) and love it up there. The only thing I don't like about it up there is the mosquitoes. We have pretty much none where I live.
