I'm going to look at the incredibly dated but nice house tomorrow. If there don't appear to be any major issues, I'm going to ask to move forward. I will probably not offer full asking price since it is so dated. It has everything I want, it's just not really pretty. If I started at $225K citing having to basically gut it, would that be out of line? I really like it and don't want to shoot myself in the foot. I'll obviously negotiate and be flexible. The status changed since this morning. I would bet it means that the sellers have accepted a contingent offer. The house can still be shown so if the first offer falls through for some reason that other buyers may be in line to jump in.

Well, another big fire broke out in the mountains close to me today. I had to go out of town today for work, and when I got about an hour out from home, I could see the smoke plume that was huge. By the time I got home, my town was super smoky and the sun was red. It looks like it blew up really fast. Are you in one of the communities that have been advised to evacuate? Wildfires are terrifying. I watched the documentary about the Paradise fire as well as an Australian one about the Churchill fires and they were incredibly sobering. Agreed. Scary stuff!

I wouldn't do a backup offer. Keep looking you may find one that won't need so much work. Look at estate sales too, sometimes they just want to sell them and take the money. We have gotten some good buys like that.
I have to get busy tomorrow and start packing to move. So much to do.

The status changed since this morning. I’d guess an offer pending? I think the furnishings make it look more dated than anything. Don’t like the kitchen cabinets, but there are a lot of them. It’s got what looks like a huge lot (with a lot of grass to mow).

I adore my crappy 20 yo Focus station wagon, complete with dents and peeling clearcoat. It’s ridiculously practical and has more cargo space available than most SUVs…although admittedly if we had more than the one kid I’d probably cave and get a minivan. I said something similar to my dad this past weekend about my hatchback. I was able to transport a huge dresser (60"W x 30"H) with the seats folded down. before this car, I had a pair of the same model 2dr hatchbacks. I don't think I would do well with a sedan at this point lol.....just being so used to all the available space! and re: comparing to an SUV? when we picked up the bathroom vanity for this house, we ended up having to put it in my car because my mom's hatch was too narrow at the top where it tapered near the roof. she's got a Chevy Trax. I will never stray from hatchbacks! I don't like big cars and refuse to drive a wasteful behemoth, I can parallel park in tight spots, and the 2013 Fit has a ridiculous amount of cargo space with the seats down. I'm a hatch for life.

Talked to the realtor. Showing backups means there is an offer, but they aren't confident and want more viewings just in case. I am looking at it tomorrow still as well as another one that I dragged my feet on. It's the one with the pergola that I was obsessed with. They dropped the price to $240K.if I'm still obsessed I'll pay the original $250K to win it.

I'm a bit limited b/c I want a manual transmission, but at least Mazda is still making my exact car in manual on special order. as I find myself with more disposable income after I finish paying shit off, I might lease myself a cute little 2-door convertible or something else super fun. but that's not happening any time soon!

I loved my Honda Fit. There are times I wish I would have kept it.
I wanted to pay cash and the way car prices have increased, I would never have been able to buy a car if I had waited. Plus I wanted AWD and the Fit no longer came with satellite tv built in.

I'm currently parked on the deck with my laptop and the evening news streaming on my phone. it's cooled off to a breezy 82 degrees. I've got tomorrow off as a company holiday for Juneteenth, hoping to sleep in a little. I'm exhausted right now, and not at all hungry after having a pretty basic chicken sandwich at like 130 today. I need to get myself back into a better routine, especially sleep patterns. hopefully being able to drive (locally) again with the new brace will tire me out more over a regular day. I was over being parked in a chair all day, every day, after the first couple days of this.

He asked if I also felt a lack of control, and I agreed with that too. No one can control or predict the forces of nature. This one doesn't have our name on it, and next week's might not either. But someday one will. I won't use the "c-change" word because that goes political in a heartbeat, but the Gulf and Caribbean are hot for whatever reasons and cooking up storms. Heat equals energy equals storms equals destruction. We're as prepared as we can possibly be.

Look at this one 2811 Parkview Drive, Kansas City, Kansas 66104. And its a good price too. I'm personally not a fan of splits or tri-levels. that said, this is right next to a major highway interchange. that's why it's priced where it is. I don't see that being a viable option for andi with the twins. I know LD would need to be sedated with highway noise. Macy isn't that far off, from andi's posts.

As Chiver said, not a great idea being that close to the highway for the noise. Very little kitchen counter space, I think I had more in my apartment.

The realtor said no problem pricing our current modular up there for $120k, maybe more. That will be good, a quick 1 year plus turnaround and a $35k profit. I'm not complaining!
And hubs said if we don't like the place we are buying we can buy something else.
It will be quiet, where we are now has a lot of noise from Black Lake road, motorcycles and crazy drivers. We are in the back on a green belt, so will be quiet there. And I like the idea of a secure gated community nowadays. Will make me comfortable when DD doesn't want to go with us. We need to downsize anyway.
We may have to ask to change the closing date by 2 or 3 days. A CD we want to use matures the 14th and we are supposed to close the 12th. We are going to ask but I think we will lose thousands by cashing 2 days early. We are going to see if we can.
