Anyone else notice the range hood? Kitchen could use an update, for sure. For myself, those tile countertops would be replaced right away, too. Like the brick and big yard.

My septic backed up into my basement yesterday. I had to leave work early and clean it. DH popped open the septic ports when he got home from work and it was a pile of toilet paper clogging the drain. He had to shovel it out. And then to get the dog managed to find either the TP in the woods or where I dumped out the shop vac and rolled in it. I'm twitching a little bit with some PTSD from this house, 3w after closing. are y'all good now, or is stuff still kind of in progress? I'll be honest, I'm not dealing with septic stuff even if I'm capable and knowledgeable about the details.

That sounds good. But the contractor should have taken that window into consideration. The stair sounds like the only way to do it.

I like this place as it has city water and sewer. We are too damn old to be shoveling sh**. I only did that once, never again.

Like the brick and big yard. alright, I went back and looked a 2nd time after your post here, and I needed to zoom in to see the tile counter. never tile for a counter, anywhere! andi, if you do move forward, counters get replaced before the carpets or paneling.

I'm not sure he can do that? I think as a licensed contractor he's required to build to code and the gap would be a no. I don't like to text him on his weekend, but I will right away Monday morning. I'm hoping he's already realized this issue and has ideas. I need to ask what he's doing about the downspout as well. I still need to have a gutter above that bit of roof so the downspout needs to go through the deck somewhere. Maybe consider putting a stairway down to the ground underneath that window? Then the railing would end far enough away from the window that you could open it without any worries. Egress window below that would get blocked and they need to clear the window well. Plus, probably limited by that electrical box, I know we couldn't have the deck out more than 8 feet due to codes with it. The plans currently show the steps about 4 feet away from the wall, kind of centered on the patio door. Now I'm curious if there is going to be some kind of pad or landing or if the steps are just going to be on the ground.

When we had our front porch reconfigured, they set concrete on the ground to support the stair stringers.

Lots to like—especially the size of the lot. Is that real brick in the dining room? DH and I had a raised ranch/Bi-level for about 2 years before I started looking for something without stairs. All told, we were only in the house about 4 years. Didn’t you talk about having your Mom live with you? Keep looking, there is something better out there for you. DH and I almost looked at a house today. We decided not to pursue it for a couple of reasons, and it now shows pending. It was just listed yesterday. We need to declutter and do some maintenance and sell our rental property before we try to make a move.

I do like this one the best, so far. A few buckets of paint and it could really be nice. I see a lot of potential. In that picture of the dining area with the fridge on the right, what's with the baseboard heat? Looks kinda rough and I hope that stapled wire isn't the power source for it.

I was goiing to ask why it was wearing a “bonnet”. eta: I didn’t say anything since this is the one because everyone seems to like but the whole time I was going thru pictures something just felt off. Can’t put my finger on it though. I didn’t ask about the baseboard heat because different parts of country build differently so figured it’s a local thing. I never lived with baseboard heat. Will not comment on basement since I live 11 feet above sea level and we don’t have basements.

I see a lot to like on this one - great square footage for the $$, yard is fully fenced, laundry area is awesome. Kitchen looks good too. Roof looks recent and in good condition. Adjacent properties look well maintained. Only thing I saw in the photos was an area just to the left of the water heater that was sort of dark, stained maybe. I was looking at the water heater. It was really dark around the controls. Couldn’t figure out what it was. That long table in the entryway-I just have to warn you, there is not enough room to have people seated at the table and move around to get in and out for food etc. There seemed to be a big room in the basement you could use for holiday parties though. I have twice known a room was too narrow around the dining area and told myself it would be ok. I regret not listening to myself.

I noticed the water heater, too. Floor looks like there may have been a leak at some point. Water heater itself doesn't look old, so maybe this one replaced a leaky one?

I can't even imagine how much that would cost, especially since that side is all new siding already, and it's steel, so can't just pop out sections like you can with vinyl. Then all the work that would need to be done inside the house. Just a big nope. If they angled just the amount showed here with the rail, the window would open as much as I ever would open it. Or they could follow the red lines with the rails and leave a notch for the window.

Good morning, invisipeep real estate moguls,, assessing properties and offering advice to all. Welcome to Sunday, Father's Day in the U.S. I have no idea about Canada or other countries. I hope your day is as delightful as the nearly 5yo discovering fireflies, and it includes Sunday sundaes. Today I'm preparing ribeyes for DH, DD and myself. I may make a German chocolate cake, too, but had planned on going out for a banana split. We'll see. I got DH a cardigan from LL Bean's that he loves. DD is anxious. One of her cats isn't eating. He is drinking. Plus, Wednesday she has another interview for The Job, with the director of nursing, and she's worried that it won't go well. So I spent time yesterday just talking her down from the ceiling. I'm certain now that the change in meds for me is kicking in. I feel distinctly more alive and positive. Yesterday early morning was gray and threatening rain at the beach. There was a break in the clouds in the east, and before it was covered again I got this:

This is an interesting approach to rent increases. The rent increase or decrease to the lot rent is tied to the CPI, that certainly seems reasonable as SS also increases for that too. The one we are in is really going to keep up I think, its higher than the one we bought in. Likely because it is lake front property.

The range hood has aluminum foil on it. If you buy that house make it subject to inspections and a rejection based on those. Looks like several jerry rigged things in there. The house is ok, but needs a lot of updating.

I'm still in bed. I got a call from mom as I was leaving the restaurant yesterday. Her plane from Uruguay to Chile had technical issues. She was already on the plane for departure when they announced the flight was canceled. They gave the passengers dinner at the restaurant while they worked out a solution.
My mom ended back home around midnight. She's flying today and arriving tomorrow at 9.30 am
My friends that always pick her up can't go tomorrow because they work during the week.
Fortunately my friend who invited me for dinner was still with me. She's from NYC originally and knows how to drive to JFK. So She's taking me and driving my car to the airport tomorrow morning.
She's disabled and doesn't work anymore.
I'm terrified of NYC traffic, JFK traffic and I95.
But this incident makes me realize I have to get over it and learn to drive to the airport.
I'm giving myself some grace because I've been through a lot mentally and emotionally since 2020 and I'm just now improving. I was paralyzed by anxiety, panic attacks, fears, etc.
Not the best to learn to drive to JFK.
Now that I'm doing better I was able to adopt a cat, get a new job. I have to make learning to drive to the airport a goal. I can't always depend on other people for it.
How much should I pay my friend for this? She'll be driving my car. Her car is too old and unreliable for this. It's about 2 hours and 80 miles each way. I was thinking $120?

I'm starting to get a little resentful of DH.
Like. I need a break from doing 2-3 things at once. Like, working and watching the missy..and...and..
So he's like, "well, i was waiting for DS to decide to wake up before grocery shopping."
Um. No. I have a full day of errands, chores, and getting ready, plus we have some visiting to do.
You also, will get moving, like I am. DS has a full paycheck and multiple ways to get to the grocery store. You are not going to saddle me with everything so that DS can sleep in.
