right, St Anthony is for lost items. I have a medal that my sis brought back from Italy for me, for St Anthony. not really my thing, sorry for getting it all mucked up. and hey!! this is not a lost cause!

taz - we are on the same schedule, with same extension request! Fingers & Toes crossed that it all goes off without a hitch for both of us.
I have to head out this afternoon to start picking up stuff from the house as I have some residual & DD#2 was storing things there while at school. I sure hope I don't need a moving truck to deal with what is left . . . not sure when I could get that scheduled!!
Chiver - Your place is fantastic and beautiful & from the photos it probably shows VERY well. If you want out, I suggest you list at a price that it will move at, 'cause that is the only reason I can think it would not be sold already. You did a beautiful job with the renovations and it looks top notch.

After 2 months on the market I'd also consider dropping your price Chiv. I know it's a terrible thing to consider, but it just might be what's needed to send you on your way.
We got far less for our house than we wanted, but actually more than we thought we could, but the important thing is that as of this upcoming Wednesday.................WE ARE OUT OF THIS PLACE.
It's hard to put a price on freedom!!!

I'm thinking about it, which sucks. but I do have a showing tomorrow afternoon. I'm also travelling for the holiday next weekend and told my realtor that she can show it as often and at whatever times she likes while I'm away. if I do end up dropping the price, it won't be until I get back. and the other unit in my complex that's on the market hasn't seen any traffic either.

My parents did have to lower the price. I know the sale of their home took longer than it should have become mom had a bottom line of what she would accept. It sold for no where near that amount. They had several offers with mom's bottom line or close to it. The first one was a good offer and she refused it over $1000 and because they decided (because they were there during the showing), the person wouldn't be a good neighbor. How do you know that when somebody is looking at your house. Who knows how that would have worked out because that person did want an inspection and the fixes may have cost them in an older house. They also would then have had to disclose whatever showed up. This buyer didn't request any inspection and neither did the lender. It basically sold as is.
Realtor had me come down and he had pulled comps that had offers. Both offers were by people who had looked at parents house. Listing prices were at least $5K less than parents house. We are talking a list price of $85,000. People in that price range don't have money.
Had we known the buyer was getting a grant that covered his closing costs, parents would not have given the 3% concession. I don't know if they will even notice that when they see closing docs. I have never seen a HUD-1 where the buyer received cash back as well as the seller. It's because of the 3% concession and the grant.
It cost him $300 in earnest money to buy this house. That is it. Everything else is financed.
It may be time to lower the price, Chiv. Hope it doesn't mean you take a bath.

Hope it doesn't mean you take a bath. thanks, it won't. had I sold last year when I really wanted to, I would have taken a huge bath. where it's priced right now, I'm still losing most of my down payment but I will clear all of my obligations including commission, and still walk away with a little cash. I have probably $10k of wiggle room before I'm at risk of having to bring $ to closing, which I am not at all interested in having to do. I spent this weekend helping my sis and BIL start painting their new place, which is where I'll be couch-surfing for a few weeks to let the dust settle when I do ever sell this place. it's a good hour from my office, which will be a good impetus for me to find a new place for myself sooner rather than later but I'm going to do some thinking about dropping the price this coming weekend while we're off visiting a cousin and her family in the Midwest. sis, that cousin and I have typically been very good sounding boards for each other over the years. like I said earlier today, whatever I do isn't happening until I get back after the holiday weekend.

Your home will sell, Chiver. The people who have sold and reported it here on the boards were selling free-standing homes. Those just go faster than condos. With a condo, it's going to take more time. You might want to talk to your realtor, or a couple of them in the area (if you know any, or know someone who knows someone) about dropping the price. See what the pros think. For right now, think about the fun coming up and put the selling of the home behind you for a bit.

The property I sold was a condo with condo fees of $640/month. It sold quickly because I priced it to sell - other units were listed for months and, in some cases, over a year. I lost money compared to what I had in the property, but was not underwater. I lost my down payment, improvements, and part of the carrying costs over the last 10 years, but I just wanted rid of it - I had reached my breaking point with continuing to spend tens of thousands on it per year.

I know! The bulk was flood insurance, but it was the most expensive in the group of buildings within that development.

may I ask where in the country this was?
I was watching a specific complex of varying size/style near Cape Cod, until I did a bit of digging.....come to find out what I thought was "the complex" was actually three separate condo associations (apt condos, townhouses, SFHs) buried under a country club association that when all was said and done, could run the homeowner upwards of $900/month PLUS a commitment to spend a certain amount annually at the clubhouse either in the bar or restaurant. um....no wonder asking prices were what they were. no thank you!!

It was in the south, on the coast - beach view, but not ocean front. I sold a 2br/2ba for mid $200s - most other listings in the same building were in the $300s. I don't think I sold too low (but it was a good deal for the buyer), I think the other units are priced too high.

The house we just sold has a HOA fee of $24/mo. For this you get absolutley nothing...unless you use some of the amenities. Even then, you have to pay to use them (go figure). We didn't use any of them, but we still paid it.
Where we are building, the HOA dues are $78/mo. For that we get street lighting, sprinkler system and the water for lawn. All lawn and shrub care, snow/ice removal from street along with driveway and walkway to house. Our only amenity is a 2700 sf clubhouse. Activities are held there for residents along with being able to reserve it (not RENT it) for personal activities such as birthday parties etc. There is also a community garden that the developer plows up and anyone can plant what they want.
This is an over 55 community, there are restrictions as not allowed to rent the property to others. Since the homes are all brick, there are no restrictions on colors etc.

Chive, where in the Midwest? I actually had to go back and look at what I posted haha... I forgot I mentioned my upcoming trip. I'm heading to Omaha. no direct flights from Boston, which sucks. in other news - this weekend's showing went really well. apparently it was the guy's first day of looking, and he's got a bunch more to look at in the next week or so, but my place is going to be the measuring stick. hopefully that turns into an offer!

Omaha? That's where we are originally from. Born & raised there. Left a few times but always went back. Great place to raise a family. Only real issue is income taxes and real estate taxes.

My parents made no money on their house because of improvements made over the years. This was an old house with little insulation. They insulated it and put on vinyl siding and two beautiful porches made with Trex to replace crumbling wood porches. Carpeted the place and spent money re-plastering. I know the cost of the vinyl/porch and what they paid for house. With just that improvement, they lost money.
However, they paid cash for house, so walked away with cash.

Our housing update - The buyers for our house wanted to know if we could push up closing from the 19th to the 12th. We were curious if we could move closing to the 19th from the 12th as we need more time to get our stuff moved out. I married to a procrastinator. Needless to say, the closing date is now the 19th.
