So I'm up in the middle of the night worried again about the below road level thing. Grrr. This is just the beginning. I might need a script for this process... We are below road level, about 6 feet. We also have 2 small stone walls (about 2' high) with 2 levels of yard between the house and road. We also live in the PNW...the land of incessant rain between October and May. There are a couple drains at the bottom of the driveway before the garage, and along side the property is a small stream. The stream runs constantly, except during the summer. We also have half the house at the lower level, that opens out into the back are directly. The house has never had water in it, on any level in 20 years. No sump pump either.

Yes ma'am I decided I needed a new name for my roadtrip and we used to have a traffic reporter here who used the name Mustang Sally. Well... I don't have a mustang, hence the NV (nissan versa). The trip is in the past now and I'm thinking about a suitable summer disguise

We did the concrete footers today. 7:15 to about 9:30 and we placed 26 yds of concrete. Hell of a waste of good concrete and steel! Tommorrow and the day after there is some block to lay and from there is like a walk in the park- just the rest of the house sitting on top!

The forms are coming in 96" length and 18" height. Thickness of the wall is established based on the purpose of the building, climate zone and so on. The most common is 8" thickness for underground and 6" above ground for residential. There are forms for cold climate, temperate and warm The forms are held together through the means of plastic webbing spaced at 8" and embedded in the styrofoam sides. They are also hinged. They make diferent forms based on the position on the building: runers/ straight-96" long, corners(90*) that are 17" and 32" returns, T forms, brick ledge(the wider ones in the poctures) that create a ledge so you can set brick/stone veneer above grade, tapered tops, double ledge etc. They even make radial forms or swimming pool forms. From what I've been told, this specific manufacturer-Nudura- used their forms for buildings as tall as 27 stories. The rebar is the builders choice/obligation. The webbing in the forms has slots that fit 1/2" rebar on horizontal. Vertical bars are spaced acording to local codes and so on. There is an entire book( about 300 pages) that contains specifications and what not details for each scenario of installation. Climate, soil, purpose of the building all influence to some extent the way you set it and enforce it. There are at least 30-40 pages of engineering charts and specifications for lintel(above openings) design! Could drive you you mad just trying to figure out where exactly your lintel falls!

I've been telling people it's like Legos The cool thing is no framing on the inside, just cut into the foam with a hot knife or router to place pipes or wires then drywall right over the foam which with the concrete provides great insulation. There is a barrier layer under ground on the outside, but I think the stone goes right on the foam above ground? Here is the link anyway nudura.com

It isn't just the foundation though dem. They'll do all of the house but the gable ends (I think). They could do the gable ends as well, but think they decided not to? It will take three pours to put up the walls. Basement level. Transition space, then first floor level (after the floor trusses, etc. are in place... ) Nudura does seminars all over. Plus the guy who sells it comes out the first few times to make sure everyone knows what they are doing.

So, the foam replaces the plywood sheets in more traditional forms?
But, unlike the plywood, the foam does not get removed once the cement is set?

Yes. It doesn't need additional insulation. The basement level is basically up and 'framed' and insulated. Got the forms Tuesday.

Transition level forms done. Septic system in. Some roughed plumbing that needs done before filling/floors in basement. Waterproofing. Backfilling. Block separation and fireplace support wall started in the basement level. Stone being brought up to level in crawl spaces/basement in prep for laying floors... Pics to follow
