So, we have land! Here it is. If anyone is at all interested I will chronicle the process of building, the majority of which we will be doing ourselves. I might do it even if anyone isn't interested  Ive heard building can be murder on a marriage and in the the three weeks since they accepted our offer on the land we've already had more arguments than in the last three years I think. I do hope that the issues are mostly front loaded in the process but I guess we'll see... Here it is all bare and ready, 2 acres.   |

What fun!! I've built and totally gutted a few houses. My marriages survived those. Except for the floor in DH and my last house. We knew what we wanted and could t find it so we were floor less for about a year. But we chose to be because we wouldn't settle. Finally found it and our floor was perfect. I'm going to back to that house this weekend. Please wish me luck. Getting my stuff and readying it for sale. That, except for his cat, is the last of my past.

You can also pick rooms on who gets to be the deciding factor. I picked kitchen, bedrooms and bathrooms. The rest was up to guys. So I ended up with amazing garages and rec rooms. Useless offices two out of three times. But they looked nice.  |

I don't care about the inside arrangements or paint colors or type of floors. Except the fireplace! I care about structural, and my shop! That's it! At this point there is a lot in the air about how I'm gonna make the grades work to my advantage. I'm more like "let me see what happens if a dig or cut here" than "we will have the garden here or there!" I just know that whatever happens, when I'm done it will be glorious! |

This seemed to be of major concern to the new neighbors on one side  ... he was quick to tell us how impressed he was with how the empty lot had been cared for and asked what kind of mower we were going to get, while he was out with his zero turn, a week ago, in PA... |

Looks like it would lay well for a basement.
I can give a bit of advice. Don't sweat the small stuff. You will NEVER be 100% happy with everything about it, and it will NEVER be 100% perfect. Do not obsess over this, or you are peeing in the ocean. It will not happen. It that electrical plug is an inch off center of the window above it or something, it'll be o.k.
Decide exactly what you want before you begin. I drew the plans for our house with my wife's help. She was even pregnant during the building process, and we had virtually nor problems. She can't decide on which can of beans to buy at the grocery, but somehow had no problem picking out paint, fixtures, and other assorted things.
If you don't set unrealistic expectations, this can be an interesting and rewarding experience.

Doing the walls in concrete means we've been back and forth with the architect a few times making sure we get every thing that can't really be moved easily placed correctly the first time. Thank goodness the architect is in an old brick building that needed to be repointed! |

I'd love some goats in there Tenn but there are a few restrictions: no animals/birds unless they are pets. Now i can figure how to declare three goats "pets" but to keep them in check I'd need a fence and I'm not allowed a chain link fence. The money that I'd have to spend to fence all in with rough cut boards would just about cover for a zero turn like the neighbor has and then we could be "zero turn buddies" and keeps me in the neighbors good graces. |

Just the exterior walls are concrete Greg! ICFs- Nudura
We've designed it so the outer shell is solid but the interior walls/partition walls can be moved at any time.
For that purpose, all roof framing is self supporting so we don't have to have bearing walls.
We will use manufactured trusses of three different types.
I will not build any interior wall until I have roof overhead.
All floors will be supported with engineered joists and no Lully columns in the basement. All free span, the longest I believe it to be 22'. I am still to see if there will be any deflection when we build but acording to the engineering specs should be just about 1/8" if we use 14" joists at 16" OC. If the deflection is higher than I might end up putting some girder under the joists.

Ah, another brave soul! DH & I have gone through the process. We weren't fighting at all. The biggest "conflict" was agreeing on the floor plan, & once that was agreed on, we both had headaches working together to figure out the rest. I agree with the others that you have a beautiful piece of land. And, I like the elbow room between you & the neighbors! JMHO, but that looks larger than 2 acres to me. |

When I skimmed the title, I thought it said will the open marriage survive, and my gut reaction was if you are already trying to have an open marriage, you probably don't want to do something stressful like build a house. Now that I have read the post, it sounds like an exciting but stressful adventure. |

I loved building houses. We built three in 18 yrs of marriage and I built one after got divorced. I love everything about it from deciding where to place the outlet, which way the doors swing and on and on. I truly think I missed my calling and should have been a contractor.
Keep updating the thread if for only selfish reasons on my part. I love to watch it go up from the ground up. I so envy you right now
Oh, and I agree with someone about the garden. I would have at least a small one with maybe raised beds - never mind I could go on and on!!!! 
ETA: EX and I did some work ourselves and we sub contracted the rest. BUT and a big BUT we knew the people in the trades personally to do all the tough stuff. That worked best for us.
