Selling in "as is" condition is a red flag to me. Plus the lower level isn't a true basement, with too many windows for an area with tornadoes. And the surrounding properties look pretty rough, much smaller and not well maintained. ETA: "Sewer has been repaired to last a lifetime." Given that we spent over $33K to repair our sewer this year, I would really want to check this out.

It was just a formality. I guess it depends on the house and your expectations. Sometimes too its timing for a divorce, estate or even year-end book-keeping. too ...

Kitchen is finally back functional as of yesterday. Now have about twice the cabinet and countertop space. Still have to get minor electrical for hood and under cabinet lights, then backsplash and paint. So probably 2 more weeks. Spent most of the morning putting stuff back in cabinets.

well, ignoring the elephant in the room. was nice while it lasted. 😕🤦♀️ around 630ish, some small booms started, it was still daylight! wtf. anyway, LD started pacing. so I gave him a CBD treat, and Punk got one too since she was right there. maybe a half hour later, I'd packed it all up and came inside. we've been downstairs ever since. A/C is cranked and the basement French doors are closed. we can't hear shit down here, which is exactly what he needs this weekend. I fucking hate people. Really? Are they for Dogs? Or are you giving them human CBD treats? If I had seen your post earlier, I would have tried to get some for my nervous nellies. I guess he will be hiding in the bathroom again. We are at my in-laws. They live on “Lake Drive” there is a large County Park across the street that runs along the Lake Michigan Coast/beach. The fireworks are launched in a display in the park. We sit in front yard in lawn chairs. DD flew in yesterday. 2 co-workers flew in on business and are staying downtown. She took a Lyft to meet them downtown. She said they may go to Summerfest, that all the bars downtown run free shuttles to Summerfest, or they may just hang out in downtown bars. One friend had 16 hours and the other maybe —17 she will uber here I think. Fireworks usually start about 9 pm. We have a 23% chance of rain.

The shower is weird but maybe could be good with additional lighting. Overall, I love the place BUT do you want to have that big a lot to maintain? That's a lot of mowing-would your budget allow you to pay someone or buy a riding mower? My 3rd quarter bonus should hit shortly after closing, so I'd probably buy a riding mower with it. And a dishwasher! Who doesn't have a dishwasher in 2024?! Me. I don't have a dishwasher in 2024. Bought my house as is in 2013 as well.

I have the cookie treats from this line - link and I have the luxury of a finished basement where if I close the French doors, zombies could invade and we wouldn't hear anything. LD is going to get a broken up treat in with his dinner in the next hour or so, and probably another one once we go downstairs. Punk couldn't care less about booms, so she and I are just bored all weekend while we camp out. anyway, about those treats? I initially found them at my local groomer. I see they also are available for online orders, but I have no idea about shipping costs or how long it takes to arrive. but these are solid in my house. good luck this weekend!

Bought my house as is in 2013 as well. I have a dishwasher but never use it except as a dish drain for handwashed dishes. I have to remember to run it once in awhile to keep it from getting stinky.

One of the big draws on the property we are buying is the size of the kitchen, I love it. It's got enough cabinets and a big pantry cabinet in the kitchen and one beside it in the laundry room. I can put a lot of my appliances and pans in those. I never liked this tiny kitchen in here. It's sounding like son is going to get sent somewhere. Nothing definite yet but maybe Australia, that is in his area too. Guess he will find out in the coming weeks. He has warned me I might have to get an Uber to get home on the 25th. I told him no problem I can do that. But sometimes they happen and sometimes not. Been a few years since he has had to travel overseas. Sounds like DIL, little guy and her family have arrived safely in Istanbul, quite a trip for him. I told him enjoy, would love a trip like that. If you have to Uber, be sure to advise them you have a cat in a carrier. Some drivers do not accept animals because of allergy concerns for future passengers.

When people near our house set off fireworks, if Newbie is outside, she tries to run TO the sound. So it obviously doesn’t scare her. I don’t remember how Boy reacts to the sound, so it must not frighten him too badly, if at all.
I’ve never had a dog that was terrified of fireworks, but I can understand why some dogs are. I can also understand why they are a problem for some people.
I’ve been piddling around the house off and on today, most of it was dealing with laundry. The dryer just buzzed, which means my bed sheets are dry. Once I get them back on the bed, I am done for today.
Idk what happened to the guys coming to stain the deck this week. Yesterday Mister said they are coming next week. I told him to look at the weather forecast because we need several days of no rain to have it done. So he has accepted that it won’t be happening next week either.
The boards are drying, I can tell because they were snug against each other at first, and now they aren’t. I pointed it out to Mister. I am trying to delay getting it stained, for as long as I can without having to argue about it, so the weather next week helped with that lol. I am hoping that a few weeks of letting the boards dry (or however long I can push it out), is still better than having done it immediately.
Even though that means my plants are still on ground and I’m not tending to them like I was when I had easier access. Boy kept me company again yesterday, while I did as much as my nerves could take. I asked Mister if he’d go out there with me today, he said yes. That part of the yard is cluttered with stuff from the deck, so you can’t mow the grass with a mower, it needs to be cut with a weedwhacker. Mister cut the grass Monday, but left that area alone. Which means that the grass is taller there, which doesn’t help my nerves. I can’t use our weedwhacker, I’ve tried a few times before, and it’s just too heavy for my wonky shoulder.

I'm torn on this one. Yes, it has stairs, but there is a BR and a BA downstairs. It's very pretty, but I'm pretty torn. I'm not sure what to make of the shower cave. I think it's worth seeing. I love it! No pics of the garage or basement has me wondering what they look like. The lot is huge but it seems a fair amount of it is driveway and house. Still, a riding mower is a necessity. I don't think it has a garage. I probably won't look at it.

Our home was custom built in 2014. The kitchen designer was fit to be tied when we told her NO dishwasher. We opted for extra cabinet space instead.

We finally got around to Mister showing me how to use the home gym today. What I learned already is that my arms are wimpy and I use my upper back and shoulders for things I could/should use my arm muscles for. I am almost 100% positive that that is due to how I move at my job and how I’ve made those kind of movements habits over the years.
We have always joked that the women at my job tend to have broad upper backs and shoulders, which seems very true, just by looking at the women that work there, but now I understand why.
The exercises to work on my biceps and triceps, I either couldn’t do them at all, or I could feel that when I could move something, it was using my shoulders and upper back, instead of the muscles in my arms.
Some parts of my legs are fairly strong. The muscles around my hips are shitty.
My core strength is decent, even though my belly is a fat blob.
So to work the weaker parts of my body, I’ll need to keep fiddling with the load of the weights, just to even get started. Because if I understand correctly, whatever weight it’s set on, is for the whole machine, regardless of the exercise.
Anyway, it was interesting to me to learn which of my muscles are stronger and which ones are weaker than I imagined, and see how I use the stronger muscles to do what I can’t with the weaker ones. And how if my stronger muscles can’t come through for the weaker ones, I just can’t do it lol.

We don't have a dishwasher. House was built in 1950 and it has a small kitchen. I never had a dishwasher. This complex has about 60 units, and none of them have dishwashers. They're verboten. I think one must have exploded or something and caused major water damage. No aquariums allowed, either. I don't mind doing them by hand, especially since I have a great view of the courtyard with all the flowers, over the sink.

DH fixed an amazing burger, I'm stuffed, and I'm going to sleep for a couple hours before the fireworks start. They will probably peak between 9 and 10, and go on until 2 or so. Tomorrow is the usual cleaning, cooking etc. and the usual is good. Night y'all!

Sushi was stalking something under the couch. Of course, once the cat fell asleep, this...thing...came crawling out. Much bigger than a cockroach, and with many, many legs. It took off under the couch again. I have to try to find a way to trap it, so I can set it loose outside. I don't want to smush it. It didn't do anything to me.

Went back to the thrift store for the 50% off sale. The dress from yesterday was gone.
But I found a bright yellow 1980s blazer with power suit shoulder pads. At least I think its 80s does 1940 based on the shoulders.
I am obsessed with it.
Found a different dress in plaid from either late 70s or 80s I think. I'm skeptical it's actual 50s.
It appears a lot of people's houses may have been cleaned out given the selections.
Makes me sad because either they are now in a home or passed.
But now I have the opportunity to love the pieces and hope they know someone somewhere appreciates their taste in clothing.
Also do an entire bag of teeny tint Christmas ornaments. Bummed I can't split it with my mom.

I really like that house and the Tudor styling. When DN3 bought his first house, it didn't have a dishwasher. His BIL wired and plumbed it for a dishwasher. When my parents sold there house, it didn't have a dishwasher. That is a must have for me. We had a bathroom added to MIL’s 2nd floor. We redid the small kitchen, and knew MIL would rather have the cabinet space than a DW. The plumbing is there so we can add a DW before a sale. Most people consider a DE a must have. Many manage with a portable one though. It is still threatening to rain here. We ate our T-bones. I got them for $7.99 a lb. We bought 12 and he only cooked 6. I walked the Dogs 3x today already. I usually do 2 walks/day. He will prolly try to get another in yet today. I often walk them around 8 pm. Last night it was after 9pm as I got my hair colored. CG I admire your stamina. I am more than 10 years younger and my back is killing me. I so have to purge stuff from my house. DH and I looked at a different door at Menards. It is more of a french door and has really good locks in 2 places and swings open, rather than slides. My windows and doors are Almond and totally out of style. It would cost a lot to change everything out. I have an appt for an ultrasound on my arm tomorrow. I have a lump above my right wrist. I don’t remember what Dr. called it, but she was pretty sure it is non-cancerous. Need my oil changed and prob brakes. It has regenerative brakes, so I think I will have Toyota deal with it. I may go ask K next door what he thinks. He has same car as I do. I told mom I would take her to cemetary tomorrow. My dad would have been 86. He is gone 10 years now. I also need to find new light fixtures for my living center. Where should I look for Ideas? Any TV shows in particular? Giramomma, congrats on job offer. Not sure I would charge one of my kids 500/month. Maybe $300. It would help your budget, but not make him feel that with a roommate or two he could make it on his own. Andi, I also really like that Tudor. We moved from a raised ranch to a ranch with an exposure, but if I move back to a two story, a Tudor or an older home would be tempting.

It's 106 here today, but at least it's a dry heat. We hit around 100 degrees today in Memphis. But we have plenty of humidty. So the heat index hit 119 degrees mid afternoon. Curently 96 degrees with a heat index of 113 degrees. The same yesterday. The heat index also hit 119. Hopefully rain tonight and over the next five or so days.

Our house was built in 1942. Nowhere to put a dish washer. Didn't have one growing up either. At some point us kids started pestering for a dishwasher. For some reason my parents felt it was out of the question when we had 4 perfectly good ones! The first place I lived in that had a dishwasher, I was happy to have until I realized dishes don’t get as clean as hand washing. At the time other people kept telling me about additives, and that just didn’t make sense to keeping dumping different stuff in when all you need for handwashing is a less expensive single product and the dishes seem cleaner.
