One thing I might actually suggest - faucet (like an outdoor one) in the wall and drain in the mud/murder room floor. But I have a younger kid and dogs, so the idea of being able to hose them down when coming inside covered in mud seems really nice to me. (Also makes blood clean up easier. )

Oped, I remembered one more frustration we have with our house. We don't have a good place to keep the broom/dustpan & Mop/Mop bucket. We do have a small pantry closet, but no room for broom/dust pan. Where is your garbage going to go? I wonder if you should take some space from that huge living room and make kitchen bigger? Also if you keep the current configuration, make the cabinets as tall as possible and if you have a two door cabinet make sure when both doors are open you have the full width of the cabinet to store stuff on (no center support). Envision it as having one pull out shelf.

We built our first house. Never won an argument with the contractor. If we got something reduced, some other price went up. We did some of the work ourself. Paint, insulation, tile etc. Roofing and wiring with help of licensed friends.
The only time we about killed each other was wall papering for some reason.

Ok, I wanted to send Oped a layout that was published in my local paper, but could not figure out how to attach a scanned file to a pm - any advice?
a partial alternative is youtube. The house I wanted to share with her is available for a virtual tour. It is gorgeous.
It says to go to youtube and type in Badger Home Builders. The house I wanted her to see is the Providence 2016 and it popped up right on top when I went to youtube.
This is not the builder we used but they have been around for at least 10 years.

A few suggestions:
1. I feel the stove is too far from the pantry and fridge. My cooking style is such that I am constantly getting condiments from the fridge while cooking. I would hate to walk that long way every single time. I would atleast switch sink and stove positions. Also, this would mean that someone could access the sink from the other side without getting in your cooking triangle. You don't want to be waiting for the person at the sink to move so you can get to the fridge. One more concern is if it is a gas stove - would the breeze from the open doors impact the flames? 2. If the mudroom is where you would enter daily (not your guests) I would suggest moving it closer to the kitchen. I have a mudroom between my attached garage and kitchen. I am so glad I don't have to lug groceries a long distance from the car into the kitchen. 3. I too would put in a sink in the laundry room. 4. I wish I had put in floor drains in the bathrooms and laundry room. So much easier to just pour water and clean the floor. 5. I too would put two sinks in the master bathroom. Atleast for resale. 6. I would suggest going to the home forums at gardenweb dot com. They give very good advice for floor plans.

Ive heard building can be murder on a marriage and in the the three weeks since they accepted our offer on the land we've already had more arguments than in the last three years I think. My marriage barely survives an IKEA project I think the only reason we didn't kill each other when we were building our house was because I was in a completely different state when it was going up. Oh lord, I remember when DH built our bookshelves that came from ikea. I never heard such language out of him before or after. If he'd have been a drinking man, I'd have poured him a stiff one!!

All I know is that there were a lot of extra pieces and he made sure I knew how much I'd "saved" him. Hey, they were the right color and the right price. They were exactly what I wanted. The new buyers thought they were built ins!!they still look good. I've got IKEA in my guest room in the new place. I think it looks great.

I would definitely put double sinks in the master and try to jack and Jill the kids bathroom. Plus, anywhere you can sneak in extra storage, do so. Let no empty space go wasted. I can't believe how many houses don't use the empty space under stairs. Smart people have storage, half baths, and even wine racks. The best thing about my old house was not only double sinks but seperate vanity areas period. Make sure there are at least double plugs on both sides and extra plugs underneath . This new place I'm renting does have double sinks plus a total of eight plugs and two more plugs in the linen storage cubby that has some open shelving as well as doors. I've got my water pic and electric toothbrush in there so I don't have to look at them on the sink area . When she gutted the bathroom she put in a lot of storage and it's not a huge bathroom but it's very efficient. Everyone said I'd love the rock shower bottom on my feet. I don't. DH would have hated it. Kinda hurts my feet. To each his own.

Very clever design.

I keep scrolling up and down, It is amazing that they seem to have lessened the hills and dales in your lot.
I always think it was not so obvious we had a partial exposure until the house was done. I am so excited for you, but you have a long way to go. Congratulations!
