yay for those of you that are done with the process, I'm incredibly jealous! I had a showing today, while I was at work. I got a follow-up email from my agent that said she left the buyer and buyer's agent here when they showed an interest in having a private discussion about the possible offer, and that she "made sure the buyer's agent knew to lock up when they left." I got home tonight after a long damn day at work to find a glass in my sink....that I didn't leave there. showings of my house are pretty damn close to the spotless listing pictures y'all saw. really? who does that?

People looking at houses are not much more than pigs!!! They seem to feel they have the right to go through your personal stuff, don't put chairs back where they belong etc. Why the agent doesn't stop these things I'll never know.
My update: We spent 10 days at the Country Inn and Suites and are now in our 2BD 2BA corporate rental until mid October. Hopefully the new house will be ready by then.
Chiv.....sending good mojo your way for an offer that you can swallow. We didn't get anywhere near what our house was worth, but more than we thought we would. But we wanted out, and we weren't willing to lose the buyer by nitpicking. Yes, it griped me to no end but over all it has been worth it.

busymom: We closed on the lot June 25. The builder expects to start framing this coming Monday....it's going fast.
So far we've picked out light fixturs ($30 under allowance), picked out granite for kitchen & 2 baths and laundry/sewing room (on allowance) today it was sinks and faucets and 1 shower surround. I think we're over allowance on this, but we're still OK with it.
Tomorrow is choosing brick & stone along with fascia.

They seem to be adjusting quite well. They got their washer and dryer on Monday and both have been busy with laundry. Both say it's so much easier than it was going down steps to the basement.
I must say taking dad grocery shopping is an adventure every week.

that's totally valid.... but my dishwasher says "clean" after a cycle until the door is opened. I'd know if someone stuck dirty in with the clean. I'm more horrified that someone thought it was okay to reach into my cabinets and use something. ugh.....you aren't an invited guest, I want you to buy my house so I can take my shit and leave! sent from my electronic distraction

Additionally I needed to set a price on the worth of me getting out of someplace I didn't like living. Cut the price, sell it and move on. Certainly not the easiest thing to do, be it is necessary.

I'm in the wrong frame of mind because I don't want complete strangers using my kitchen wares that aren't going to be here after the sale? I guess we'll just have to agree to disagree on that one. as an aside, have you seen the link to my listing pictures? there really isn't a whole lot of "stuff" out in the open. the closets are a little stuffed, yeah, and I'm culling the stuff as I pack it all up. go take a look and please tell me what you would "pod" then. Blonde Granny - I haven't considered this place "home" in quite awhile. the price limit I've set is one that doesn't require me to bring money to closing. I've already written off the down payment I'm not getting back. I'm listed at $259k, but will absolutely entertain offers that aren't full price if the rest of their offer terms are solid. the problem isn't just my unit. apparently none of the listings are getting any traffic. I can't really expect to field offers if nobody's looking.

Doesn't bother me, they are wanting to buy my house possibly. Long as nothing is torn up, whats it matter? this isn't intended to be anywhere near as bitchy as I know it will come across, but yay for you. I'm a totally honest germophobe. I carry Purell in my purse, there's some in my car, and my officemates know that they can always find Clorox wipes at my cube. if my being bent out of shape for people pawing through (AND USING!!) my personal shit that isn't part of the sale means that I'm "not in the right frame of mind to sell my house" then I'm sorry, but I guess I'll never be. fwiw, I'd be a little less bent out of shape if the intrusion had accompanied an offer. if you're going to come in and paw through my shit, at least throw an offer at it.

For what it's worth, Chiver, our housing market is seeing the same trend that's biting you. While housing prices are rising slowly, and we weren't hit that hard by the bust so have fewer people underwater, the houses that are flying off the market are those in the upper price-ranges and those in the lower price-ranges. Those in the middle aren't doing nearly as well, and the condos/townhomes are hit the hardest.

We haven't had any offers either which surprises me. Nice house, good area. I think they are buying new where we are in subdivisions. Ours is an older house on a couple of acres, with a rental next door included. And I am surprised. I had an appraisal done and it came back $270k. its listed at $299,900 but we will dicker. It hasn't been on the market 2 months till end of July but I generally am able to sell our places pretty quick. I will likely have to lower the price, maybe a lot.
I have a small brand new little 1 bedroom lake house, cute as a button. Listed for $44,900. Someone made a cash offer of $30k! I said well ok we will take $35k, would you believe they countered back at $32,500 after I lowered it that much? I told them forget it. I mean there is a limit. If worse comes to worse we will just rent them. I would rather not, don't want to be a long distance landlord.
I listened to a financial show last night and they said with this easing mess that the lower third of the people cannot get access to money to buy a house. My realtor said anything under $50k is impossible to finance. That's ridiculous, that does not help low income people to ever own a house. Around here, those who are buying the lower-end houses are doing so in order to rent them, or to flip them. They're not, for the most part, being sold to low-income families.

We paid $252K for our house in late 2006. We added another $65K in upgrades. Obviously they were upgrades that got our house sold.....but still....we accepted an offer of $254K, walked away with $235K. Fortunately we didn't have a mortgage, but that loss of money was a real low blow.
But, it sold and that is what was important.

Sorry the house selling is not going well. As for the glass in the sink, it wouldn't really bother me that much either as I know that people open drawers, closets, etc. to see what storage is like. Also, perhaps the person had a coughing fit and just needed some water to get it to stop. Now if they started to eat my food . Actually, we used to put out a plate of homemade cookies for a showing (I made a bunch and then froze them) and a pitcher of water with lemon and paper cups on the counter. Must have worked because the house sold after 3 showings--and those cookies always got eaten. Of course, this was back in 1983 so the market has changed a lot since then. Keeping my fingers crossed that you get an offer soon.

Just curious: why do you think folks would be willing to pay more than the appraised value? Most want to pay a little less than that--and we live in an area where homes sell very quickly (great school district). Sometimes there are bidding wars, but the price is usually set at the appraisal value or a bit lower.

I don't see getting a glass out of a cupboard to get someone water as "pawing through your stuff". I think you are cracking over the strain of having people through your home. Maybe you need to take it off the market for a while & then shop a new Realtor. The current one doesn't seem to be doing much for you in the way of attending showings and keeping an eye on what's going on. She's also not accounting for your phobias appropriately. It would be simple to have a small collection of bottled water on a nice tray with a card that indicates they are there for people viewing the home. She also should have better prepared you for how visitors viewing homes behave so you could insulate yourself more. I am wondering what exactly she thinks her job is when she isn't doing what you agreed.
I think her 'leaving people' in your place when there is an agreement that she will attend showings is sufficient to tell her she has breached your agreement and you want to terminate the listing agreement with her. For every one the place has been shown to, there should be a feedback summary from the realtor so you are aware of the comments being made. This helps you adjust/show better along the way.
