We have so much stuff we want to bring to son I don't know what they will do with it. He and gramps need to get the garage done. Son is traveling this week, has to go to Vegas, talk about hot!!
Hubs said he has been finishing up putting lines and stuff back on the tractor and its 95, he sent a picture and he looks drained, poor guy.
A guy we know that did the ceilings in our house has information about someone moving to Indiana looking for a house and may be interested in ours. So he told hubs to contact him. That would be too easy for sure. We shall see and the manager here asked me to be sure and contact her about our other house in Indiana.
The realtor came today, going to check but thinks we may get about $120k for this. Would be great if we can but will take less if a fast sale. I don't want to get into more investments.
So things are kind of fast and furious. We are leaving at 5:30 tonight, maybe its early but traffic can be awful at Seatac.
Sounds like I'm going back to an oven and a drought.

Little guy talks constantly too. At the beginning they worried that he wasn't talking, now he never shuts up. But better than him getting on the phone or computer all day.
I'm tired and ready to go to bed. I have to get up early in the morning to meet the realtor and I will be up all night tomorrow night. So going to nap tomorrow.
I was going to order some food on the plane and you should see the crap they have now. We will take some food.

Hubs meant there is no one left in Indiana to help us.So I think that is another reason he is getting more willing to move. And the home is near everything though country, its closer to town than here.

In your case if you didn't pay they could put a lien on your property, but that still wouldn't get the money unless you sold or maybe go to court? I'm not sure.

Same thing I'm thinking MPL, they have asked nothing of me. No proof of funds or anything?? I mean we are talking about $300k which I sure don't think is chump change. I'm thinking they can pull info up like I do. I paid to pull up property records and it told me everything way back about the owners of the properties and all. Can they do that with just a name?? No drivers license info nothing. Back home they will even get copies of drivers license sometimes to show you homes. Maybe here they have lots of people pay cash and hundreds of thousands more then me.
Ok break over, back to work.

I am cleaning, stuff is picked up, DIL got grandsons toys so its neat. She picked up some of her pretty glassware, I told her I don't have a place to display it like here, so no point in leaving it.
Entry and kitchen mopped, next the dining and bathrooms, the rest is vacced and some dusted. Going to take out the trash. Loaded Dil with some food from the fridge, she made us spaghetti for today so I don't have to cook.
We gave them the big half chair and footstool, son took it home. They can have either of the couches they choose when we get the other up. Also DD can have our bedroom suit that is here and the 2 pieces she has here will go to son also. It will help them get rid of old stuff and they won't have to buy new yet.
I think when we get everything sold we will do sons garage, we are thinking he and son are going to build, they can. It will save a small fortune too and give gramps something to do. He has gotten all into this move, told people down there we are moving and seems quite happy about it all.
He told me today, he started realizing as we get older and less able, there is noone to help us with anything there. No family at all. He said we get to where we need a scrip and we have noone to get it and they don't deliver. Plus I'm thinking in time we can't drive. The house is even 2 miles closer to the town of Tumwater. Son or DIL can help, they may have delivery or where we can pickup and there are buses, uber, taxis, delivery of food, you name it. I bet with me gone he has had days where he needed help with things and no help. We have one neighbor but his wife can't get around very good and he is taking care of her. If he gets sick, they will have to move to assisted living. They have talked about it some. They just spent a fortune on their home the last few years, but one of their girls will move there.
He isn't crazy about the weather but he will get used to it and I don't pay much attention to the rain. I just make sure we have raincoats.
And the nice sized garage will be such a plus for him where he can put all kinds of shelving and even overhead. Still we are both going to really downscale stuff, so that will help.
But I sure have my work cut out for me as does he.
I think when we get done with the move and everything sold he will need a new truck. Either of my cars may last as long as I drive or maybe 1 more will do it. He said he is getting a smaller one, maybe a Colorado or like that.
I told hubs I want quartz countertops, the heat pump, and probably hardwood in the 2 bedrooms, everyplace else has hard surface floors. I would say the carpet has been in there a long time, but its ok for awhile.

The range hood has aluminum foil on it. If you buy that house make it subject to inspections and a rejection based on those. Looks like several jerry rigged things in there. The house is ok, but needs a lot of updating.

This is an interesting approach to rent increases. The rent increase or decrease to the lot rent is tied to the CPI, that certainly seems reasonable as SS also increases for that too. The one we are in is really going to keep up I think, its higher than the one we bought in. Likely because it is lake front property.
Time to shower and go to bed.

That sounds good. But the contractor should have taken that window into consideration. The stair sounds like the only way to do it.

I have a stuff that has varnish and a stain in it. You can buy different colors. Or for the places water got to, I might be able to get some brush on stain that will work. First I will clean it good and no worse than it is I think it will be easy to fix. There is just the 2 doors and the plug wood covers above the doors.
I received the tenant approval form to sign. I'm sure they need license and stuff to check us out, no issue there.

I'm not sure what is going on with hubs. He is changing so much I can't believe it.
He called this morning and is getting quotes from moving people to load, move, and unload all our furniture. Then he is saying we can get a cleaning service to clean the house. I know I had the windows done one year and that company does make ready work.
If I thought he would ever do something like this I would have fainted. What is happening to my hubs? I'm sure not complaining.
A no no happened today, Hubs told me to take DD and drive by the house and let DD see it too. So we did and I stopped to take a picture. Well the lady had the front door open and walked up and looked out. I felt awkward so I told her I was the person buying the house. She wanted me to come in and I kind of hemmed on that but did. Also she wanted to introduce me to her husband so I did go in. He asked me anything I wanted to know, they were lovely people. I told them the garage was what I wanted to see again and the hobby room. I found out the hobby room has baseboard heat so that's why the bills are high. The garage is really tall so hubs can build shelves in it to store things. It's drywalled and taped but they had never painted it so he wants to do that. I told him we were having a heat pump put in is why we didn't offer more. He said everyone out there had and that was a good idea, he said we just never got around to it. Since the floor is lower in there I'm wondering if we can't come through the wall with a couple of vents from the furnace. Baseboard heat is terribly expensive. Will check with the hvac people to see if that is possible.
I think we are going to have to do a catio, I saw baby bunnies in the yard and the lady said they are all over around there, so I can't see the kitties being a good match. I hope I can get hubs to build one, he has been very accommodating so far.
The husband was kind enough to show DD the room that would be hers and she is excited. Also the lady said all down one side of the house she raised vegetables so that would work for me.

It's hard to decide, ask me how I know. But when you find the right one, it will just grab you.

Oh that is so nice. Had you ever had a deck there before? The one at the house we bought, has no railings or anything either. Going to if hubs will change that.
I want 2 things done there for sure. A heat pump added so we have AC, and quartz countertops in the kitchen. It's too nice for just the old ones on the cabinets. I'm getting excited. But we are going to have to really pinch the dollars till we sell the 2 houses likely pretty quickly, but we expect our house to take awhile. But putting that money back will make me feel more secure. Yes, I really worry about money. You will when you no longer work. But getting rid of 2 of them will really reduce our expenses.
We have so much to do, time will fly.

My husband was never like this before. He has been looking at the pictures. And he said well this is a house you can be proud of. He used to never say things like that, but he always fixed our homes up to make them nice. We just bought real fixer uppers that were sound but awful. The last house is the first nice one we moved into and didn't need to remodel everything and now this one we will buy. I think he wants something to be proud of too.
And we talked about one that needed fixing but most of them were $400k and that's just crazy. So this is likely a good choice for us at this time in our life.
And its big enough for what we want.

We were reminiscing about some of the dumps we have bought. One where the closet ceiling and bathroom had fallen in. The bottom of the doors rotted off. Had to replace all the glass in the windows. We only paid $21k for it. But turned it into a nice place, we have done a lot of those. And this place is NICE. But it has an electric stove and I hate them.
The only negative is no AC, we can't change that till we sell a couple of places as ready cash will be very tight till then.
But its kind of fun, I think we enjoy moving, LOL! And hubs will finish out things for me to make it really nice. Ceiling fans will be one addition I think. Our bedroom has cute corner windows. Kitchen is kind of circular so very pretty with lots of cabinets.
Looking forward to it.
Off to the grocer.

well, folks W HAVE BOUGHT the house, got it for $295,000. I worried about being able to resell it, but the realtor said that is a very desirable community, I can see why, and we wouldn't have a problem. But lot of money. Hubs has mixed feelings, he doesn't like the weather here, but I don't know what to say.
But he agrees we have to do something for DD, and we are to old to keep maintaining property and things, so its kind of what we need to do. I sure don't want to live out in the country but not crazy about living this close to people either. As son said, well if you hate it too much, sell it later and move.
He did say all we do with the 4 acres is work on it. Work mowing, work on landscaping and more work and don't do anything else with it.

Yeah someone else put the other stuff in, not her. But son has asked her nicely quite a few times to address the fence issue. He has documentation for his emails and her responses. He gave her 30 days to respond and she ignored him so he finally contacted her again. He has really developed his skills over the years in dealing with conflicts and is very nice and has been. He told her if she doesn't fix this he will be getting an attorney and include the dog biting issue with it, that just happened last year. There is a police report too.
This will cost him, but I agree he can't just let this go on. He is really mad about the trees they were big ones.
And no they did not ask for a survey?? But you know we don't generally get one either. He looked at the plat and could tell his house was in the middle so wasn't concerned until he decided to build. This stuff happens all over.

I am going to clean my car out today. And I have to get a few things for us to eat at the grocer. Going to make spaghetti sauce for tonight.
I have gone all through the contract and can't see how long the sellers have to agree or disagree. I guess I have to email the agent, it should be in front of my face!
I have never seen my son so mad. His neighbor is encroaching on his property. He had a survey done to make sure he was meeting all the requirements about set backs and things if he builds a garage. He has found she is encroaching 9.5 feet on the back of his 2.5 acres and 5 foot on the rest of the side. So she has cut and sold his trees, built a fence lately 5 foot over. She had told him before she thought the property line was right down her driveway. Her lot is an acre or less. So he only asked her to move the fence. This is the same neighbor that the dog bit grandson and had terrorized the neighbors,so she was required to build the fence. She just bought the property in 2020.
So now she has informed him she is not moving the fence, that her septic drain field is on his property and about half of a building is on his property too and she isn't moving none of that. I'm sure some may be grandfathered but he said that is just too much. She is taking over quite a bit on his place. So he is going to the county first, code enforcement and such and has called a real estate attorney. I can't say I blame him as like he said if she doesn't care about any of that where does it end? Does she just keep taking more? Her back gate is even on his property.
This type of thing can be a real mess, she has spent a fortune on that house and told him she couldn't afford to fix any of that stuff, just wow. Property disputes are messy and awful so I hate to see him involved in that, but I can't see letting her do that either. So expect to hear more on that.
Ok, time for me to get busy.

DIL and I had a great time today. She loved the house so we enjoyed that. Then we decided to go to Starbucks and have coffee, I bought DD her hot cocoa she likes so much and brought it home. That thrilled her. I wanted her to go with us and just mess around today, I didn't want to work in the house, I did get my car washed.
So we looked around in Home Goods but didn't buy anything. Then we went to Olive Garden for lunch, it was really good and I got DD one of the $6 to go meals. Brought her home some bread sticks and salad too. So she was a happy camper, she just didn't want to go anywhere. We both tried to get her to go with us.
I worked with the realtor for an hour or more crafting our contract, its very simple and clean. We asked for nothing, offered all cash, want an inspection to only see if there were any major defects, not asking to fix anything, if there were, just release us from the contract. Anything minor or cosmetic, we would take as is. They put the closing on July 11th. Closing costs would only be about $1500 this way, you save a fortune in closing costs. I offered $290k, asking was $300 and only because it does not have central air and we would have a heat pump put in. The other person that was going to write a contract said they will looks elsewhere, I would probably do the same as I'm not getting in a bidding war. Like the realtor said, it would be a good move for them to take it. Quick closing, no extra costs, when people finance, they pay a sh**load of extra costs. But I suppose someone could come along with the same deal and pay full price and get it, I would hate to lose it, but will, there will be other houses and possibly out there. The one thing I would hate to lose is the nice big hobby room, it is really nice. And the perfect little extra bedroom that little guy can use when he comes over.
The lady is an artist and had paintings everywhere. The realtor said they are not wanting to move everything so if we get it I may offer on some of the paintings and one lovely mirror. But she has gallery art so I doubt I could afford them. But they help make the house. And a lot are pastels, so never hurts to ask.
Then we came home and she went home. I put away my gardening tools and mower. Later she and little guy came over after he came home from school, he ate dinner and DD was in there eating. I'm laughing and tell them the poor things don't get fed at home. For some reason they would rather eat here, I don't care.
I told son grandson can stay Friday and Saturday but not Sunday. I want to get the fridge cleaned out and not cook that day, all the laundry done and be ready to leave on Monday and not be stressed. They will probably come over for a bit. His last day of school is Friday.
I have bean soup, veggie soup, and roast in the freezer for hubs. And I will be freezing cheese and luncheon meat we have left for him. The will give him a few days of good food to eat.
Well about bath time for me. It was a good day and I think we both enjoyed it. DIL does really good most days and when she gets in one of her moods I just ignore it. So overall we get along pretty good.
Hubs is so worried about little guy going over there, he is leaving Friday after I get home and coming up to see him before he leaves. We are both really worried about him going.

Yes, the last one we just looked at. Address is 4228 Illahee Ln Sw, Tumwater. It was even nicer in person than in the pictures. I really like it, but not going to get my heart set on it in case we don't get it. Wow, after going through that, makes this place look like a hovel. LOL! But if this doesn't work, we will find something else.
I like its a gated community too. They lock the gates around 7 or so but we will have access to get in. Will have to see if son and DIL has access too, I'm sure they will.
And yes, I'm excited, looks like hubs meant it when he said we could get something nicer. Son said he would stay here with the bigger lawn. Most of the people there are old, many older than us. Son said looks like it's full of "jarheads", retired marines But hubs doesn't want to put money in this 50 year old place and I don't blame him. This one is just tied down too and the other has a regular foundation like a house, and it was new in 2006, so way newer. As son said could easily resell that place too, if we find something we like better. But I doubt it. I think we will both like it there and I know DD will.
We can easily sell 2 places, but our house may take awhile in Indiana. I hope not too long.
So now we wait to see what the seller will do.

I am very excited. Hubs and I talked about the house. He thinks its beautiful also and told me to go ahead and look it over. So DIL and I did today and son met us there to look at things hubs wanted him to. We put in an offer, we will see what happens with it. We will get an inspection since hubs is not here. It's only for major structural issues if they find any. If minor things we will buy 'as is' all cash offer. If there are major structural issues, we will just not buy it. Not asking for repairs. They had another couple that was going to offer but when they found one going in, they decided to look elsewhere. The house will sell and I think quickly for full price. I told the agent we will not do a bidding war, if someone else offers more, its their. It will upset me, but something better will come along up here. It's just we don't want to pay more if we don't have to. We can then help son and DIL to fix things they want at their house. The only thing we don't like is the small driveway, but as hubs said we will deal with it.
Honestly I saw nothing that needs repaired or fixed. I did notice the doors under the kitchen cabinets looked like they could need some refinish work and the lighting in the kitchen is too dark. Hubs will change out the light fixtures and put under cabinet lights. I'm going to talk with them about buying some of the artwork on the walls, it really compliments the home. Also there is a gorgeous mirror I would like to have in there, either for me or DIL.
She already has dibs on half my "hobby room", LOL! I don't care, she is more than welcome to come there and paint if she wants. DD will get a big bedroom like she wants, same size as ours and she and I both will use the whirlpool tub. Hubs will have to use the hallway bathroom as it has a shower and the other doesn't, he said fine with him. The small little office will be grandsons when he comes over. We already saw some kids playing at a neighbors, so maybe he will have some kids to play with. I bet a lot of grandparents have kids visiting.
I think the garage is big enough he can put shelving up to put things he wants to save in it. Most of the ceilings are tall and well I just love it. It has everything I want and hubs will get some. But he can go to sons and work if he wants too. They need lots done and he doesn't mind. I hope we can help fix their kitchen up, it is pretty bad. The rest of the house inside is ok, but she wants to make changes and I understand why. The only thing I want different is quartz countertops in the kitchen.
So now down to earth and see if the seller accepts our offer.

I love the kitties and looks like they will get along well. Having a young one looks like it will work well. The older one can still be dominant so no fighting for position. They look like they are going to be inseparable. I love cats too and can't imagine life without them. And yours are beautiful.

Nasty woman, I looked up the value too. I went to the property tax rolls. And it appears that the guy is 86 and a couple years ago he got an exemption for disability.
I saw where on one form elsewhere, they were taxing the land?? Then on another it showed the property. After going to the property tax site, I saw where he was getting increasing deductions for the last few years. And it stated he was a senior with a disability was why.
But I read the value is more like $275k, but the way prices are zooming up there, I doubt they would sell it for that. I likely wouldn't either.

There is no pool at this place but it is very pretty. All the homes are pretty big and have garages. It's on a rather hilly area so that adds to it. It's a beautiful community but the homes are a lot closer together than the pictures look and I'm wondering if that garage is tiny. I stopped and asked a lady where the manager lived and she showed me. She was a person of color and was funny. She said she accidentally put her paycheck into the outgoing mail slot and was waiting for the mail man to see if she can get it back. Sounds like something I would do. But I could not see where I could park to get to her house. I called again and left a second message, very frustrating. So I sent the realtor a note and just told him to go ahead and set up a viewing and maybe the owners can get an answer.
There were lots of people out and about working on their lawns, I have never seen so much landscaping, it is beautiful. Of course I saw a couple of houses without well kept lawns. I also saw 2 bunnies playing behind a house. I also said we have proof of funds if needed.
So I should get an answer one way or another, tomorrow I would think.

No I did not know the PNW was 85% white.I just assumed it was like everyplace else. I did know there are a lot of native Americans here, but only because I looked at the maps and see Indian names and their casinos all over.
I know there is a possibility of these places being sold. But probably moreso where we live now being a lake front property. I could see this being developed and getting millions out of it. We have a pier, boat tie ups, I think its to deep here for a beach and such, but suppose they could do something like that with approval.
That one does back up to a green space as the one I am looking at does, its in the back.

Actually this is what it states. The 2 occupancy rule may be extended upon managements written approval for immediate family members only.
And of course my Husband just loves this one. He thinks its what we would like, but a lot of landscaping to take care of. I'm pretty sure on this one the water, sewer, and trash pickup is extra.

I doubt if that is a viable choice, such a shame, good location for us and lovely.
No call back from manager but may not even be in daily. I did try again and on recorder.

Well it says has to have one person over 55 and no one under 21 and if they get pregnant has to leave in a year. It's ok, I'm not pushing anything, I don't want to live where we are not wanted. It's been an issue forever, from seating in restaurants to other issues. And yet they say we will take care of all these people who are going to be required to live because of no abortions. That is an out and out lie.
