I'm tempted to send you an air mattress so that the kids will have something to bunk on when they stay. That's probably a good sign that you should delete your link. It's risky to tell folks that you bought a house and have no furniture. You don't need all of YMAM sending you housewarming gifts.

The house is being sold by the previous owner's kids who now live out of state. It's in one of the nicest areas of town and clearly well built. The other homes around it are all well-maintained, the neighborhood is quiet, and the house is very near a walking trail and wildlife area where I can take my dogs. The house is so clean you can eat off the floors or in the cabinets. It's solid and all the walls, etc... were in great shape. Even the ugly carpet is very clean. It's a rare house I would sit on the bed or floor and in this house it wouldn't gross me out at all. The yard is sort of fenced with a short chain-link fence but only on 3 sides. I will have a wood privacy fence put in as close to the close of escrow as possible to create a large backyard. The yard has a small orchard of fruit trees which is also kinda cool. The decor is 1970s bad granny, but I will use what I can and donate what I hate. Like, for instance, the window coverings that are all hideous. lol My budget was <120K The realtor mentioned the sellers had talked about how much work it was going to be to remove the furniture, kitchen stuff, etc... and they wished they could leave it all there. So, we offered $105K to include furniture. They accepted my offer without countering a higher price if I would agree to keep all the stuff still in the house, such as the dishes, pots and pans, etc... SCORE! One person's trash is the treasure of the person who got rid of all their crap and has a small-bed truck to try and move in. Looks like I am buying a house. The deal is all cash and the title is clean, so this one should be a whole lot less drama than the last. We are going to try for a 2-3 week escrow, but 4 weeks is probably the most realistic. Tomorrow, it's back over the horrible 100 mile ice slide known as Highway 78 and back to Reno for more fun before the next storm arrives on Thursday.

Love the house! I noticed the slanted door on the outside--my grandmother's house had one of those, it was sort of a "coal chute" to put coal in the basement for her furnace. Is that what it's for, or is it a storm cellar? (Just curious...) Very cute, and a very clean house. If it's a bit dated, so what. At least you can tell the previous owner took good care of the place. And, I'm very impressed with the price! Well done!

That's a basement that is finished and contains the oil-fired forced-air furnace and the water heater. It's said to be nice and serviceable. Today it was well buried in snow and inaccessible. All the other houses I looked at had spongy floors, smelled weird, etc... the big Victorian I love had some major cracks, including one that went all the way across a ceiling. It screamed of a major foundation problem. I'd avoided this house because of all of that lawn, but I will just have to learn to mow until I can come up with some alternative.

The odds are pretty good that they left the mower too. I'll be shocked if you don't land up with several rakes and yard tools too. The cost and bother of replacing all that stuff is immense whether you measure it in dollars or time.
Despite me throwing shade on some of what they left behind, I think that it is excellent news that you scored this stuff. It will really help you keep your wallet closed at a time when you are feeling flush. And the kids didn't do too badly either. The resale on that stuff is awful.

I asked the realtor her opinion knowing I wanted to try for $105. She said $110 would be a great price and they would probably accept that for a cash offer. So, I went for $105 assuming I might get a counter offer. I bought a push mower last year and used it to mow the weeds around my property. I didn't particularly like the cheap model I bought so I left it behind. I would consider a better model as an option. It's sort of meditative to mow. The neighbor apparently has been taking care of the yard for years. It was suggested for a few bucks they might continue. But, I don't make a ton of cash and don't really care if I have a perfectly edged green lawn. I will need something decent looking, but eventually it will probably be rock. I'm not into golf, but walking along the tracks in the park with my dogs will be a ton of fun.

My flush wallet is starting to close. My plan was buy a car, buy a house and build it a fence, get moved, have dental work done, and buy some basics. I plan to bank a big chunk of cash into a savings account and fully fund a ROTH for 2019 and 2020. After all of the above, I will have about 30K to work with for my business, fixing up the house, traveling, etc... With income from working, that should last a couple of years.

That place is perfect! I'm just so excited and happy for you! I just hope I don't run out of exclamation points.
I especially like the fact that none of the furnishings have any history for you. I also love it that you are completely set up for $105K! That's a great deal. Plus the fact that it's in good shape - frankly, you deserve this. MCM is really big right now - you are so competent and creative that a lot of the furbishings can be easily updated. Even flooring can be painted and sealed with the right products. If I may ask, what is the building behind the carport? Outbuilding or?
Regarding the lawn, I think a good push lawn mower with sharp blades would be ideal for now. I hate the gas powered mowers so I bought an electric lawn mower and 100 ft of cord that I love. It's like vacuuming and allows me to do the lawn here even with lupus. Another idea for the future would be a robotic lawn mower - they are like a Roomba and I'm betting the technology will advance wonderfully in the next 10+ years.
Just curiosity on my part but is it possible to go further west then south? Maybe longer but safer? I don't know that area at all.
The Roth sounds like a good way to minimize taxes. Unless I miss my guess, it should take you below the $250,000 profit tax basis so again - good plan!

Better to have the basics for living and replace them at your leisure as you find bargains, freebies, garage sales, etc. And, having read the posts from people cleaning out their parents' houses, the sellers must be thrilled to avoid that task- and sell to a cash buyer. The big old Victorian sounds like a nice dream but even if it didn't end up with expensive repair bills the utilities would have been a lot higher.

Looks like a great house!
If you don’t like the dark wood paneling, you can paint it light color. We had painted paneling in our previous house and I liked the look better than flat drywall.
Goats for the yard instead of mowing? I don’t know how well that really works and may cause other issues.

I'm curious how long your cutie was on the market. I can't find that info in the link and wonder how much of a factor it was in the sellers' willingness to accept your offer.
It also makes me wonder a bit about the utilities. Perhaps the sellers accepted a low-ball offer because it was costing them a fortune to keep the place in show condition.
Are the property taxes listed anything like what you'll be paying or do they reflect the tenure and age of the previous owner?

Oh, a metal roof. Kudos, that will last you forever.
With as much precipitation as there is in the region, I really think you'd be happier keeping the grass lawn instead of putting in rock. With rock you will constantly be battling crabgrass and weeds.
It actually doesn't seem to need any immediate fixes like some of the others you were looking at. Just updating. AND furniture and other household items. You scored big, Shasta.

Cute house. But, please, please please paint over the god forsaken paneling. Would you believe the dark paneling I put up in the 70's is still in the house where I put it? It would be so easy to paint over it if somebody hasn't wanted to take it down.
In my case, it was put up over drywall. The house has been through several owners and I am astounded it's still there 30 years later.

I scrolled through the pics too fast and missed the legit early 70s green carpet that is still in the upstairs bedrooms. Ok....that I might make a priority to replace....
I really like how the entry by the staircase is a perfect place for an 'office'.
