We got the home inspection report. There are a couple of things they want fixed, which shouldn't be big money. They also requested an extra week for closing to happen though due to the lenders needing more time. It does seem like their home closing is going according to plan though. I still need to discuss with DH, but I'm sure we'll do what we need to do to get this deal done.

I never wanted to say much about this place, and still won't. But I can tell you I never wanted to live here, but gave in to DH and said OK. The specifics of why I don't like it aren't necessary to get into.
What is important is that we're OUT.......July 3rd is moving day and by then construction of our new house will have begun.

I'm sorry I've completely disappeared from this thread. I started seeing really positive updates from people that I didn't even realize were listing.....and I'm still stuck here with no traffic and zero offers. that said, I've got a showing at 1 today. please keep your fingers crossed for me.

thanks, all. I will totally keep you posted when I get an offer. it really is just a matter of time, I believe. I'm just getting impatient. I decided to treat myself to a leisurely lunch across town at Panera....that doesnt happen very often. hoping this treat lends positive energy to the rest of my space in the house while the buyer is in there right now. sent from my electronic distraction

Have a cinnamon crunch bagel for me! The last time we sold a house, our kids were little, & a lot of times I ended up taking them to the local Dairy Queen during those showings.

hah, it was a black bean soup and half classic salad kind of day for me. so am I right to be a little annoyed with these people? it's not at all how I would be acting in their shoes, so I honestly don't know. I was asked for a 1-2pm window, meaning that the place be available at 1, and I would be back after 2. I got back a little after 2 to see a car in my driveway. okay, no big deal. I pulled into visitor parking and waited a little bit. 10 minutes later, I see the realtor walk back to her car in the visitor spots near mine and she leaves. the family parks their double stroller next to the car in my driveway. they put the kids in (windows down) and start walking toward the far end of my building. at this point, I just drive off b/c I know it's going to be a little while. I ran across the road to the big plaza, played my lottery numbers, and picked up a few things from the grocery store. I was gone probably 20 minutes. I pull back in to my complex and see their car is still in my driveway, so I turn toward the rest of the complex rather than turning in to my own building. I cruise down to the back of the complex and take my sweet time turning around and cruising back....and they are STILL in my driveway! I pull into the same visitor spot and crank the A/C so my fresh produce doesn't go bad while I'm sweltering in the car. another probably 10 minutes go by before they pull out of my driveway and head out to go check out the rest of the complex. I finally made it into my house at almost 3. take all the time you need, but don't ask for 1-2 pm when you really needed 2-3. I got shit to do too!

It probably never crossed their minds that you'd turn up. People aren't just inconsiderate, they're stupid as well. However, if they took all that time and then actually sign a contract, I'd forgive them provided it's a full-price offer Lunch at Panera. Hm. Did you meet Doxie?

My parents had some people who would just pull in to their driveway and walk all around the property once the for sale sign was up. That just drove them nuts.
No, I would not have been happy with that, chive. Just hope they give you an offer.

so I posted that last one while I was waiting for something to bake off (what I had planned to do between coming back after the showing and heading out to a bbq). I hadn't yet gone upstairs...where they had left closet doors open in every room, lights on in random places, and the damn fan on in the full bathroom. I suppose I shouldn't be surprised at the lack of respect considering how long they kept me out of my own house. I don't remember if I mentioned that this was an unaccompanied showing as my realtor had an open house somewhere. I am going to ask her that this buyer's agent not do any more unaccompanied showings. I'd like my realtor here, to ensure that stuff gets shut off and she can text me when they leave. I guess I would expect an offer from them today if I were going to get one. I havent gone online with my laptop just yet, and my phone isn't linked to the gmail account my realtor has. she could absolutelg always call or text me, anyway. sent from my electronic distraction

Chiv....we had a couple of issues with our buyer right before closing. We DID tell our agent we wanted him here when buyer was doing final walk-thru an hour before closing. We are giving possession on July 4, and new owner is coming back July 5 for walkthru to make sure we didn't destroy their house before moving out. Our agent is on vacation during this time, so he is sending an agent from his office to cover for him during this last walk thru. Yesterday, buyers agent called and need appliance sizes as the new owner is buying exactly what we're taking. hehehe, tickles me they found out why I wasn't leaving stove and fridge. This is costing him $5K to replace. Anyway.....buyers agent thought it would be a great idea for us to be here during last walkthru as we have some expensive upgrades this guy will never understand workings of we DH doesn't show him. Keeping prayers and good thoughts going from me to you....it's definitely time for your own

OMG....that's what Chiv needs......hurry Chiv go buy a statue of St. Joseph bury it someplace in or close to the house according to instructions and then say the prayer that comes along with it.
In the meantime, I'm with Miss Rigby, prayers to St. Joseph from now on.

BG, Chiver told me that she's a skeptic so I employed St. Joseph on her behalf, since he worked his wonders for me and for friends. The problem with yesterday was that *we* didn't know until after the fact that there was a showing. Drat! I had a talk with St. Joe but don't know whether he works retroactively. When TGH and I asked for his help, we didn't bury him, but we did put him under the bottom step on the front porch...so that he could vet the lookers before they got inside

well, unaccompanied by MY realtor. my place is on a lockbox, but this was the first showing that my realtor was unable to attend - she had an open house for another listing. with all the other things that have bugged me about my realtor along the way, I'm okay with this one, that's fine. I would just expect that the other realtor have a little respect and ensure that anything her clients opened/turned on was closed/turned off so that the house was in the condition they found it, when they left. perhaps I'm asking too much....? if y'all need to know ahead of time for showings and such, I can totally post when I find out about 'em. right now, the next "showing" is a broker's open house that is supposed to be Tuesday. my realtor blew me off last week saying she was swamped - I checked, she didn't even market the broker's open house. I need to follow up with her today (will do that after I post this) to make sure we are still on for this week. thanks for all the good mojo. as time's going on, I am more secure that moving to the Cape is the right move for me right now. I was out on at harbor cruise Friday night as a volunteer for the silent auction going on. my volunteer partner and I took a couple breaks to get fresh air (we were stuck under deck w/no breeze) and each time I came back to the table, I must have had a dreamy smile on my face or something from having just stood at the rails taking in the ocean air and staring at the waves. my friend smiled and said yeah, you're totally moving to the beach when the dust settles. time to get this house moving! I have places to be!

Not asking too much, but it probably won't be the last one to do this. My home had lots of doors and an odd bathroom window ... lets just say I learned to hate the house selling process. Your utility bills will go up and if you have something close to breaking, odds are high they will break it. (Think light switches, faucets, toliets, and similar.) I wish you luck and have planted a virtual St. Joseph's statue on your property. I hope he's lucky and gets you a buyer as soon as reasonable.

My realtor didn't attend any individual showings of my home by other realtors. I've never had one that did with any of my property sales including east coast. Is that normal for your area?
I'd be ecstatic if someone took 30-60 extra minutes viewing my home. The longer they look, the more likely they are to progress with an actual offer. Do you know they showed up late & weren't just taking a long time looking?
Holding out for some standard of perfection in a buyer just hurts you in the long run. You are not happy in the place and kind of have your life on hold due to being tied to the condo. I'd be getting flexible in price and looking for new marketing venues (have they exercised everything on line? zillow, redfin, trulia, fb, etc.)
I also don't get BG's glee over what sound like custom appliances. You are taking them with you because they are custom size and cost a lot? I don't understand screwing a buyer on something like that. It isn't their fault the market is soft of that you hate the town you are in. I'd want to be happy that I was getting rid of an albatross and moving on!!
