Well, the flipper was here. He offered me $30K more than I owe. That money would pay everything I owe off and still leave me with a nice down payment on a new car. I'm going to take it.

Also, my house isn't collapsing. Since the room with the cracks is on a slab and not the basement, it would be pretty hard for it to collapse into the slab/earth below. The foundation itself looks good.

I'm really getting annoyed by the new ads that keep popping up, on this site, on my phone. They cover nearly half the page and require you to first shrink them before you can close them. I don't know how much I am willing to contribute dealing with them. Are you the app or a browser? I just connect on Chrome (from my phone) and haven't noticed that yet. I lose some functionality like the emojis, but nothing that effects usability. I also connect on Chrome. Maybe it has to do with cookies? Although I don't think it's anything I've looked at. But maybe it's still related some how. First, it glows blue around the whole page. Then it comes up from the bottom. Annoying! Hopefully, it will go away SOON. If it doesn't, I will. 😕

Did you at least talk to a few real estate agents to see what they would list your property for. DH works with clients on the South Side of Milwaukee. The houses really sell for pretty decent prices despite the fact that many white people would not consider living in those areas. Houses are so hard to come by, many still can sell "as is". At least negotiate.

The Walk of the Penguin Mich We are facing food issues on our flight to Cape Cod in a couple of weeks. The flight leaves Houston at 6:30 am and Southwest doesn't serve food. It's questionable whether we will be able to find food at the airport before boarding, so I will take energy bars etc because we both have to have something in our stomachs to take our meds. It will be a similar situation coming back. That's what really kicked our butts on our Alaska trip - lack of food because United only sells food to people with their app and we didn't know that until we boarded. If you are flying out of the southern most airport in our city, then you are right to be concerned about whether you’ll be able to get food that early. DH and I had a 6am flight one time, and we’re prepared to get coffee/breakfast at whatever was open, even if it wasn’t our first choice. There’s a coffee shop there that said they opened at 4:30am. When we get there shortly after 4:30 there is a line of at least 50 people and an employee rudely telling us all they don’t open until 6am so we should “enjoy waiting in line” 😳😡 Anyway, you’ll be well served to take your own snacks! thanks for the alert - that's where we are flying out of.

You'll want a dp for a house in a couple years.

The guy figured he'd probably put $70K into it to sell it and it's a realistic number. I'm just going to take the cash and be debt free for a few years before buying another house. Then I'll spend the remainder of my working years paying it off so I can be debt free in retirement.

The flipper is probably throwing out a real low ball offer.

You can always tell a realtor you're listing/selling as-is.

Waiting for DN3 to return my call to see if he can cat sit next week. He only needs to stop by twice. I don't care if my sister says I am taking advantage of him. The basement full of furniture was supposed to be here only one summer and this is now summer #3. I am saving him a lot of money. It was the cost of the storage unit that caused him to ask me because his mother told him no. I consider it a fair trade. Also, I really don't consider it an imposition asking a family member to drop by twice to take care of the cats. Unless they would have to drive hours to do so of course but that is not the case either. Sounds more like your sister does not want you to ask "" HER" kids for help whatever... She needs to get over herself. I don't think she wants me to ask HER kids for anything. Just like she only wanted dad and I to come to Christmas for the meal and not HER family's gift opening. I stopped going altogether and she had to go get dad. She sent a text about having Christmas be "MY" family, so dad and I were not HER family.

Then I'll buy myself a newer Nissan Rogue. Funny thing is T1 has a Rogue also. We're going to be the Rogue triplets. I'm waiting to hear back from a friend's dad who owns rentals. I'm also going to see one today and another one tomorrow. I'll find something soon.

I told the flipper I'd get back to him next week when I had the appraisal done. I haven't signed anything yet. The house really needs work, so I'm pretty surprised at the number he offered honestly. I figure I'd at least have to pay $10-15K in realtor fees to sell it, so I'm pretty ok going the easy route if it's not a lot over what he offered. At the end of the day, I have all the time in the world and already have someone ready to buy it and get me out if I want.

And it's checking on a couple cats. It's not like you were expecting him to milk your 100 dairy cows twice a day while you were out.

I think her sister is really just a control freak and an asshole. She's fine with asking others to do things for her, like driving her to her vacation spot without pitching in for gas. When someone asks HER kids for help, she's all pissy. Like you said, family helps each other out. It's just what you do. It's not like she's asking for some huge amount of work.

I had relatives that lived in the hood. Not quite as violent as Andi's. But, folks were being shot and killed fairly regularly. Their house value has doubled since 2001. House is almost 70 years old and it's worth slightly more than 100K.
The same house in the "hood" here would easily be worth double. We only get a handful of murders a year.

Bidding wars are created by agents by listing low. It's one thing if they're just taking off the realtor fees, but that's not the business model. I'm not saying it's always a bad deal. For dsis' house, I'd do it. But a house that is lived in, cleaned regularly and just has deferred maintenance I would be surprised if a cash flipper is offering fmv.

Dropped my car off this morning for the wheel bearings. It should be done this afternoon. I rolled out of bed and asked TD to come pick me up. He was still snorting when I left. I mentioned to the intake guy that I left DH sleeping, I hope he heard me about picking me up. Another woman at the counter offered me a ride home if he didn’t show. She was a total stranger! He showed, with Harriet. As it’s summer, Harriet’s car rides have been sparse. She’d rather take a car ride than eat.
There are 8 houses on this road and 2 of them are having work done. Neighbor is replacing her deck, and the one 2 houses down is reroofing. Getting down the street is like taking an obstacle course. Doesn’t help that there were a few deer playing chicken among the cars.
The house that’s being reroofed is interesting. It was almost the most ugly color house you could imagine, but the inside was huge (I think almost 4000 sq ft) and gorgeous. The couple that finally bought it has their daughter and her family living in the basement as it’s really a second apartment. Not long after, they painted it…..teal. Not a muted shade, or dark shade, but bright teal. Trimmed it in rust. I didn’t think there could be an uglier house color than it was, but they found it. They are putting on a metal roof, and it’s freaking ORANGE! I never realized they made roof colors that shade!
I’m a little over 2/3 done with the baby blanket I’m making for my nephew’s son. He’s not due until Oct, so for once I’m ahead of the game. I’m playing yarn chicken with the last stripe in the blanket (that I’m on). Fingers are crossed that the yarn provided accurate info on the hanks, or I’ll be on the hunt.

We paid Home Depot for install of the new appliances and to remove the old ones. Delivery was free. Let's just say the process has not been smooth. The dishwasher is still not installed and the new stove is coming Monday morning. Since we do not have unlimited space, DH put the old ones in the dumpster we have for the weekend. Electrician and plumber are coming tomorrow. Plumber was already set to install dishwasher. Will have him do the stove too. Then DH can go to Home Depot and ask for refunds. I'm not trying to wait all week with no stove. If this wasn't the last of the appliances I would say I'm going back to the local chain. They aren't cheap but their delivery and install happens the same day. I've put a bunch of stuff in the dumpster since I got home from meeting my dad to get his signature on the stock transfer forms. I just bought a new dishwasher and garbage disposal from HD. I had the plumber install both, and it was less than what HD wanted for just the dishwasher. They hauled away for free, too.

My new stove and microwave were delivered and installed today.
Spent $800 on van repairs last week.
Booked a couple long weekend trips.
And DD11's tuition is due. Months ago, I chose to move it from monthly to semi-annually. Was re-thinking that decision as it approached. Then remembered that the new financial software school chose wants $150 to spread out the payments. Will just suck it up.
Not looking forward to budget and credit card bill on Friday.

I sold my house to the neighbors because I, too, didn't want to deal with selling it. I think I got a fair price given that I didn't have to pay a realtor + the things that a buyer (or their lender) might insist on. However--and I am sure you have done this--make sure that there are no hidden fees from this flipper.

Well, the flipper was here. He offered me $30K more than I owe. That money would pay everything I owe off and still leave me with a nice down payment on a new car. I'm going to take it. That's great news!

I just called the police on some random man. He was yelling and smacking this lady in the middle of the street. People were driving by and trying to stop and help her, but he was charging at them too. I called 911 and they said 2 other people already called it in and officers were already on the way. It's just not safe here. If I had a firearm I would have stopped and helped, but I don’t. Luckily someone who does is on the way to help her.

I also have another flipper coming tomorrow. I looked at one rental just now that was a complete waste of time. I'm looking at another one this afternoon.

Luckily someone who does is on the way to help her. yikes. have the officers gotten there? that's nutty. glad you're getting out, hopefully you can convince your grandma to do the same.

Things are going pretty well. I'm packed, have one large suitcase and a small one. The big one is half full of DD and my winter coats, just 2 of them. But they sure feel good when its winter in Indiana. We brought them up when we drove up as it was cold and forgot to have hubs take them back home with him. If not for those one suitcase would do it. Most of the clothes, coats, and shoes we are leaving. Hubs said leave them all, but I like the jeans I have, next trip may just do that.
I trimmed DD and my nails, they needed it, washed and set my hair. I will help DD clean up and smell like a rose before we leave.
DIL is taking my bedspread and blanket to wash, she has the big front loaders so can do my king size spread. I was going to mow yesterday, she said no, she wanted to mow it and take the grass so ok with me. Mostly brown still but we did get some rain yesterday.
I cleaned the bathtub where I fixed the shower and the sink, so its good. Last night scrubbed the shower in my bathroom, just have the sink top to clean. We have a few dishes from breakfast, I made us grilled ham and cheese sandwiches, they will hold us for quite some time. Have the trash can sitting out DIL will take the sack home with her. And the few things in the fridge will go in the freezer or be thrown away. She took all my extra veggies home last night. I am washing another load of clothes at least, want to leave everything fresh and clean.
I have bought 2 bars of soap at TJ Maxx, one goat soap and another from Italy. I put them in closets opened and these smell better than all the fragrances I can buy. They have gotten rid of the MUSTY odors in them.
Need to call hubs, as we are pretty much ready. It will be nice to get home for awhile, though I dread all the work in the landscaping.
I've been watching the series called Bosch, pretty good.
