I told DH after we closed on our house last year (first house we ever bought) that I am never ever doing this again. I have heard that it is easier if you can pay for it all in cash as then you don't have to deal with all the bank crapola, but that does not seem likely to happen in my lifetime Slightly easier but not a whole lot. It's a pita.

I haven't even gotten to the moving part. I say that this house will be my dying house. Unless I go to a nursing home-then I'm basically dead anyway.

We buy cash and its always saved us a bundle and the closings are pretty easy. But he also inspects and we buy as is, we never ask for anything fixed.
I am talking with realtor, we are thinking of withdrawing the duplex till those people are moved out then putting it up for sale again. The days on market matter and after a time will be getting low ball offers, he will let me know.
We are having the outside power washed and painted, very reasonable, DH said cheaper then him going down and doing it, so that will help.
We will get there. We got one unit rental payment, don't get the other till the 5th anymore, told him I wonder if we will get it, he said if not let it go. It's more important to him to have them leave then the money, we shall see. Maybe I am anticipating problems that won't happen, we hope not.

I doubt this will be our last house. If hubby goes first and I'm old can't care for all this to big.
Me, I will move to town somewhere. Doubt we could ever get our money out of this so will just continue to enjoy it while we can. If hubby is alive too he will never move, will make it very hard on me.
Just have to see what happens, not worrying about it. If we stay in later years will just have to spend money for help, he will throw a fit.

I haven't had time to actually stop and think about it, but I seem to remember hiring people to both help pack and move me when I was single the past, um..... 4 times I think? 11 1/2 years ago. DH and his friend moved our stuff into our now former home, and he did most of the current move himself. Only at the last minute, the night before, did I finally put a shout out on FB for help for him. There was no way I was going to help move couches (each has two recliner chairs), kitchen table, etc. By the last day we were both so stressed, we each ended up getting sick, and I went to the ER w/ my asthma last week. NEVER again. When we close on our new house later this month, I'm going to start a FB "move in" event. We have a storage unit, 2 trailers, and a shed full of stuff to deal with. DH and his pride will have to deal with it.

How does that work, exactly? What method do you ship your belongings? Is there a weight limit? Do you self-impose limits? Agreed-doing so alone would stink. I'd probably make up a story in my head, of being royalty or something, setting off to a new land...

Iggy, it is a multiple step process that mirrors the in-country moves for the most part. Since the cost (which is in the low five figures) is tied to both weight and size I whave to get rid of as much as I possibly can bear. But so many of my possessions are tied to parts of my life that this is very, very hard. I picture of a wall hanging bought while living in the Far East is not by any means of the imagination the same as the wall hanging. You get what I am saying though. Then I have to find ta couple of international moving companies which are not only good at moving things but are also good at all the customs/freight forwarding stuff involved. Since my previous moves were company sponsored I never had to do this before... Next comes the "homeless" period of a couple of months. Things are packed and on a truck on its way to a ship, house "surrendered", and you fly to the next location where, unless you have friends and/or family living there already, you get to figure out how to meet this country's requirements (not sure I will move to my home country due to tax complications). Get insurance (health and everything else) etc., etc., etc. And then you get to find a new place, wait for your stuff, buy what you couldn't take but need anyway (anything electrical like washer, dryer, vacuum, and so on). Unpack, collapse and wonder why in the H*ll you ever decided to do this to yourself. The last step is fun → rebuild your life in a new place. New things to see and do , people to meet.

Oh my, my elderly renter called and the guy power washing the house was hooked onto her water and used it for 4 hours. She apparently called the realtor and wanted to know if he was going to pay for it. Unbelievable! I was not real nice, I said just send me the bill, but while your at it is your son going to pay this months rent? We were thinking of just letting it go, not now. Oh, he hasn't paid it yet, I said maybe I will get it today. As hubby says a pressure washer uses very little water, so she could have made over $400 by not doing that. Oh well. She is moving in with her son till she finishes paying off her car then buying a 5th wheel to live in!! Wait till she sees what the rent costs.
Then she says, I bought all new furniture just a little over 4 years ago and now have to sell it. I said you know I told you over 4 years ago we were going to sell this place and kept it way longer then we intended, well yes she knew that.
And the other lady is sick, dealing with cancer on her face and I think a biopsy on her breast. But sadly that has been her life, dealing with sick and blind mom, dad sick, or something ever since I'm known her. She doesn't need to be living alone anyway, this lady has been taking her to the doctor and is in her 80's and can't do it any longer. Her daughter in New York, who is well off wants her to come there. NO way is she going to do that. So another daughter is trying to find her a place in town. Hard headed old people, her son can't, has kids, dogs, and like a house to chaotic for her, she is only 69.
So I checked on them, they are moving but I know they don't want to. Good thing I gave them notice or nothing would have happened.

They each have their own challenges but in some way the US is the most difficult to deal with because there is a fair amount of xenophbia that is displayed by the officials you need to deal with- more so than in other countries.
ETA: keep in mind this is coming from someone who very much likes living here (in CA) so I don't think I am overly hash

Zib, if I learned one thing from the time we moved back for a few years, it is how little people know about the difficulties foreigners face in their country. I only found out because our move back was temporary so our kids attended an international school. Talking to their friends' parents sure opened my eyes. I had no clue!!! And I know I was not less aware/dumber than others in their respective home countries → and I did ask people in subsequent countries.

Today I get the keys to the new place! I meet up with the sellers, who rented back for a month. I finally get to move some things into the new place. The movers come later this week to move the big pieces.

The realtor, broker, and I decided to withdraw the property from the market until the renters move. He said they are going to be a problem if we show it and that they both had apartments absolutely stuffed. I could see that from the pictures, they were clean as far as you could see but stuffed.
Also not being able to put a lockbox is very limiting. I'm going to turn off gas and water when they move and leave electric on and leave a light or two on. Hubby is driving down and looking the place over after they move, we may all go and take the motorhome to stay in, shall see.
We are having the outside powerwashed and repainted, its time. He is even taking the shutters off and doing them too and caulking everywhere that needs it, so it will show better. So on the market again June 1 or very close to it.

Fascinating. Considering Smost people just waltz in here it must be to legally come in that's the hassle. Nephew is married to a Ukranian citizen. She was in the US on a student visa when they met. They were married in the US, which our Senator's office said was the smartest thing they did in the process of getting her here legally. It was a nightmare of paperwork and I got the ball rolling with the Senator to assist. They ended up being apart for about 5 months, which to a newlywed is a lifetime. She is here now with a green card and has a good job.

We offered on a small house, looks really good outside, but its in poor condition, has a newer roof, vinyl siding, and newer windows, but had leaked before and the ceiling on the front porch they just put vinyl over the whatever was there and its wavy.
Inside, floors need leveled, we would put in a new furnace and central air, had window AC's about $5000 plus upgrade for electric for the AC, maybe another $500 with hubby doing it himself. Hubby said he can look and see if the floors could be leveled better, why people don't do that in these old houses is amazing to us, that would be the first thing we did.
1 bedroom but could be 2, the second had no closet so they could not list it as 2. It would hold a twin bed or crib, we would put in a stand alone closet and it also could take a chest of drawers. They had used it as an office. Needs a couple new light fixtures. The caulking around the tub fixed.
It does have a nice garage. We lowballed it, all cash, as is. On this one we put in inspections as we want to make sure the floor problem is not because of termites, that's the only inspection. We do not expect to get it as on this one we will not offer more. That is our one and only offer. It is overpriced for even the average by almost $14 a square foot. Would be nice to have, location is across from city park, one house a house away has a shed falling in. The city here is getting very aggressive in demolishing and cleaning up so they may work on that.

We doubt they even accept it, we put it in yesterday afternoon, and no response. Like I said its lowball, but honestly its just not worth more then we offered, however, I do expect it to be rejected. All we will look at is termite damage if any.
We now own 6 places up here, the ones for sale now are just overpriced. I don't blame people for trying to get money out of them but when places have been on the market for over 300 days and not sold there are problems. But many are determined to "get out of it what we have in it". I have heard that over and over. Sometimes the layout is so poor or the place so small its just not going to happen. And then it has to be a credit worthy person who can buy it. But that's just part of the game.
I wouldn't mind to pay more but here might be hard to resell a really nice house, especially like our own. We know we will never get out of it what we have in it.

In Texas, we are. We likely are going down June 6th or so and do some work on the duplex. Ladies are to be out June 1, they are both moving now.
I know the front unit is in shabby condition, we need to see what we need to do it. Already had the outside painted. DD is wanting to go down and run around so we may take the motorhome and do that, while hubby drives his truck and tool trailer down, we shall see.
It will be sold no matter what we get, just keep reducing it till its sold.
A guy owes me $1500 to finish paying a lot off and travel trailer, it will be gone this year. That gets us out of the Houston area completely.
Then we have a lot at Frisco, Texas worth $30k, offered it to the renters with the mobile on it, they are going to try and get a loan. Hope they can, they have been there for years and years. That will get us out of Texas.
We have 6 up here and may get a couple more. Have a couple months to get one on the market will be next year before we have the next ready. We are wanting to get 1 or 2 more in better condition to rent then we quit, or may after these 2, who knows.

Spoke w/ our loan officer (who is also a friend) yesterday. She said our loan is still at the company. I told her we'll see. She's all, nooooo! You've been my positive rock during this whole thing! I told her I cannot help it. Then this happened: Loan officer: What time is your closing Friday? Iggy: 2 PM. Sparky confirmed earlier. LO: Really? I thought it was at 1:30? This resulted in 5 group text exchanges between Sparky, Mr. Iggy and myself. This is the stuff that has me on my last nerve. My book shall be titled: Buying a Home: The American Dream My A$$
