I know many people here are knowledgeable about insurance. We had a lot of flooding here last night, even though the area is not in a flood zone. Most people don't have flood insurance. People on Facebook are saying if you don't have flood insurance, to report it as water intrusion and you'll be good. I'm thinking the insurance company knows the water intrusion was caused by a flood. Anyway, opinions?

A solid 4 hours from KC. Six more rejections. Tagged in school district head social worker. Here's hoping she has more luck, resources and bandwidth. UMKC is less than 15 minutes from the new place. If they will take her, you guys can stay with me. I was going to wait to furnish the extra bedrooms, but I'll just buy the futons I was going to put in the office and basement and put them in the extra bedrooms for now. I work from home, so it's not like a sleeping/recovering teen or you tending to her is going to bother me in my upstairs office. What an amazing offer. I ❤️ this board!

If it was widespread flooding, the insurer probably knows about it and the claims adjusters will catch it. I don't know, I tend to be very leery about committing insurance fraud.

I don't know about policies in your area but here where I live my homeowner's policy is very specific. It details "wind-driven water" as an insured hazard but does not cover water that flowed in on the surface. In other words, if water is driven by the wind under my shingles and trickles down into the house, I'm golden (subject to a 2-3% deductible). If the water rises and creeps in under my door, I'm screwed unless I have flood insurance which, of course, I do. I also have some homeowner's insurance protection from water damage caused by failure of interior plumbing.

Wouldn't her realtor have figured all that out before posting a listing? At the very least I would think they would have pointed her in the direction of someone who can help. It doesn’t sound like she has a realtor, it seems to have been an impulsive decision. I wouldn’t be surprised if she’s trying to sell it to one of those people that randomly call and ask if you’re willing to sell your house. That makes way more sense. She probably just heard "we'll pay cash" and agreed. Hopefully Mister looks into his legal options and does what's best for him.

If you don't have flood insurance, it's not covered.

I live about 4 miles from the ocean We were mandated to carry it for many years, but they re-wrote the flood plain maps and then we paid off the mortgage, so we don't have to carry it. But we do because a flood map is just a highly educated prediction based on past history and science, and Mother Nature doesn't give a squat, she's doing whatever she feels like which includes unprecedented weather-related events. North Carolina never saw devastating floods and snowfall within the same 30 days before either. Sadly, many can't afford flood insurance and stop carrying even homeowner's when they pay off their mortgage. My neighborhood is covered with blue tarps for under-insured/non-insured homeowners from our July hurricane.

It's been another busy. I grabbed croissants yesterday so breakfast was those plus fresh fruit. Then we cleaned the floors, I finished brokerage statement reconciliation, planned the week's menus, and made out the grocery list. Tomorrow we're headed to Discount Tire to buy warranties on the new cars' rims and tires, then to Aldi for groceries. I told DH he has to sit down with me to sign up for all the new stuff on his car which will be painful. I will also have to call VW b/c I only got 1 sign-up email, not 2, and the link has expired. I love and embrace tech and all that, but this is beginning to be highly irritating. On the good side, today I figured out how my windshield wipers work

Made it home. It was a good "vacation", but very busy. Most of our time was spent moving DS into his apartment and running around to get things that he wouldn't be able to fit in his car. We found a recliner, a table and chairs, a bookcase, and a bunch of floor lamps and spent less than $200 on them. After hauling the recliner up two flights of very narrow stairs he decided he didn't want a couch or loveseat. We also discovered the switch in his entry/living room doesn't seem to connect to any outlets...which is dumb...so we outfitted all the lamps with smart bulbs so he can turn them on remotely when he gets home. They're way cooler anyhow.
We did have some fun. Visited Lincoln's tomb and the New Salem historic site which was cool. We walked through Washington Park where they had thousands of carved pumpkins and played a lot of board games at his place last night. Left about 9am this morning and was home by 3, so not a horrible drive.
Got home to an Asian Beetle invasion though.

My flood ins runs about 700 a year Ours went up to 900 this year. We're 50+ miles from the coast, but relatively close to a concrete-lined bayou system which carries much of Houston's stormwaters. A good friend is even closer to that drainage channel and she's up to $1100.

I had no idea how much postage is now, until I bought a stamp Friday, at the post office. Last I knew, a stamp was 45 cents. Now they're up to 75 cents. WOW.

I am sick again. It doesn’t feel like my regular sinus crap even though I am congested. My ears and teeth don’t hurt, but my head and throat do off and on, and my body aches. I am also coughing a little, and I just feel really bad. I didn’t consider until this morning that I was on 4 airplanes, on the San Antonio trip, and that even though I wore a mask, I might have still caught something. I sat with the same couple from here on all the flights, and the wife insisted she and her husband wear masks also. We were the only 3 people on all the flights, with masks on. Dammit! I took the last of a course of antibiotics for a sinus infection the day before we left, and I did feel better. Now I’m sick again. I’m calling my Doctor tomorrow morning for an appointment. I’m supposed to take my Mom to look at that apartment tomorrow, and idk what to do about that now, since idk if I’m contagious. I definitely do not want her to catch whatever I have if I am contagious. It’s been 1 thing after another or 2 or 3 things, for so long now. I feel okay mentally, which I am grateful for, besides being bummed about feeling like shit again. Do you have any Covid tests?

J sung happy birthday to me in French. He wanted to know if I understood the words. I know what the song is in English and I know the music, so I did know what he was singing. He did inform me that I was older than last week.
I have been cleaning up my family tree in my software and finding there are more records for many people so I need to add those. I will be doing this until I can no longer function.

We have enough forever stamps to last...forever.🤣
My dad got some at Sam's Club because it was such a good deal but didn't do the math on how many invidiual stamps that came out to.
Considering we only mail things at most a couple times a year the stamps may become Gwen's inheritance.

We near a river, and I refuse to buy property that is in the flood zone. It just freaks me out way too much.
In other news, we ended last October with 46 Halloween inflatables. Last weekend, DH set them up while I was with the girls for DD's baby shower. Somehow we had 54. Now we have 61.
My migraine cleared up about 12:30. We did a bunch of yard work. DH made turkey chili for dinner. We're flipping back and forth between the Dodgers and Mets and the Liberty and Lynx.

I just rarely mail anything anymore Oh, I think it's one of the best things they every did! They're a non-profit, so they're not trying to make money. They got screwed over by Congress when they were forced to have fully funded retirements account for every employee's future retirement. People were super annoyed when they'd put an old stamp on an envelope and either they didn't realize it was no longer enough and it was returned, or we had to find more stamps and possibly "over pay". Now I don't have to worry about just putting one stamp on there!

We are trying to figure why Smokey is like he is. Today DIL got ready to leave and walked by him,he meowed at her and jumped and grabbed her leg. I yelled no and he let go.
But she or little guy will just walk by him and he meows and starts toward them. Hubs is thinking they have been moved, everything changed, and more people here and they don't understand so are acting out. He is being more possessive of me too so maybe being protective, jealous, or something.? She gives them treats when she comes and tries talking nicely to them. Perhaps they smell their dogs on her and little guy too. I don't like it and don't understand. I want to get him to stop it if I can.
If he doesn't, I'm afraid he will hurt someone.

I agree the forever stamps are good for me but from a purely ongoing business POV they suck. They also sold international forever stamps a few years later. I bought two booklets as I was still sending out cards regularly. I no longer do that. Only the two grandkids get an occasional card. And guess what: while it looks like I will not be able to use these stamps up before I move in a couple of years, I will still have saved money buying them. They went up from $1.00 to, now, $1.65 and they just keep going up.

I think my forever stamps must have been worth 45 cents. But I earned them, by being a secret mailer, for the post office. The last stamps I bought (a few of) cost me 42 cents. When my kids moved me, the stamps I had left were discarded, I guess. I needed to return a signed form to the DMV, so I went to the post office.

Still packing the last stuff for the new house. My place is A WRECK and I hate it. Final walk through is at 9:30 am and closing at 11:00. I will spend the afternoon cleaning and taking small breakable stuff over. My dad and uncle are coming to inspect the missing piece of fencing and let me know what all stuff I need to get for it. I have so much done yet so much to do. I'm never doing this again. I'll die in this house.

Still packing the last stuff for the new house. My place is A WRECK and I hate it. Final walk through is at 9:30 am and closing at 11:00. I will spend the afternoon cleaning and taking small breakable stuff over. My dad and uncle are coming to inspect the missing piece of fencing and let me know what all stuff I need to get for it.
