Never mind. That one has an HOA. The HOA is only for snow and lawn care. It's not for insurance, maintenance of the outside of buildings, etc. according to what it says. I pay more than that a month over the year for snow and lawn care. I didn't even see that! That would definitely be worth it if that's the case. I'll have to ask about it the. Thanks!

Never mind. That one has an HOA. I'm not seeing a basement either. One of my friends is looking for a house in OK, and linked me to a site that sells above ground storm shelters. They were crazy small for the number of people that they claimed could be crammed inside. I didn't see that. A basement is a must for me. I don't know if I would trust an above ground storm shelter. I mean wouldn't that be what your house is? I've seen plenty of houses and large buildings be completely leveled by a tornado.

andi9899Is this the area we’re considering? Pretty much. I've discovered that you can search zillow by county. I've been looking in Clay and Platte counties in MO and Wyandotte and Johnson counties in KS. I'm avoiding Jackson County all together.

Is that an Australian Shepherd? No matter the actual breed, he/she is a beauty and I hope you end up giving into your "gut feelings" and adopting him/her. She's a Sheltie (Shetland Sheepdog). I used to have two of them many years ago and they were the bestest dogs. I'm in a couple Shetland Sheepdog groups on Facebook and this girl popped up, and I got all "Awwwwwwww". She's in SW Iowa so only about a 5 hour drive for me, but $1200 when I'm pretty broke. I don't even know what the final bill is for the siding yet.. that lands some night this week. I told her I wouldn't be able to make a trip before Saturday so I'd mull it over until then and not to worry about holding her if someone else came along. Not real fond of buying from a breeder either. But..."Awwwwwww" She is the spitting image of my Nietzsche dog that died in 2007.

I think my aunt-by-marriage’s family included a breeder…I know she had a few. I was always sad that they were very people-shy but presumably they bond just fine to their actual person.

Mine were in no way people shy! They loved everyone, but I took them everywhere with me too. I had a Tri like the one in the pic and a sable. The sable would play ball with kids at the park non stop. If we saw people practicing hitting he was all over it and would run out there and assume the catchers position. If the kid missed, Max would grab the ball and run it back to the pitcher. If the kid hit the ball Max would run out and field the ball and bring it back to the pitcher. He was SO intense and took that job very seriously.

Planning activities for Vancouver, BC. Has anyone every used a website like this to schedule a private tour guide? SIL wants to have a tour guide through here, and I'm just not grasping the appeal. We have booked quite a few tours with Viator. We did it when we did our land trip to the Taj Mahal last year. Our ground transportation from ship to airport, airport to hotel and reverse, along with private guides was booked through them. We have also used them to book ground transport from hotels to airport, and a few other private tours (the trike tour in Prague was fabulous). For the most part, we have been satisfied with their service. If I had to say anything against them, when we booked the Taj it was piggybacking on a friend’s arrangement. Before we got onto the ship, everything was arranged and paid. Fast forward a few months and our group of 6 invited turned into a group of 26. Viator wanted us to take it from a small, private tour to a large one where they could add more people. We balked at that for 2 reasons. We had paid for a private tour for a few. The tour isn’t quite so private and the dynamics definitely change the more people you have, plus we paid additional $$ for the private tour. Secondly, the internet on the ship was so crappy that I didn’t want to spend hours to rearrange things with Viator. I suspected it wouldn’t be great, so didn’t want to risk trying to rebook something so important to us with a very sketchy internet . I also think that there was a little prodding for some who didn’t want to pay for the private tour and hoped we’d offset some of their costs (yeah, there were a few of those). ETA: About the appeal. Our guide for the Taj told us more history about the place than you can imagine. He really managed to set you back in time. Our guide in Prague took us to a lot of off sites not in the travel book list of places that were pretty cool, and you’d never know. Many times, when we get into a new city, we will do a Hop on Hop Off bus tour the first day. This gives us the lay of the land. Nthis way, when you meet with your private guide, you can tell them what you saw and want to see/know more about in more depth.

Personally, I'm not crazy about breeders either, but Awwwwww's are few and far between so I'm hoping your final siding bill is at least $1,200 less than you expect and that you have a new companion this weekend!

Looks like a lot of slope from the back door as well. I would not want to chase the twins down through there.

Sort of an odd layout, not much kitchen counter space. Also, photo 23 shows something odd about the ceiling in the basement like a large rectangular patched area? Also photo 32 shows something odd about the lower exterior finish, a large square patched area? Lower exterior finish looks like it's flaking - water damage? Listing says forced air heating but no AC-how difficult and expensive would it be to add AC because with warming climates I don't know if you want to do without it. There is no photo of garage interior.

I'm pretty sure DD set a record.
She got her license at about 5:30 pm on Friday. On Saturday at 3:30 she had an accident. She was at fault. No one was hurt. Her car has a boo boo that needs to be fixed by the body shop. There were 4 passengers in the car with her. Under NY law, there is only supposed to be 1.
DD will not be driving again anytime soon. Or using her phone. Or leaving the house except for work and school activities. Or driving with a passenger in the car until she's at least 17.
Dumbass.

You are correct. The accident isn't the issue. It's the violating the probationary license. And lying to us at first about how many people were in the car. When she called she said 1. When we got there, there were more kids, and said there was 3. Then we found out one went home (why? I don't know.) and they neglected to tell the cop that another one was there. The punishment is for lying, not the accident. Thankfully, all the parents of the other kids were cool about it. She had to apologize to all the parents. And the other driver is the step sister of one of DD's friends in the accident. She was wigging out on DD and calling her a fucking bitch, telling DD she was going to pay for this., etc., and DD's friend had to call her step dad to get her to calm down. The cop also didn't want to give DD a ticket. I insisted she get one. She deserved it. ETA: There were a pile of bad life choices. They were just getting ice cream, which I'm fine with. Walk, though.

I was going to try neuro feedback therapy this morning. The goal is to lower my anxiety. All scheduling was done by text. Last two texts last week:
Therapist
I may have an opening this Friday at 9 or Monday at 9
Me
I’m available this Monday.
Okay we can plan for 9. I have the form you filled out but will need to send you an online form to fill out as well.
Me
I will work on that tomorrow.
-–—•-–—
This morning, I get to the place. I’ve never been to this place. Someone is already standing at the door waiting. After a few minutes, the door opens, and he goes in. I walk up the path. The door is shut and there is a sign that says “ssshhh, in session”.
I left. As I got in my car, I sent this text:
Me @8:59 Good morning, it looks like someone else did have a 9am appointment this morning. Let me know when we can reschedule.
Therapist responds at 9:35
Hi, I had you scheduled today for 9?
Me
There was someone there when I arrived.
Therapist
Yes but that person wouldn’t have impacted your appt. -—-–•-–—
I don’t even know how to respond.

I lucked out with my first kid being a rule follower. The second one? Yeah...no. He is not. And he not only lies to cover things up, but he's good at it. My oldest was so bad at lying that when he tried it was obvious.

It's been under contract twice and fallen through twice, so hopefully you will be able to see the inspection reports.

Ooh wee, our deck was so much worse than we even thought, even my untrained eye could see that after they started taking it apart. Every time we or the dogs have walked on it recently, we were really walking on a hope and a prayer. Something bad would’ve definitely happened if we’d waited much longer to fix it. I absolutely did the right thing having someone come look at it and Mister absolutely did the right thing getting it repaired now, even though he got disgruntled about it all over the last few days.

Yes, she made a bad decision with have so many people in the car. My sister's kids all had run ins with deer before they got out of high school. Those really can't be helped and they were on the gravel road between the highway and home.
