Blonde - I agree, someone is lying. The contract our buyer's signed for our place is contingent on their house closing on June 28th. We've been told all the big home-buying-stoppers have already cleared, but our realtor will call their realtor to make sure everything went according to plan. The home inspection for our place is scheduled for 12 this Tuesday. Fingers crosses there aren't any major findings. I don't think so, but you never know.

Are there penalties written into the contract if the closing doesn't happen on time? Doesn't seem right that you should be spending money just because THEY aren't ready to close....

BG, I am so very sorry. Somebody is lying.
I talked to parents' realtor again today. The earliest it can close is July 1 because even if the buyer could have paid the $1500 yesterday, the loan officer at the bank has to send it to underwriting to make sure all i's are dotted and t's are crossed. That will take two weeks. He said he will keep on her every day because she told him and his boss one story and the buyer's realtor a different story. Somebody is lying here also.

Hi Everyone! I've been reading your posts, but haven't posted my own story because I'm superstitious and didn't want to jinx my property sell. I have/had a rental property in another state (600 miles away) and have wanted to sell it for years! I did have a long term tenant in there for the 10 years I owned it, so that helped. In April, my tenant gave notice that he was leaving and would be out by the end of the month (we had a month-to-month lease by that time). I was so excited because he had a Right of First Refusal on the lease and made selling difficult. I went down there at the first of May and it was a mess! I did a ton of cleaning and arranged for new paint, small repairs, and new carpet in the bedrooms (rest of condo is tiled). Fast forward 3 weeks to the end of May and we went down again and I had an offer the day after signing the listing agreement! I couldn't believe my luck - it was $4k under asking, plus I pay $1k towards buyer's closing costs and closing within 3 weeks. Done! I didn't counter and was super happy with the offer - I did price it to sell. Well, it closed on Friday and the proceeds were direct deposited into my account the same day. I am so happy to be done with it! I'm not telling the story to brag, but just to let all of you know it can happen!

Told agent AGAIN: I don't know what we're going to do if this doesn't close this week. House is stripped, son picking up MB furniture this weekend. Utilities have been given final reading date. Pre-paid hotel for 2 weeks, commited to a $6K lease on a corporate apartment. If we back out of the apartment, we are out $410 application fee. Movers are scheduled for June 28 (hard to get most we already booked). I finally said, this is putting us in a very difficult position. If we have to back out of this deal because closing keeps getting set back for some imaginary reason in the sky, I hate to put this house back on the market looking like it does.
<deep breathing> and I'm running for my Xanax bottle.
on edit: I just ate a raspberry filled jelly donut with a lot of goopy white frosting. Things are looking up.

Update, we now know who is lying....it's the buyer who is dragging his feet. I believe his intention for whatever reason is to drag out this closing until June 28.
I told our agent if he doesn't close this Friday, I'm going to find Guido and turn him loose on this guy.

We just received notice that closing is Friday at 5:30PM. On the good side, it just cut our hotel bill from $1300.00 for 13 days to $750, and if our apartment gets ready earlier than July 11th, it will cut the hotel even more. Have rescheduled the movers to July 3rd, canceled the expedia hotel reservations and just booked using online hotel website. This will allow us to gain points from Carlson hotels and reward points from Chase. I do believe things happen for a reason, and if I try to stay positive, which is difficult for a pessimist like me, this later closing date will be to our advantage. However, this does not mean I still can't try to find Guido if need be.

We are in another bind on parents' closing. Bank fired loan officer. I'm sure due to her incompetence and lying. The buyer's realtor has not been able to contact the new loan officer, located in a different town. No doubt she got dumped with a ton of files in terrible shape. Told realtor we need to know if buyer paid the $750 as promised on Friday and expected closing date before he tells parents. At least he know longer asks me if I want to explain it to them.

He was approved and all such the former officer just wasn't wrapping up the details in a timely manner.

I'm just happy that my DH insisted on giving posession of our house 14 days after closing. If we had believed the closing would happen today, we'd already be sitting in an hotel @$100/nt.

Tuesday update: Closing is still set for 5:30 PM Friday night. Was told the closing agent was booked solid, but agreed to stop at the real estate office on the way home and do the closing. I think it helps that the title company is owned by the real estate company.
Anyway, as a side note. Our agent called today and said he talked with the selling agent last night. The buyers are wondering if we are going to take the full 14 days after closing for possession. Hummm, for once I thought quickly and replied....what's in it for us if we don't? I left the agent going, uh uh, uh......GAWD, I'm so clever.
We are not taking the 14 days, only 13. This is mainly because July 4th is in the middle of the week and we need movers when we can get them.
As for my next door neighbor, I'm really starting to get ticked off at her!! Our son is coming this weekend to get MB furniture, and she not so politely told me that her DH couldn't possibly help with carrying anything...you know, he's just past all that. I told her "that's OK, we weren't going to ask him to help anyway. Then she told me that my DH had best be careful, and I said, that's alright, we'll get it done.
Sheesh, after all we've done for them the past 7 years...................... I feel just like Chiv...I am Sooooooooooo ready to get out of this place. I've had enough.

If she had, it would have closed on time or early this week. At least new loan officer is returning calls, which old one didn't and is aware these sales need to close.

I almost feel guilty about how well our house selling and buying is going/went. Condo off our hands May 29th. Renting an over-priced apartment for 2 months until we close on our new house next Friday (6/28). Now I'm getting nervous about all the things that could go wrong although as far as we know everything is going along swimmingly.

Our buyer reared his ugly head again today....he had another semi demand before closing this Friday. We said not only no, but HELL no. Buyer backed down. Our agent will be here for final walk thru. Told agent DH and I have a very short fuse right now, so we are not going to be here.
This buyer is a perfect example of behavior that caused us to not give possession on closing. We were stung once with that, and we won't let it happen again.

They are 89 and they are both upset, dad more so than mom. He still doesn't believe it will sell. I have to go over to see them tomorrow and call to get homeowner's insurance extended. They had extended it until tomorrow in case it got delayed. It does sound like the new loan officer is much more on the ball and will get the job done.

Just keep having good thoughts and hope everything continues to move along swimmingly. I drove from Colorado to Iowa four years ago without knowing if I had loan approval. It was my realtor's fault. Got it done with phone calls at rest stops and faxes from hotels. It did close on time. I could have stayed with my DS if need be, but still. Nothing like not assisting your client at all. Then she sat through the closing on talking on her cell phone. I made a point of thanking my loan officer and the seller's realtor. I left her out of my thank yous, but I'd bet she didn't even know it.
