Thank you; that's so generous. We just want to feel peaceful when we're at home, so that's what guides me.

What a gorgeous and gracious home, Knee Deep in Water Chloe ! You're certain to see a lot of offers quickly. I envy your single-floor living. And it's so airy and serene. What's odd is that I've never had a two-story house as an adult!

I’ve been avoiding this thread because I’m off track again. stillmovingforward, I love the table your DH built for the fire bowl. I really like fire pits and fire bowls. In my dream backyard, I’d have a seating area that includes a permanent firepit. My cousin built one in his backyard and promised he’d help if I ever decide to build one. Knee Deep in Water Chloe, thank you for sharing the pictures. Your home is lovely! If you haven’t already, I hope you get a great offer, quickly, and that the selling process goes smoothly. I really need to get back to figuring out paint colors lol. The BM website is doing away with “favorites” next month or changing it drastically, so I need to make some decisions before everything I’ve saved on the website gets lost.

So here are pictures of our new place, we should be moving in within 3 weeks. It’s small but perfect for “empty nesters”. Can’t wait to give it some warmth but still want to keep it clean and minimal, because that’s relaxing for me! imgur.com/a/RZDnZCT

I’ve watched enough International House Hunters on HGTV to understand that we are kind of spoiled in the US as far as the amount of space the average person has in their home goes. Thank you for sharing the pictures. I am so excited for you!

The views and windows!!! Beautiful!
Reminds me of DN1's apartment in downtown Toronto with the windows and large balcony. Their balcony wraps around two sides of their place. It has more square footage than the inside.
I hope you two will enjoy your new home.

My bathroom is painted, the Bidet is installed and I started returning all the bathroom stuff to the right place. I am trying to wash the dust off the bottles, and decided I just need to go through and pitch more miscellaneous bottles that will never be used up. I also told DH not to start a new package of razor blades until the old ones are used up. I have a very hard time looking at them and figuring out if they are "good" (new) or "used:. He has a whole plastic box of razor blades that sits on my counter. I re-wiped down the shower stall and the bathtub. We really could stand to update the baths and the kitchen, but I am attempting to keep telling myself that we should pay off the house first. Some days I am more willing to listen to myself than others. DH took the old toilet from the Master Bath and installed it in the family bath. That toilet did not seem to be flushing correctly but there was some sort of wipe (baby wipe or Clorox wipe, stuck across the pipe, keeping the waste from flowing down the pipe correctly. He said he could have put the other one back and it would probably work ok. I had a more expensive soft close toilet seat on the other toilet that is very easy to clean so I told him to just replace the toilet. Now I need to pick paint for that bathroom. I think DH will have a never ending to do list for the next year or so.
We have about 5 years to go to pay off the mortgage on the office and our rental, and I think closer to 7 on the house, but we are making extra payments on both. When we were at home depot DH was looking at a solid surface counter top he thought would work well in our kitchen. It would be a nice update to the kitchen, but I really want more extensive updates, so think slotting the kitchen update for after the house being paid off makes more sense.

It's the wife's exercise place and they spend evenings out there once toddler goes to bed. Hopefully they will feel better about him being on the balcony his year since he walks instead of crawls.

I have a quick question about paint finishes.
I need to paint the hallway and out of 5 different finishes, Home Depot recommends eggshell. But, the paint I want comes only in flat and satin. I know I could probably use either, maybe satin if I want something that would stand up to traffic but I am not sure I would like satin, too shiny maybe. OTOH, flat might be inadequate for a busy hallway. Has anyone tried mixing the two to get an in-between finish?

But to answer the question, no, I’ve never mixed finishes. Whatever you do, I would not use flat paint in a hallway, especially if it’s a light color. Part of my spring cleaning includes wiping down walls, and flat paint does not clean easily.

I haven't either, but I'd lean toward satin. I painted everything with eggshell a couple years ago and have been thinking I need to redo the hallway already. I'm sure the kids are hard on it, but I wonder how we get so much dirt and crud on the walls.

Thank you both, I agree, flat paint might not be good idea.
I was hoping to use the same paint for a great deal of the main floor, especially since it is all open and connected. So I was hoping that eggshell would be a compromise between flat (that might work in the living room but would be inadequate in the hallway) and satin (that I was afraid would be too shiny in the living room even if it works really well for the hallway).
I think I will try and get a sample to see on the wall.

This is also satin paint. I always use semi-gloss for trim. I know pictures aren’t the same as what you see IRL, but I was just trying to show how it’s not really shiny. At least, not to me. Which doesn’t mean it’s not too shiny to you lol.

I don't think the satin will be too shiny. That's what I'd recommend. I'll only use eggshell or satin as I tend to wipe around the light switches a lot. They hold up better to the wiping than flat does.

I intended to drag Mister to furniture stores today to look at recliners, but it was raining and ugly outside and I didn’t really want to go anywhere. When I told him a few days ago that we were going to look today, he said something like I could’ve just picked them out myself. I reminded him that when we’ve looked at them before, my preference was for something that didn’t look like big and bulky bubble furniture, which is what he liked. I am going to revisit that conversation, because I’d prefer picking them out myself. As long as they are super comfortable and have an option for a power package so he can have the options he wants, I would love to be able to choose something by myself that looks better than what he’s drawn to. I can’t get him to understand that what he’s really drawn to is that the big bubbles LOOK comfortable and tend to have a bunch of features like vibration and stuff, that he may or may not use in reality. I can get some of those features in a comfortable, better looking chair. He keeps saying he doesn’t care what I buy, so I guess I should just believe him and do what I want without trying to get his opinion first on the big stuff. I’m also ready to find a king size bed. I’m prepared to quibble over price, for the recliners and the bed. So far, it looks like the recliners will cost at least $2k each, and I haven’t found a king size bed frame I like yet that wasn’t at least $2k. I’m still looking though. I already know he will balk at those prices. BUT, I can find nice chairs or a small sofa for a lot less, he’s the one wanting recliners. And if this is supposed to be my forever home, it makes sense to me to spend money on things I really like, that are also good quality and will last for many years. That’s simply not going to be inexpensive. In my favor, until we moved here, I was still using on the same bedroom furniture I bought a couple years before I bought my house. That’s over 20 years I had that furniture, with no desire to replace it. The leather sofa and loveseat I bought for the den when I bought my house, I got rid of it after about 15 years, and that was only because my dog tore a small hole in a cushion on the sofa and my kids helped it become a huge hole, then one of the legs broke. Meaning, I tend to keep stuff for a loooong time, so it’s not like I’ll be wanting to replace it all in a few years. I think those are pretty good arguments on my behalf, for not buying the cheapest stuff we can find. Feel free to tell me if you disagree.
Besides YD’s bedroom stuff and the table in the entry, we haven’t bought any furniture since we moved here. Oh, the table his friend just built for me. I think I’ve been very patient lol. But this year, I’m ready to get the stupid recliners, replace the table and chairs in the breakfast nook, and get a bigger bed. I don’t even care about the other furniture in our bedroom, I just need a bigger bed. Our living room still has no furniture, I still don’t care about that either. I’m also mindful about which pieces of furniture I’m willing to spend more money on. For example, I wouldn’t put expensive stuff in the breakfast nook because we have young children at the house so often and it’s likely to be abused. I’d just like something that fits the space better and might last until Kiddo and my Grandbabies are older. The bed and recliners will be for Mister and I though, so that’s different imo.
I always ask Mister to give me a budget when I want to buy stuff, but he never does. I’m thinking $12k max for a bed and mattresses, the recliners and table and chairs for the breakfast nook, with the breakfast nook costing the least amount of money. I would never tell Mister that number though, because he might have a stroke. Better to let it be a few thousand at a time.

Pink Cashmere I like the idea of a thousand or two at a time. Mister obviously trusts your tastes and knows you are good with money, he probably doesn’t care about the details as long as the recliners meet his needs!

I strongly support your strategy, @pinkcshmere. Pick the pieces that are most important to you and choose them for beauty, comfort and quality, which does mean they'll cost. With furniture you really do get rewarded for choosing well. Years from now you'll be much happier.

Regarding paint, I discovered IKEA lists the paint brand and color used in their display rooms under the details. There is a color here called “lipgloss” by Dulux that had just a tiny of dusky pink to it in a living room display. I took a picture of it for future inspiration.

Not that you can’t move with your pieces, just that moves can be expensive and tough on furniture. Besides, some pieces are special because of the home they are chosen for, they just “fit”. Go ahead and make it yours.

In style then, but out of style now for years. I didn’t care that it was no longer in style, I still liked it and it and the other furniture was decent quality. I did finally get a new mattress and box spring because they did need to be replaced….. who knows how many more years would’ve passed before I decided to replace the furniture lol. It’s all in this house now, and there’s still nothing wrong with any of it besides being outdated. This time, I will choose something with a more timeless style.
