Sounds like the agent tour went well. Hope the showing goes as well. Sounds like you are doing everything you can.
Mom and Dad's sale is moving along. I talked to realtor yesterday and he had talked to buyer's lender. It's almost time for the appraisal and termite inspection. Closing is scheduled for 6 weeks from Friday.

Just talked with agent. He showed our house yesterday, guy really liked the house, but didn't like the 3 sided fireplace. Wife was not with him, and now he has gone back home. I think we had a "feeler" not a buyer.
Another agent is showing it early afternoon today. We get on our ship in a couple of hours, so we are not obsessing about selling it.
North to Alaska......

Have a great trip.
I happen to think the three sided fireplace is gorgeous.

Open fireplaces are highly inefficient though. I wouldn't have one, sorry to say I do wish you ll lots of luck!

I don't know if BG's fireplace is wood or gas. I wouldn't buy a house with a wood fireplace. Only gas, which is what I have.

And I wouldn't have a gas fireplace. We have a wood burner with an insert, glass doors and fan. It is not inefficient, it helps quite a bit and doesn't suck any heat out with the glass doors closed.
Housing is different in every area. The sales here are starting to pick up a bit...but there are more on the market than what there is demand at present. A friend in a suburb of Denver put her's on the market last week and had 3 offers the first day. They will close on it June 3! Another friend has had her's on the market for about a month. She is having showings but not offers yet....but she is near Memphis.
Patstab....where is your's located in Tx.? I've forgotten! Have someone who will be looking in the Houston area, is it near there? And she is a gardener, both veggies & flowers.

Ours will go on the market around the week of the 19th. I'm not feeling good enough to go down plus I am having lunch with some cousins I haven't seen in years. They say they are selling fast down there so I'm hoping that is true. Guess we will find out. Happy Mother's day to you! patstab Hope you will be feeling better real soon.

It's Tuesday, and we will be in Juneau in about 2 hours. My neighbor checked the house yesterday, no additional showings. Same houses still for sale in our price range. I'm convinced there are simply few if any buyers for homes unless they are fire sale prices in the $25 to 45 per sq. foot.
We knew this was the likely situation, but we were hoping.

Had that in the great Denver area. There are so many days that you can't burn wood due to air quality issues and wood is so dirty--both in the house and wherever you keep the wood. Had to buy wood and it wasn't cheap. We can both be happy with what we have. I my gas fireplace. Most of the fireplaces in my area are glass.

We cut & split our own wood from trees either given to us or trees on our own property. It isn't all "that" dirty if you know how to handle it & use the proper tools/containers. Yep, we are both happy with what we have! And I get lots of exercise with chopping, splitting & hauling wood. It's good for us!

Any bites for anybody?
At one point, there were 4 1-bedroom units in my condo complex on the market (not including mine, which I won't list until early next month). One was de-listed, and the lady who lives below me added a "sale pending" to the sign outside today. So, with any luck I'll just have the 2 competitors.

I just got back being scarce for my second open house. I had all of ONE couple come through, right at the end. in fact, they were still here when I came back to meet the realtor, so I hung out in my car in the visitor parking, just outside my building. I was surprised to see the realtor (not my normal one, but another in her office) come out to meet me, because I never heard the couple leave.....which means they walked, which probably means they already live here as renters or as buyers looking for an investment property. what they told the realtor was that they are just starting their search and aren't in a position to do anything until close to the end of the year. this is getting really damn discouraging. especially since the unit I wanted to beat to market (I did....) has made it to MLS - an end unit that's bigger than mine (has the extra 3rd floor loft) that is now listed for the same asking price, but with a $10k credit back to buyers to update whatever they like. that unit is completely original. I'm not sure how much solace I should take in the opinion offered by today's realtor - that he likes my place better.

We had 2 showings this past Sunday, have not received any feedback from our agent. We're beginning to think that what we thought was "laid back" is actually laziness on his part.
We are in San Francisco and will arrive back in arkansas about 8pm tonight. We were hoping for an offer while gone, but at least now we'll be able to know what is going on. One of our competitors has just dropped their price $10k, so that doesn't help at all.

The cruise was magnificent! princess really has their act together. my favorite place was Tracy Arm Fjord. Slowly going through what was left of calved icebergs from the glacier
was the highlight for me, DH preferred the train trip to White Pass which was the gold miners path into Canada.

No, the process is called "calving" when ice falls off the glacier and into the water. I don't know why.

We arrived home about 9PM on Tuesday. After a day of feeling like we'd been hit by a truck on Wednesday, we had ourselves put back together on Thursday.
Received a phone call this AM, showing house today between 5-6PM. This will be showing 4 or 5.

We are still doing the last things that need to be done to the house, but our house will be listed and pictures taken tomorrow. When the pictures are done, I'll post them.
