yay that you figured everything out, ravenhaired! ok, ladies (and the occasional gent) - I need some good mojo, please. I have another showing tomorrow night after work. my place went on the market 4/26, the open house was the 28th, and I had private showings both last Wed and Sat. no offers yet. Wed was an investor couple who already lives here that were hoping to buy another unit to rent out. their feedback? "it's too pricey without the loft...." (I hope y'all read that with the whiny voice I wrote it hearing.....) my townhouse complex has a variety of layouts, some include a 3rd floor loft area and no attic crawl space. my footprint happens to be the absolute smallest in the complex (fact, not estimate) but my unit is also in literal move-in condition*, and is priced accordingly. if you didn't like what you saw in the pictures, why did you waste my time with a showing? you know exactly what I have, with your own familiarity with the complex and the info listed from public record. *it occurs to me just now that I didn't post the link to my listing pictures in here. I posted 'em over on YM already. my apologies! chiver's listing pictures

chiver: Your place is adorable! Love the floors-are they a laminate or hardwood? You've done a fantastic job staging it. Good luck--hope you get what you're asking. If your condo was in our area, it would sell very quickly and for @ $250,000.

Lark: Take heart!! Your balances are going in the right direction!!! That is more than a lot of people can say. It is a slow process digging ourselves out of our messes. Seems to be taking me FOREVER!!! I started in January of 2010 on the WIR board, however, I had been at the debt payoff for 3 years before that. Prior to that, I had my head in a hole and ignored our situation!!!
It will have taken me 3 1/2 years to get 50% of the debt I started with in January of 2010 paid off!! I will hit that milestone in July. I am hoping that the 2nd half of the payoff (the final 50%) won't take me as long. My goal is to have everything paid off no later than December of 2015. Still, it has been a LONG road. Sometimes going better than others. So, that is still another 2 1/2 years!! OUCH!!!! That hurts!!
We are getting what was an unexpected windfall, but we do not know how long that will take. We have been told it could be 6-8 more months. So, I'm proceeding with my plan the way it was. I am not sure if any of the windfall will go to debt at this point. I will be using a fairly large portion as an emergency fund which will feel wonderful to finally have money to take care of the emergencies in life. I have an emergency fund now, but it has just under $2,000 in it. That isn't even enough to cover a month of my dh's salary if he doesn't get paid. (Owning his own business, that happens A LOT!). I will feel so much better with a cushion to fall back on.
The good news is that I'm starting to imagine my life without debt and it is looking good!!!!

The deployment fun is coming to an end for me--can you see the tears?--and it's almost time to figure out what to do with the $10,000 that I put in savings. I had a game plan a couple months ago but I don't know if that's the best one. $5500 will be used to max out my 2013 Roth. That will leave a little over $4500 to apply towards debt. I'm not touching the mortgage but I want the others gone as soon as prudent. Currently: Credit Card: $6400 4%(til Nov then 8%--thank you Servicemembers Credit Relief Act) Truck: $10600 3.99% HEL: $27400 7.99% (I have been paying a lot of principal-only payments to this just in the past three weeks; in Jan it was $30k+) Bankrate's debt analyzer suggested attacking in order of interest rate, hence the dramatic decrease on the HEL. I also still have to file my taxes when I get home. With two months being tax free--Nov/Dec--and the HARP II refi last summer, I'm not sure how those will turn out but let's assume that I'll get $500-$1000 back.
What are your thoughts?

What a lovely condo! We had the same problem when we listed our home several years back. It was hard to have showings because we had to pack up 3 dogs and a cat and disappear for a few hours. A couple of the showings turned out to be nosy neighbors who wanted to see what we did with the place. They had no interest in buying at all. I was so mad! Couldn't they have just knocked on the door, introduce themselves and come in for coffee ??

Guess who's back!? Me..... I never finished my first race, my MIL bailed some of our debt out for us. But we didn't learn our lesson. It has been a rough 2 years. My DD1 had to change schools because of bullying. So we ended up sending her to a private catholic school and DD2 went this year with her. So that didn't help us get ahead, my husband was diagnosed with cancer last year, so we decided to put Disney on credit and buy the girls new beds. My dad got very sick and recently passed away, so we drowned our sorrows in debt once again. But my DD's are getting older and want to be in more sports so in order for us to be able to help them do so we need to get this debt vanquished and of course we ourselves just don’t like the feeling of debt on our shoulders. We also bought a new sofa, but were able to pay that off before any interest kicked in, so that was one great accomplishment. The numbers are not pretty, this is just race #1, the other race is friends/family. sbvs4you: $33,374.28 Debt: Minimum Payment Dentist: $216.40 Bank of Amer: $ 2,830.85 $46 Credit Union: $4,382 $109 Citi Card: $10,950.82 $164 Discover: $14,994.21 $300 Grand Total: $33,374.28 Other Bills each month: Mortgage: $2000 Electric: $144 USAA: $83 Ver. Home: $120 Ver. Cell: $200 (4 lines) Water: $60 Savings: $50 Homeowners Dues: $109 Total Expenses for the Month for bills and utilities: $3,385 Hubby brings home $4000. I just picked back up at work since my dad passed, so that will help us. We currently use the leftover money to buy groceries, gas, fun. We are looking into cutting our verizon tv.

Welcome back, sbvs4you! It looks like you guys can cover most/all of your family's expenses just on hubby's income. So that should leave a large chunk of your income free to pay off that debt. That's fantastic, so it'll be gone in no time! Vroom vroom!!

Feeling sort of down today. DH isn't sure when he will be seeing another paycheck after Friday's. ARGH!!!!! I can't begin to tell you all how much that stresses me out. It doesn't help to have a plan if the funds to fund that plan don't come through. We will make it through, but if he doesn't get paid, I will not be able to apply any extra to debt. REALLY FRUSTRATING!!!!!

So I arrive at work this morning to discover that the SecDef was at our location yesterday and no one bothered to tell me!! Officially, furloughs are expected to go in place July 8th, 1 day a week until the end of the fiscal year (Sept 30). 11 days. Almost 3 months losing 20% of my pay. And at the moment all I can think is this is so much better than 22 days that were originally planned. Ug. I'm overwhelmed, and the fabulous anxiety classes I've taken the last 4 weeks haven't helped a ton. I'd hate to know what I'd be like if I hadn't taken them! I'm glad a decision has finally been made though. The not knowing what is gonna happen is always worse than knowing what I need to overcome! Now to start looking at financial hardship applications and figure out what can be helpful, what can't, and when everything can be done (now, when official notices come out, or when furloughs actually hit). I can't wait for 2013 to be over

It's $800/month. I was shocked to realized it was that much. I lose 20% of my gross pay, which is almost 25% of my take home. I was really surprised when I did the calculations that it was that much. Made me realize how much money I'm wasting towards debt payment and makes me more determined to get back out of this hole. But for now, I just need to get through this summer.

Very soon I will be able to post an official update. The good news is that my debt total should now be less than $180k. Being able to pay down large chunks of principle on my HEL has been very motivating and it should be less than $25k when I redirect my pay down efforts towards the credit card in another month or so.

Update:
Kristin11: 5/17/13 $5,499.47 (12/31/09 $16,567.73 NEU8)
Creditor 4/11/13 5/17/13 Difference Domestications $0 $0 $0 Kohls $0 $0 $0 Target Visa $0 $0 $0 Discover $3,506.66 $3,949.13 $442.47 Disney Visa $1,075.66 $1,075.66 $0 Shell $0 $0 $0 Macy's $0 $0 $0 Sister's Loan $0 $0 $0 Bethpage Loan $637.44 $299.68 ($337.76) Aunt's Loan $250.00 $175.00 ($75.00)
Total: $5,469.76 $5,499.47 $29.71
My total went up a little bit this month but this is probably the first time I am not upset about it. Got another great deal from Discover on a balance transfer so I moved some money from a non-racing card. I am looking at another offer as well right now that is 0% interest for 18 months to transfer the balance of that non-racing card to. Hopefully I should know about that in the next few days. It would be great to have one less actual payment to worry about. My new Disney statement hasn't cut yet so I dont want to estimate on interest charges, etc. so I figure I can just update that balance in my next update. As for the Bethpage Loan and Aunt's Loan - I am scheduled to make my last payments to both the last week in June. That means that I will have an additional $280 a month in my budget. I am going to take over paying my car insurance bill which is around $90 a month so I will actually have an extra $190 a month. Not sure where I am going to go with that money. Thinking about increasing my Disney payment for a few months to get that card at $0 by say December 2013 that way I can transfer from my last non-racing card and try to get that paid off sooner or in March when my Discover rate resets I can transfer the balance of that card over. Also have thought about refunding my EF (I had to use about $750 from it over the past 18 months when murphy hit). I have a month to think it all over. I am leaning more towards doubling up the Disney payments right now because that is my lowest interest rate and having the available balance open to transfer something else would be great. Also some good news on the job front. I got a $1 an hour raise from my regular job (thanks to our auditors telling my boss that I am grossly underpaid and they won't be able to replace me at this price) so that means an extra say $25 a week in my paycheck. Going to use that over the next few months to focus on paying off some small loans from family (ex: Dad bought my new car battery for $120 and even though he says he doesn't want the money back - I am going to pay him back). So all in all things are going well. Happy racing to everyone!

Kristin - I'm sure you are looking forward to having your Bethpage and your Aunt's loan paid off in late June. Can I make a suggestion? I'm not sure how much you have in your EF, I'm assuming it's not much if you had to have your Dad buy you a car battery for $120. I would take the $190 month and put it toward your EF for 2-3 months. It'll slow down your debt payoff by a few months, but you really need to build that up FIRST.

I have about $1,500 in my EF right now but before I started dipping into it I had about $2,250 which is approximately 1 month of necessary bills. Dad only bought me the car battery because I was on vacation and left my car at their house because it has the trailer hitch he needed and of course thats when the issue arises. He put the new battery in the car before I even got home to know what happened and told me not to worry about it but I am going to pay him back. I do agree with you that I need to build up that EF. I could double my Disney payment to make that payoff faster and then take the rest of the $190 and put it towards my EF. That way by the end of the year Disney might be paid off and my EF might be back to being fully funded.

as of yesterday, I've had two open houses and zero offers. yesterday's open house only had one freakin couple come through! I'm getting discouraged. my realtor's suggesting a $2k price drop, but I'm thinking it's too soon for that. it's only been on the market 3 weeks. what say y'all?
