emember when I posted this house? I just got the notification today that it sold for $607k, that's $142k OVER asking price. Yikes!
$465k, 4bd/2ba, 2480sqft (though about 1000 are unfinished). It's just over my ideal comfort price, but it is in the heart of the area we are targeting. However, given it's condition, price, and location, I expect it will be under contract in the next week, and sell for more than asking.
Do you think they deliberately under priced to incite a bidding war?

Bonny - very likely. As I mentioned in that first post, I expected it to go for higher than listing price. However, other homes in the area that I've noticed have been going for $40-50k more than asking price. I wouldn't have been surprised to see this house go at over $500k. I honestly wouldn't have been surprised if this house had been originally listed closer to $550k. I am really surprised the price ended up topping $600k.

Bonny - Seattle is big enough that we have a huge range in prices, but there are some neighborhoods where I can guarantee that 99% of the houses are $1mil+ (Mercer Island). Then there are cities like mine where 75% of the houses are under $600k. But just about everywhere around here will have at least one place over $1mil (there's one in my neighborhood, actually, I think it's been reduced to $950k).
Did a purge of all the "active" homes on my favorites list today, then went back through and only looked at ones that were in locations I would be willing to commute from. I do have over 80 pending homes on the list, so it's still pretty long, but I am working at refining what I want so that when we are ready to buy, I don't have us looking at houses I know from the start aren't really what I want.

Our town is a basic, blue collar town with most of the housing stock built in the 1950s. Think 1000 sq.ft. 3/1 or 2. The fixers are going for 600k with the "fixed up" houses going in the $750k range. I know our house has been pushing $1M for a while but that's a 2500 sq.ft. house on 1/2 acre with a pretty nice ocean view. I wasn't expecting the non-view houses to be hitting $1M yet. The problem is our lack of inventory.

Wah. I really really want #2, but I think I want #1's location more--2 blocks to elementary school, less than a mile to downtown. On reflection, #2 would work better for inlaw considerations, with a bed and full bath on the first floor. #1 is split level and the kitchen is not on the same floor as any of the bathrooms or bedrooms...it's 6 steps down to the lower level, which has a bedroom and a 1/2 bath and is far enough from the other BRs to accommodate our VERY LOUD ALL NIGHT fathers. 6 steps is better than a full flight, but not ideal. It also needs overhead lights installed, and as noted, gas plumbing for range, etc. Mostly, #2 is pretty and has a pond I'm also pissed that DH flew back at 7 am EST this morning, right as 3 new houses were going on the market. One of them was 6400 square feet! I have no idea what you would do with that...install a basement roller rink, perhaps? Only one was of serious interest, but I'm guessing the HOA would have been a dealbreaker anyway. Oh well. #firstworldproblems We'll probably submit an offer for #1 tomorrow.

We bought a house Offered 10K under asking; they accepted with a few timeline alterations (shortened windows for inspections etc which is very fair since we're asking for an accelerated closing). Did you know you can get showers that double as saunas? We're already trying to figure out where to put it in the lower level so we technically have a full bath down there

As for is, I got the keys to our house yesterday. I met with the seller and out agents to talk through everything. My parents came with me whixh was WONDERFUL!! I have awesome parents. They drove 350 miles round trip on an hours notice.

Congrats muttley! Hope the transition goes smoothly (and nice of your parents!) Our Reno property is supposed to go on the market this week, so we're not actually in a place to buy just yet, but I did find one house that would actually be a contender. Write ups for all of them are on my new consolidated blog, Dear Alien Anthropologists. #3 is the actual contender.

There is a master suite upstairs, two bedrooms on the main and the lower level is finished with two bedrooms down there.

TheHaitian - haven't adopted a second kid yet, but do have a foster placement. I've been writing about it over on the As My Fostering World Turns thread in Smart Spending. A lot of the houses in the Seattle area are like that - what looks like a small place from the front, but because of all the hills, there's almost always a walk out basement, and whoever flipped this place also did an attic conversion, so the master bedroom is up. When you have 3 floors to split your space between, each floor doesn't need to be very big. Because we won't actually be buying this house, I'll provide a link to the actual listing. It has more pictures than in my blog post, because I decided for each house to go with just 5 pictures, exterior front, exterior back, main public spaces, kitchen, and master bedroom.

oped - I think there is an alley back there. That's pretty standard in these neighborhoods - everyone's garage/off street parking is off the alley, not the front of the house. I can't say that for certain as the weather was yucky enough yesterday that I didn't explore any of the back yards, but we've had friends who lived in that same general neighborhood, and there was always alley parking.

Interestingly enough, the contender house was pulled from the market on Monday. I don't know if they didn't get any offers, or not enough offers (maybe they were hoping for a bidding war), or what, but it was gone from the market, pulled so thoroughly that the link to it from my open house schedule now shows a picture and bed/bath info from before it was flipped...
Also, another house in the "butter zone" neighborhood just sold for over $100k over asking price. It was listed at $550k and sold for $663k.
