LMAO! Have you ever been to CO? We do get temps into the 90's and sometimes 100's from May through Sept. Yes, I have. Your summers are cooler and short. For the rare days with high temps the pool will never get warm enough for human use. Liability with not enough payoff.

Okay. It's been decided. Buy the second house. Not that one needs granite and stainless steel, but, the first house just needs way too much work to even bring it into the current century. Those brown and green carpets are probably harboring all kinds of creepy living things. Besides, after you go through all the pain to update your house (which sounds like it needs far less work than #1), do you want to go through it again in your new home?? Just make sure to get a good home inspection. Number 2 looks almost too perfect. Or, I could just be a cynic.

Zib, our summers are actually pretty long and hot. We just lack the humidity typically. This summer has been a great exception to that. Our summers begin in May and generally go to September though Octobers have become warmer each year.

BTW I didn't know you were here in CO. Yup, I'm a native. I always tell people that growing up, I had to plan my Halloween costume around a big winter coat. DS1 hasn't had to wear a coat for Halloween the last few years! It's definitely changing.

Where in the area would your wife be working? I'd check out what the commute would be like before I made any decisions.
Are you really set on living in the Aurora area? There's a reason houses are cheaper over there. The school ratings for the first house for instance. And those yards are tiny!

We bought here at almost the perfect time. Caught damn near the bottom of the housing bust. Looking at the run up Denver has had over the last few years it feels like we're buying on the opposite side of the cycle this time. If the market starts cooling off I think an ugly house in a good area is a better investment than a fully up to date house. You can't do anything to an already fully up to date house. You can slowly update the ugly house though to bring it inline with the surrounding area so you're still building a little equity even if the market is flat. Doesn't work if you need to knock out walls, move plumbing, or whatever. If it's paint, carpet, flooring, and other cosmetic stuff we could tackle that. The ugly house with a pool is $45k cheaper for the exact same square footage. I'm just sayin' I am going to buck the trend and say I would gladly have that pool and patio over granite counter tops any day! I am at the point in my life where I know I can cook in any kitchen. I may not like the carpet but am adult enough not to care enough to make me choose or not choose a house over it. Personally I would take that older home and recarpet it and have lots of fun in that pool. Why should I care what color the carpet is as long as it keeps my feet warm? PS That downstairs stuff on the walls that looks like golden tin foil would have to come down fast. But I think we could handle it.

Agreed. The gold light fixtures, trim, and peacock feather things are a bigger sin than the carpet, although that particular carpet is pretty fugly. But at least the carpet matches the avocado green bathroom fixtures in the main bathroom.

Not really set on it, but why move to the same city your family lives in and choose to live on the opposite side of it so you're still over an hour away? As to the school ratings thing, honestly I think they're mostly BS. When you compare intelligent middle class white kids to each other they all score pretty highly on most educational benchmarks regardless of where they go to school. That's not true of poor and minority students, for a multitude of reasons. School ratings then mostly correlate to the percentage of minority and poor kids a school has. Good schools is basically code for we don't have poor or dark skinned people here. Bad schools is code for the opposite. To a certain extent economic diversity is overrated. I don't need to be surrounded solely by upper class white folks though. Some diversity is a good thing. My kids are going to have good SAT scores, AP courses, and all that stuff regardless of where we enroll them as long as we avoid total war zones. Yes and no. First of all you don't want your kids afraid to use the rest room, walk the halls, ride the bus, or attend sports events. Also, colleges look at where you went to school. Better a B student at a good school than an A student at a okay one. Surrounding them with kids that ARE going to have pressure to do well is better than surrounding them with the other. Don't discount peer pressure. I wanted my kids to talk about what college they were attending not if.

Not because we like it (actually hate it), but because it didn't come off very easily, and we haven't gotten around to redoing the kitchen in the last 8 years. That floor was so nasty that we ripped that out immediately, however, and put in ultra-cheap stickon vinyl tiles for a "temporary" floor.

Don't diss those bathroom features. Avacado green is so out of date it's retro. Somewhere there's a buyer that's going to drool over the matching avacado sink, crapper, and tub. They literally don't make those anymore you know. If they are in good working order you can decorate around them. Some grass cloth wall paper and a light green paint, some pops of colour in towels and accessories and voila!

Why on earth would you overpower a small room like a bathroom - that has green fixtures - with even more green on the walls? A neutral earth-tone or "eggshell" as the main color will brighten and bring the room into the 21st century and still make the retro fixtures look modern..
My parents' home still had a bathroom you could describe as "retro" - including the green fixtures (sink, toilet, tub). After we re-did the walls & flooring in a light color and added some accessories, it looked somewhat similar to this:

That leaves us with basically the second house for the exact same price, and a free in ground pool. Still seems like a good deal to me. Installing an in ground pool is what, $30k or so? Unfortunately the first house is too far north. I thought it was still in the Cherry Creek school district. Anything we look at now will probably be sold by the time we get moved and have our house sold anyway. I can't stop myself though. My house is 1,665 SF and we'll be lucky if we get everything updated for $45k in a LCOL area and with significant bargain hunting + DIYing. Meanwhile, I could have spent the extra right away and had a house I really enjoyed the whole time instead. I'm not saying you should never buy a house that only needs cosmetic changes, just don't discount the cost, aggravation, and time involved to make those changes. It would be perfect for someone who loves to dig in and do projects on their home every weekend. I'm guessing you're not, since you still have your hated kitchen countertops. Plus, have you seen the Captain's thread on kitchen remodeling? I think it was $70k for just the kitchen. We were quoted $4000 just to replace flooring in our kitchen/dining and hallway with vinyl flooring. Plus, I don't know how it is in Colorado, but in Mich., an inground pool doesn't add anything to the value of a house. Might actually detract from it a little.

I'm sorry to tell you Dark, but you are officially old, if you think they still do it the old fashioned way. Most schools use something called Naviance. It is also connected to the common app. So a huge number of colleges utilize it even if they don't use/require the common app. It tracks every single class, grade, test score, ect and eventual outcome for every student at that school. The colleges use a different version that tracks them after they get to the college to their outcome. So they can use that program to know pretty much whether a student from school A with that GPA, SAT and classes ect will succeed or not. And you can call up a scatterplot of your school and it will put you in with your grades, SAT ect to show you how you "fit" into the pool of other applicants from your HS. It shows exactly how you fit in regards to your chances to get in. It is both really nice and totally terrifying IMO.
