We have a TroyBilt garden tractor that is at least 25 years old and it still starts first time, every time. <snip> Vehicles are pretty good if you do the scheduled maintenance. When I bought my first house, a 2-family with a friend, he HAD to have a Troy-Bilt rototiller for the garden. That thing was his pride and joy. I was not happy, though, the time we planted strawberry sets and had to just let them grow the first summer. The following Spring he plowed up the entire garden- including the strawberries. Oops. I am not DIY when it comes to cars but I have always been meticulous about maintenance. The 1973 AMC Hornet I bought in 1975 was a POS from the start, needing a quart of oil every 5,000 miles. Fortunately I could take the bus to work and there was a mechanic I trusted within walking distance of my apartment. Don't remember the mileage on the Mustang but it was well under 100K and something was going wrong every month. Olds Cutlass Ciera was the same at 87,000 miles. My 1991 Toyota Camry had 202,000 miles when I donated it to a charity. Coincidence?

My dad was meticulous about PM on the cars, yet that didn’t stop them from being a POS almost from the time he drove the vehicle off the lot. All of those cars were gone before they hit 100k miles. My car is 15 years old and has 120k miles on it. I would have no problem taking it on a cross country road trip tomorrow. We took it over the Rockies and the Cascades last Feb for TD’s dad’s funeral in Calgary without a second thought. My Mazda had 130k miles and was 12 years when it got totaled. It was in perfect mechanical condition. My Sentra that I bought after that was 2 years old was trouble free the 4 years I had it. It got PM and tires. The only reason I got rid of it was my hip issues in getting in and out of it. It had about 100k when I got rid of it….it was a good car and hated losing it.

I keep cars around 15 to 20 years. My plan is that the Subaru I bought last year will be my last car purchase. We generally keep our cars until they die. Unless their maintenance is getting more expensive than buying a new car, but we do keep 'em a long time.

Hi, everyone! We hd a fun time in Seattle until DH woke up Tuesday morning with COVID. He didn't realize that was what happened until the evening though. It turns out he got it from DD#1. She was only testing herself to prove to him that the tests she had from her school were accurate. DH's test line was faint, so he tried to deny it was positive. DD#1 took the second test from the same box to show him what a negative result would look like. Except her test was positive. She did another one in hopes that it was a false positive. Nope. It's a true positive. She's completely asymptomatic. DH is at the "really bad cold". We came home a day early. I went to get Bill the Dog from the boarder. While there, a contractor showed up at our new house to work on a kitchen wall. Both DH and I completely forgot that was scheduled to happen today. We weren't supposed to be here! DH had actually fallen back asleep (unheard of for him except when he's really ill), and he answered the door in his underwear.

soupandstew Does this happen to be your neighbor that you've had to dial back helping? No, I don't know this person, but it's in my neighborhood. Folks are just generally ignorant about their properties and don't understand utility easements. Several years ago another guy denied any entry onto his property by utility workers, putting up giant NO TRESPASSING signs and making threats. He even went so far as to cancel his electricity and gas accounts, get a chemical toilet, buy bottled water etc. When hauled into court, he said they had no right of entry because he didn't use the utilities. The judge told him the easement was granted in perpetuity by the developer and, in accepting title and deed, he accepted the provision of a utility easement whether or not he used the products conveyed by the utilities. Several years back, a woman on my street tried the same approach. She decided she would not mow the 5' easement across the front of her yard. When the grass got knee high, numerous neighbors complained to code enforcement and she received a citation. She went to court and told the judge that if it wasn't her property, she wasn't going to take care of it. The judge explained that it was her property although the easement is present. She tried arguing that she hadn't personally granted the easement and, again, the judge said it existed from the creation of the subdivision and by accepting title she agreed to respect the easement. The fine was several hundred dollars, probably a bit extra because she argued with the judge. And we won't even talk about the neighbor who said the power company did not have an aerial easement because, you guessed it, she didn't have an aerial

I used to keep my trucks forever, one Nissan went 125,000 miles. We've always been meticulous about maintenance and even now I observe all service intervals, using time instead of mileage because I don't drive much. The Subaru has been a POS with so many recalls. I really don't appreciate them trying to make the O2 sensor issue my bad because I don't drive enough. I didn't have an hour to waste today driving around aimlessly so I probably only put 10 miles on, and tomorrow and Friday are supposed to be flooding rain days. I wanted to work in the yard Saturday but I really need to put in an hour or more driving.

@pinkcshmere , if you are concerned about the condition of your house and what your mother has allowed it to become, I would recommend going to see it for yourself. There must be building codes where the house is located. Insect and vermin infestation is likely against a city or county ordinance and requires that the owners or occupants fix the problem. You don't want it to become so bad that the city would step in. The trouble with fixing it is that if your mother stays there, it would likely become infested again. I understand it's a concern that IF your mother had to leave the house, she would just not lift a finger to move until her stuff was placed on the curb and she would impose on people to take her in (probably on you, first) with the threat of becoming homeless. Is it possible to inquire about senior housing while also contacting one of those companies that buys distressed houses for cash? You could sell to them with a firm warning to your mother that there's nothing you can do for her if/when you sell. She will either have to pay rent to the new owners or get out. And that's assuming they let her stay. Once they see the infestation, they may require her to move before they do anything to the house. Senior housing is a good backup. It's a tough situation, for sure. If I were in your place, I guess I'd wonder if it was worth it just to let her live there for the duration and then fix the house after she's gone, if it's salvageable. And come to terms with the prospect that it may not be salvageable, and the house may need to be razed. Oh, just happened to think, is there a mortgage on the property? If so, just letting the house go to ruins is not an option. I’ve always taken care of my house. I’m going to have the exterminator go back over there either Monday or Tuesday. I’m going over there Friday to make sure it’s ready for the exterminator. I told my Mom if I have to clean Friday, I’m just going to throw shit away. It takes me losing my temper and screaming and cussing to get her attention to realize she’s gone too far and should probably stop aggravating me. Which is a shame, because I don’t want to yell and cuss at my Mom. I’ve only ever done it once, but we haven’t had that same issue again, she makes sure of that. And if my house is still a mess Friday, I’ll probably lose my temper again, since I’m already simmering on about a 8 about my house having mice and roaches and being filthy. The house still has a mortgage, but that’s not the point. It’s almost paid off and worth over $100k. That’s a lot of money to me. Too much for me to just let it go. I do think about just selling it sometimes, but I don’t want to. And if that becomes my only way out of this mess, I’ll probably never speak to her again. I already don’t really want to talk to her now. Whatever happens, she can NOT live with me again. I was absolutely miserable before I moved here with Mister. I’m talking stomach in knots on my way home from work every day miserable. I’m not going through that again. Oh, and I did call a few senior housing places. Long story short, they all have long waiting lists.

One day somebody from AT&T rang my doorbell to ask me to do something with my dog (the big Poodle with the bad attitude) so he could go in my fenced in backyard. Out of curiosity, I asked him what would’ve happened if I’d not been home. I didn’t ask in an ugly way, I honestly was just curious. I’d already agreed to get the dog. He got all huffy like I did something wrong by asking and he told me that they can call the police who will shoot the dog if necessary. Needless to say, that response did NOT go over well with me. And I told him to hurry up and do what the fuck he needed to do and get the fuck off my property.

There are limits and, at least around me, no cop is going to shoot a dog to save some AT&T dude's rear. The AT&T guy can hop your fence, open your gate and let the dog out, or pepper spray the shit out of it. But the law isn't going to touch it. Do you have any idea how many protocols are involved when an officer discharges their weapon, even at an animal? Most will only discharge their weapon if a dog is actively involved in an attack on a human, or attempts to attack the officer. It just isn't worth the grief otherwise.

Pink, get her on all the waiting lists you can. Many times people have to move, pass away, or other arrangements are made when they are that old, or fall off the list through death or in some way lose eligibility. They can move up unexpectedly on those lists over and over again.
Just do it, you never know how many can come available. But make sure it's only senior housing where she pays the minimum of her income for the rent. Federal money is involved in those. It's not going to happen overnight.
You also might check into assisted living, some states help pay for it through medicaid, some don't. They have to be mobile and able to bathe themselves, get to the dining room, dress themselves and things like that.

Yes, we were shocked at the condition of the one house. Since they had lived in our rentals for years we knew she was not Mrs Clean. But nothing like we got into, it was awful. And yes we are going to keep selling houses.

Little guy is doing ok. He is getting along find with Tigger, he is rubbing on his legs and being friendly, no issue. I don't trust Smoke, he has too, but never know if it's a prelude to biting him or grabbing out so him I have watched. I told him don't grab at him or startle him, just let him get used to him and see how he does. He is not running at them like he did last year. He has calmed down quite a bit actually.
Today he and DD did great. We went to Subway, she was ahead of us and the place was empty. She ordered her lunch, got what she wanted to drink and paid for her own without help from me.
Little guy had me help with bread selection, then he ordered all the rest on his own. He said he likes healthy food. He said he had never been to Subway before, son said that was true, they have been to something like Jake's sandwiches or some such name. He ate a whole 6 inch sub. I can't get over the fact his mom says he doesn't eat much, he does for us. He said what he wanted for breakfast in the morning. I also asked if he liked salmon, he does like fish. I told him I would bake him a small piece and see what he thought of it tomorrow, he said ok, he will try it. He even asked for black olives on his sandwich. They do have a wide variety of foods so he likes a lot of different foods.
He is playing on his phone, but I told him tomorrow he needs to be outside and playing, we will find things for him to do. We drove by the pool today and looks like it will be next summer, still have a lot of work there. He is planning on coming down next summer and go there and be here. I told him his mom might be planning on Russia if it works out, but he is wanting to come to Indiana. I told him a trip to see Russia would really be something to remember and also see his family. He didn't sound too thrilled, I don't want to interfere with that, his mom would be upset and I don't blame her. With the way things are going I can't see it happening next year, but you never know.
Hubs is finally admitting he is worn out. He mowed at the rentals today, had his shower. I brought home dinner for him too and he is asleep in his recliner. Little guy said he told him it would be 4 days going back. I said will you like that better and he said yes. For me too.
But it's good, we are happy to see him and glad to know he wants to spend time with us. They have got him straightened up a lot it seems. But changing places, dealing with covid, being home so much, changing schools and all is hard for kids to have to do. And sounds like one of his teachers is leaving or retiring and he said he really likes her, so that's a good sign. We talked about him doing well in school and going to college after high school. Hope his interest in everything continues. He is a regular little chatterbox, LOL!

CCL, worse we ever had. I have rented properties for over 20 years, none ever torn up or messed up bad. I figured we were due, still nothing torn up, just very very dirty. So that's just some elbow grease. I have no regrets in having rentals, good income.
The guy told me when he paid rent his place doesn't look like that. He said he had some clean clothes on his bed and some dirty dishes he needs to do, that's all. And I believe him, so no issue. He said he and her DD did most of the cleaning, but the DD went with a friend and the GF quit doing anything, when she went to work, so he pretty much did too. He said when he gets home from work he is so tired about all he wants to do is go to bed. So it got really bad

CG, my MIL was Eastern European, Polish. And she never thought anyone ate enough! Thinking it’s from the Wars that devastated their countries and scarcity of food. When we went to weddings, First Communions etc the amount of food at the restaurant was enormous. And the ladies still all brought desserts in addition Towards the end of the event I always felt The Warsaw bakery opened up

It's amazing how much less stressful it is living with my adult child now that he has a full-time job. He goes to bed early and isn't up until 1am yelling at his computer games, he isn't home all day eating all the food and messing up the kitchen, he buys his own gas, plus he works at the same company as me and says it's like being the son of a rock star there. Everyone is coming up to him saying, "OMG, You're MPL's son!" Hopefully, they're not telling him stories of what we all did back in the day.

I am pooped. When Mister got home from work, we went to Xfinity to turn in some equipment and switch some more out. We decided earlier today that the modem was probably the reason Mister couldn’t get the cameras to work right. I had to go because the account is in my name. When we finally got back home (after 2 trips to the Xfinity store), plugged the new modem up and voila, everything worked perfectly. He thought he was going to have to reset the cameras, but nope. I feel like I’ve had a whole ‘nother workday now. I just want to relax, which means I don’t want to think or talk about my Mom right now. I’m done with issues and problems for today lol. I will read what you all said later, when I’m more settled and can focus.

I must have all the things kids like. He has had cheese sticks and asked me to put them where he can get them. Then he had some fruit snacks. Then he asked for Kool Aid, I buy the single serving ones so he likes those. He said he doesn't have those at home.
He likes a lot of American foods and the items she gets are good but not what he gets at school and he likes some of that stuff.
So, he is happily eating his way through the kitchen, LOL! His mom says he is so skinny, he is pretty much, but he is pretty healthy anymore. They are doing ok. I did have him drink the kool aid in the dining room as that grape stuff stains. It's Welch's brand, the Kool Aid brand didn't stain, but this tastes better. I order it by the case from Amazon. There are 12 boxes of 6 each. DD and I like it too.
Tigger is doing good with him. We are watching Smoke, but so far he is ok, but I'm keeping an eye on him. Maybe him being near hubs and picking up smells from him, then sleeping in my bed maybe that is helping. He circles him and rubs, has hissed a couple of times but so far nothing mean, yet.
He is in DD's room talking to her. He hasn't asked this time what is wrong with her, but I told him she isn't feeling so good, so he understands that, which she doesn't. She is having lots of headaches, I'm trying to get water down her plus her migraine meds. He did say oh my gosh DD has lost so much weight. It just tickles her that he interacts with her and she tries to act more grown up. As long as he is nice to her, that's all that matters. Her dad, DIL's sister, and DIL each sent her a little gift, that tickled her too.
It's been a nice day, hubs and I have both fallen asleep for about an hour. We turned the couch around to this room so little guy can sit there and watch telly and be part of the group. I need to do a little rearranging as we basically had this set for our 2 recliners only. Obviously we don't have a lot of company. Hubs said

I'm home from my 3h tour. picked up the pups at daycare (25min north) and turned around to drive straight to M's house (40min past mine). fed them dinner there, then stopped at the great Chinese restaurant near M's house and put in a takeout order. I got home about a half hour ago, and tore into the takeout. I'm approaching food coma at this point haha. I need to pack up the leftovers, I've got food for days, this place doesn't mess around. I ordered fried rice, garlic bok choy, and teriyaki sticks. the rice doesn't even look like I touched it, and I had one skewer and a big pile of bok choy.
Sox game is on for now, but we're sucking in Toronto without the anti-vax players who weren't allowed in to Canada. I have no problem turning this off and going to bed when I'm tired. I intend to enjoy having the bed to myself tonight!
