Ok. So now the seller says they don't want to do any repairs. If I say OK and the inspection finds something big that's wrong with it, can I still walk away? Or am I stuck with it? I asked my realtor and I'm waiting for her to respond. What I am hearing is that contracts are written so that sellers don't have to do any repairs under a certain amount of money (like 10k). I would agree to no repairs. Something like the above shows that you don't want every little dumb thing fixed, and you won't be on the hook for something big that should be fixed before you buy. Andi, the sellers probably know what is going to be found. If it were huge, it should be disclosed already. In any event, find out what the law there says. Can you walk away if inspection finds something big and you do not want to remediate it? Remember you can always walk away; however, it can cost you. Do you have a good inspector you are going to use? Will you try to be at the property when the inspection happens? On the acceptance of the offer did you have to put money down or was it contingent on anything like getting the actual mortgage approved etc. ?

Does anybody know what these are? The plant and the green balls growing on it? thought I’d ask here before I ask in a FB gardening group. I asked Siri, and she doesn’t know what they are. Are these TN plants? They are growing in TN, but I have no idea if they are native or not , since idk what they are.

You use tweezers and gently pull outward making sure you get the head. Don't twist and don't yank. A hot needle sometimes gets them to unlatch. Most important is get the head. You miss it burrows in and that's when you're most at risk of infection. I've pulled more than my fair share off DH after mushroom hunting. Deer ticks are a bitch. o.m.g. That reminds me of a Saturday morning after I’d gone spelunking on a CLUE field trip in elementary school, and spent the night in the caves. I was laying on my Mim’s bed, watching cartoons, when I noticed what I initially thought was a scab on my arm. It was a tick. My Mom got it off, and took me to Urgent Care anyway. The first question the Doctor asked her was whether she was sure she got the head off too. That freaked me out and I had a meltdown. I got anxious just typing about it. Fast forward a couple of decades, and I was in the waiting room at the pediatrician for one of my young children. A lady came in with her niece. The niece had a gray blob on her body that the Aunt had taken her to the children’s hospital to see what it was, and they told her it was a skin tag and sent them on their way. The Aunt didn’t believe that, so she’d brought her niece to the pediatrician for a 2nd opinion. It was a fat ass tick! One of the times I was at the front desk, I saw it in a plastic bag, they were sending it to be tested for disease or something, but . How did a whole hospital not recognize it was a tick, and tell that little girl’s family that it was a skin tag?! It was so fat, that it had to have been on her for a minute, and getting bigger, which is why her Aunt was trying to find out what it was. Idk where the girls’ parents were. When I first bought my house, my yard had a lot of ticks in it. I had a chow chow, and she’d never had ticks until I moved there, and suddenly they were all over her. I put so much stuff in my yard to try to kill the ticks that I finally realized I might accidentally kill my dog, trying to kill the ticks. I started taking her to the vet regularly for baths and dips to kill whatever ticks were on her. I’m not proud of it, but I was afraid to even touch her, or let her inside my house or even in my car to go to the vet. After that summer, I was always religious about putting pesticides in my yard (but more reasonable about it instead of putting any and everything out there like I did at first) so I didn’t have anymore tick issues. And my dogs after that, never had ticks. When I was into horses we applied a mix of Vaseline and sulfa powder inside their ears to repel ticks which dropped out of the trees. I had one get deep inside my ear and having that thing removed was one of the worst things I've ever experienced. It took hours before they could get it to release. After that I rode with cotton balls in my ears.

Meeting went just over 2-1/2 hours. It was more notable for what wasn't said than what was. I'll remain until December 31 but I'm not actively participating in anything. No more trust and no more respect. I don't have to like people, but I do need to respect them or I just don't play.

You would’ve handled things differently, but this is a young woman, working her first “real” job. I believe that in her mind, she was going to someone in authority, when she went to her boss. And because I have actually dealt with men I worked with, thinking they could touch me inappropriately, I understand that she might not have known exactly what to do, but support her at least reporting it. I didn’t report it when I was touched inappropriately, I told the offenders that if they didn’t want to have to explain to their wives why they got fired for sexual harassment, to leave me the fuck alone. And they did. But I didn’t make an official report, when in hindsight I probably should have, because they were predators and just moved on to other young women. I am just saying that I’d rather not blame her for not handling it the way my older self or you would’ve handled it. We still live in a society where it takes courage for a woman to speak up about things like that. Imo, the fact that her bosses have not gotten back to her since the day she reported it, kind of proves my point about that. I wasn't blaming anyone for anything. Just saying what I would have done. But she should be encouraged to escalate this if her supervisor is doing nothing. Pink, as an older woman are you afraid to tell her what she can do without actively recommending what to do? Because if we let women get preyed on simply because of their age OR don't guide them how to defend themselves after it happens... aren't we part of the problem even if we did not cause it?

We had an inspection done. We didn't want anything fixed, just an out, if something extensive or really bad. A roof is routine maintenance and we did get the price reduced for that. Nothing else was bad enough to not take it.
We are getting a new high efficient furnace and AC put in. And Thursday an estimate for a roof. They said it would cut costs by 1/2, it did more than that on the other house and I'm sure it was not well insulated, plus we did not get the new furnace, just the heat pump with existing furnace. This one seems to be well insulated, it is holding heat, like tonight its 75 in here at 11:30 pm and 59 out.
We also found out we have a whole house fan, didn't even realize it. It will help some, we had one in another house once.
I know electric rates are going to raise. Puget has a rate increase in now. And down home they are raising like crazy too and the property taxes down there are going up too. But our solar panels really helped with that. Hubs is talking about getting them here, but we need to sell some of these houses before spending more money beyond the roof and heating system. Also I need to get approval before we can consider that. It's just hubs wants to know so when we get the roof done we can add the solar brackets at that time.
Tonight I saw 2 deer one smaller and an adult at the edge of the yard. The adult was injured in some manner and was limping when they were both going into the woods. TIgger was on our bed looking out the window at a bunny eating grass, so wildlife here.
Past time for bed, night all.

It was a good day today. I think I can start piecing things together a little bit.
It's a little weird how exciting everyone is to have me. And stressful. Like I feel like I have to live up to the hype. And what if I disappoint? Many of the folks I met were like "I've heard wonderful things about you!" when they introduced themselves.
It's so weird to work in an environment where you don't have to go 100 miles a minute for 9+ hours. I was up at 5:30 this morning. I put in a full day, and then I taught. I had enough energy (without an energy drink or dinner) to still read to the missy before her bedtime. And I've started watching a movie with the peanut.
I did make a mistake on a cowl I'm working on, though. Not unpicking that.
It's a very all-hands on deck/flat organizational structure. Which is what my previous unit used to be like for a long time. It's weird to be back in that environment after being in a vertical structure where we *only* do what is in our job description.
People also actually talk to each other, unprompted. And folks in key leadership positions are close by.

Good morning, you (invisible) beautiful peeps of Y Ma'am, keeping your boats afloat. Welcome to Tuesday. I hope your day offers you magic and beauty, and is capped by ice cream because it's August after all. If dairy is an issue, sorbet or shave ice are good subs. Yesterday I emptied the car, plotzed, cleaned up some and went to the grocery store. Also, mailed the picture "Vivid Sunrise in December" to the purchaser in Nebraska. Then we went to DSis's to pick up Franklin the Dog and visit a little while. I haven't put all of our equipment and supplies away because we're readying for this weekend when we'll need them again. I hope the weather on the north shore cooperates. This is an oceanside festival that attracts 10's of thousands of people. I did not get to the beach yesterday either. I took this some time ago; it's one of my favorites:

Black walnut is a pain in the ass.

I am exhausted and friggin sick. I did test for covid and thankfully negative. Just a badass cold.
My mom is heading to rehab for a week or two to work on regaining strength, and then stay with us for a few weeks before we get her home. I may finally get my grey hair.

Sorry about the heat you are enduring, but I am jeally you actually have time to clean your house. I wish I could clean and declutter my living space. DH and I are constantly on the go. All work and very little play. I used to think I would work till 68, then it changed to 65. Now I am thinking maybe 62. Wish I had a pension with Health Insurance as an option. I should have thought about this 30 years ago.

I should have thought about this 30 years ago. And I know you have had extra stuff on your plate recently. Retirement planning is almost an oxymoron because it's always a changing landscape. We do the best we can with what we know in the moment, but can't foresee the future.

Cold 60o in Sonoma now, sunny and going to mid 80’s afternoon Weird to have nights so chilly and sunny warm days but better than NJ! Went to Trivia night at a champagne bar last night. Fun and we were 2nd. Won a champagne stopper. Had birthday coffee peanut butter ice cream cake and coffee for dinner. Saw Persiad meteor shower that’s always fun for DSon’s BD Going to doggie beach with the 2 labs today Tonight is Taco Tuesday food trucks in Sonoma square I’d be very happy living here!

I should have thought about this 30 years ago. Have you looked into the ACA options for your state? I'm pretty happy with what's available to me. At least with the cost, the coverage and the deductibles/OOP. The compromise I'll have to make is giving up the nationwide PPO for a more local HMO or EPO. It also looks like I'll have to choose between the two major hospital systems (either Gundersen based in LaCrosse or Mayo based in Rochester).

My Scottish friend took a side trip with a group to the Grand Canyon. The packing list said to bring warm clothes for night. My friend and I both told her it gets cold in the desert at night.
She didn't listen. When she got back to our hotel, she was very sorry she had not packed warm clothes to sleep in.
