We redid the railing in the deck. $17,000. And that was under budget. Then the dock needs repairs. Probably $25,0000. Now the septic system needs a new tank and leach field.
Oy.

Holy Crap on the septic! I'm dreading the day we have to do this. My family teases me because I'm super protective of our current ancient, undersized system. I'm a Nazi about what they are allowed to put down the drain, reuse most of the greywater instead of putting it down the drain, removed the garbage disposal, have the tank pumped regularly (proactively on a schedule, no clogs) and sing it a nightly lullaby so it knows we love it.

WE have unimproved land. In order to build, we'll have to put in septic stuff. It's one of the many reasons we haven't built on it yet.

Wow. I'd be declaring bankruptcy if I had to hand out that much cash!
We wanted to build a new house - but our land doesn't have public water/sewage and it didn't pass the perc test. We were looking at $25k-30k for some sort of fancy system. Ya, we bought a house instead.
We still have a well and sand mound - I do have worries about one of them going.

We replaced our drain field in 2000 for $1500. Best money I ever spent, I could do all the laundry I wanted after that!

Every time I turn around, it seems like we're spending another $1,500 (most of it on getting the old house fixed up), but I don't think we're going to quite hit $17,000 (though we will come close). So I appreciate that you are spending more than me. It makes me feel better.

We had to do a whole new septic system a few years back. Complete with installing an ejector pit because the old system was gravity fed and new code would not allow for that. Jacking up cement, reworking plumbing in the basement and pouring concrete. All in the project was over $20k and that didn't include putting the yard back together after it looked like it was hit by a bomb.
Whole new tank, leech field, relocate all the lines in. It was a mess.

Hopefully we can just repair the one we have. If I have to get a permit for a whole new one I've got problems. My septic is too close to the river and too close to my well per current code. So I would have to pump it up hill behind my house about 200 yards to get it away from the neighbors well.

Now you see why I baby ours. And now you know why ours was so expensive. Several core samples and two engineering studies later we were able to get a plan approved. We sat above a water table about 300 feet from a river. The system we put in should last for 40-50 years at least. The next system will have to have a pump installed to the back of the lot.

New roof $8,600. Additional perks over other contractors. Replace all gutter, downspouts and roof venting. Take pictures of roof and save 5 shingles in case of class action lawsuit on faulty shingles. This is big, This is huge. THE CONTRACTOR WILL BE HERE ON FRIDAY AND DONE IN ONE DAY.
