Say someone hands you 50k specifically to do things to your house.. What would you do?
I'd redo my floors, put a library room into the empty half of my living room, landscaping including a patio, house painting, amd new furniture..
Another dream would be lowering my bedroom ceiling to add an attic craft room.

Knock down the wall between the kitchen and the dining room, redo the kitchen completely, plumb the house for natural gas so that DH can have a gas stove and I can have a tankless gas water heater, then repaint the entire interior and replace all the carpets, and replace our windows.

If it can't be a down payment on a better house so I can convert my current one into a rental, then it would be a great kitchen remodel and the remaining areas converted to hardwood.

Add master bath over garage. If anything left over open up kitchen to dining room. Move kitchen cabinets and appliances around. If money left over, landscaping.

enlarge my dinette, possibly an exit from 1st floor to backyard (enclosed). A deck. Add some cement on the side of house to increase parking area. A new kitchen table. New Furniture for living room.
Deck and Living room furniture will happen within the year.

Yours would be much, much less expensive than mine. All you need to do is throw in a couple of beams and dry wall. I would need to recofigure the whole structure.

50K doesn't go very far in my area I have a 26K estimate to rebuild the bathroom in my basement with all the top of the line bells and whistles. With 50K I think I go for the full gut of my 1940's era kitchen... there's probably some asbestos abatement that needs to be done (the floor specifically) so I suspect that project would eat up 50K. Otherwise, I'd go for a more moderate rebuilt basement bathroom, maybe some additional finishes for my unfinished basement, and then landscaping (got a 15K estimate for that...)

Take care of the last two rooms of the house that need work (rehab/update the kitchen and gut/completely re-do the 2nd bathroom).

Wow - we took ours down to the studs and redid everything, with really nice finishes, and that was under $15k - so, your bathroom is going to kick major ass!

New cabinets in the kitchen, new countertop, new appliances, I'd get the carpet in the bedrooms ripped out and replaced. If there is enough leftover I would redo all the windows and get a custom made shade for the picture window.

That is my other project on my punch list. I knew I was forgetting one that is looming already. I am going to hollow out both of my reach-ins and make one giant long closet, with huge sliding doors.
