Checked my bank account a few minutes ago to find over a quarter million bucks in my account. FINALLY! I was looking at the beginning of this thread and it took about 2 months- but what a roller coaster! I'm sure you would have been OK with that time line if you'd been told that in the beginning but they just kept moving the "finish line".

Hurray!!! Which houses will you be looking at?
I'm looking at a group of them in the area in/around Burns/Hines, Oregon. I have a couple I am seriously interested in, each for different aspects of the property. But, until I visit the area and spend some time I won't be able to make an informed decision. The wire transfer should be at my bank today and in my account by tomorrow. If that happens as planned, I have a truck I want to go buy and then plan to leave for the north Sunday. I plan to spend Sunday evening playing blackjack and craps in Reno and enjoying some downtime. It may be completely unnecessary, but if it were me, I might move the money to a different bank so there is no chance for the cartel to try to somehow reverse the tranfer. They just seem so untrustworthy.
There is also a limit of $250,000 FDIC insurance per banking institution, but if you plan to buy a truck soon you'll probably be below that limit soon anyway.
Anyway, huge congratulations to you!

I don't think this applies to you, but just a heads up.
It depends on how long you owned and lived in the home before the sale and how much profit you made. If you owned and lived in the place for two of the five years before the sale, then up to $250,000 of profit is tax-free. If you are married and file a joint return, the tax-free amount doubles to $500,000.
That is profit and for a single. I am anal about checking for taxes on any property sale we make.

WhooHoo! Most people do what you will do - ie, buy a truck and a house.
I, on the other hand, apply the Rule of 72. I avoid splitting the $250k into pieces, instead I keep it in one spot and invest it with the goal of doubling it in 7 years. Ie, $500k in 7 years, $1million in 14 years, and so on.

WhooHoo! Most people do what you will do - ie, buy a truck and a house.

Gotta have a vehicle and a place to live. When you have crappy credit and are self-employed with a low income that limits your ability to finance your life for a reasonable cost. However, 50K-100K of the cash is going in a bank/ROTH for long-term savings/retirement and won't get touched. Rather than drop 50K on a new 4WD truck or the Jeep I really want, I'm buying a 2013 Tundra with 38K miles on it for about half that price. I put 5-10K miles on a vehicle each year, so it should last me for a very long time. Rather than drop $150K on a "nice house" I'm opting for a small fixer for 1/3-1/2 that price and will do most of the work to fix it up myself. I'm also investing $5-10K of the cash into the equipment/materials I need to move my own small business forward so it can make me more money so I don't have to work endless hours writing content for other people for not a lot of cash. The cash also gives me the ability to not have to live paycheck-to-paycheck and pick up higher paying writing work for private clients because I can float invoices for a month or more without it affecting my ability to heat my house and buy groceries. For some people $250K isn't a ton of cash but for my lifestyle it's life changing if managed wisely.

We put 205,000 miles on our last Toyota 4WD - so my guess is that yo are correct, your Tundra will last a very long time. ""When you have crappy credit and are self-employed with a low income that limits your ability to finance your life for a reasonable cost.""
True - but I would put the lowest down on a house that you can negotiate - 4% for 30 years would be a great deal. And retain the use of as much of that $250k that you can.

SO SO SO happy for you Shasta! She's gorgeous, and it sounds like you got a great deal! Kudos to you for continuing to be wise and frugal!
Can't wait to see your new house!!! Remember, there's no need to rush, it's winter.
I had a thought ... is there a house with a granny flat that you could rent out? Or enough land to let someone park a trailer? I don't know much about that but I was thinking it might be a way for you to earn some extra income, if you had enough land that the renter/trailer wouldn't bother you.

Chevys and Fords are both good trucks. It killed me to give up mine but it went to son, so will have a good home I think. He hated to take money out to pay for it but he did very well in his investments last year. He works on them all the time. I do like my car but if I get to where I can use a truck again I will likely have one However, likely never another new one, I'm not paying that kind of money either. I'm so happy you are going to get things you want and still have savings. That is just wonderful for you. Love to see folks do well. Congratulations!!

Use $2,500 of your money to open a secured MasterCard or Discover card. Then just use it once per month for something small and pay it off. Even though you’ll be living and working so rurally, there will still be times when having a credit card will be convenient and, in time, you might need decent credit. JMHO. YMMV.

I really, really wanted a longer bed for both moving and camping. I found it really hard to find anything with a long bed that either didn't have a ton of miles on it or didn't end up being a land yacht... This truck has a short bed and will be getting a camper shell with a slide out extension at some point. This model is said to get 30 MPG highway because it has a V6 and isn't too huge, so I compromised on bed length. Meanwhile, I will be leaving my new queen size mattress and box spring here and swapping out my mom's old 1980's bed for her and buying a new bed after I move... I'm hoping I can manage to jam the rest of my crap into the truck to get it all moved in one load. If it won't all fit, I may leave behind some holiday decorations and other unnecessary stuff and come back for it later or build some wooden firewood racks and use those to help contain my boxes.
