The ductless airconditioners are far, far better than the old window units use to be. And you can flip it on, 10 minutes later - cool and ready to craft.

Covering up our gorgeous vaulted ceilings, which will block all the skylights, so we'll have to add lighting everywhere or the house will look like a cave, then building a craft room, which necessitates air conditioning, and all so that I can have my pool table and bar area relegated to the garage. Awesome.

I'd get all new appliances including the washer and dryer. And I'd extend our patio out back and have a big outdoor fireplace built. The rest would be put away until we need a new roof or something like that. We already did everything else.

Wow - we took ours down to the studs and redid everything, with really nice finishes, and that was under $15k - so, your bathroom is going to kick major ass! Not actually gonna do the "gold plated' bathroom version as it includes tearing up the basement floor in addition to replacing most of the other piping/plumbing for the first floor. That's not gonna happen - I see it as an SEP (Somebody Else's Problem). I expect rebuilding the basement bath without a heated floor and using the existing piping (not moving anything) will be about 10K. But with a 50K budget - the basement bathroom could become the Taj Mahal of bathrooms.

Probably add on. My house is small, raised ranch, all small bedrooms. I'd love a REAL master bedroom, walk in closet, attached bath. The big stuff (kitchen and main bath) were both recently remodeled. Hardwood floors could stand to be refinished. At some point I'd like to finish the basement. It was previously finished but has been pretty much gutted due to water issues. But, until the water issues get figured out and fixed, it would be a waste of money to put a cent into it. It's too bad cuz it'd almost double my living space if it was usable.

One side has the workout area, my beer fridge, and until recently my motorcycle. That side is fine. That's all necessary stuff. The other side is the church pew, antique dollhouse, and shelves full of random crap like memory boxes, camping gear, and whatnot. It's that side that's the problem.

Oh man, what I could do with 50K in my LCOLA! First would be the roof, windows and doors. I would love to have a master bath instead of the 1/2 one that is there. Maybe look into extending the living room. I would also install sliding glass doors in my dining room and paint the outside.
I put down ceramic tile in my kitchen, dining room and hallway earlier this year along with painting everything inside except the kids' rooms.

Now - give me $100 large, and I would enclose the carport, the side area and the laundry room, create a mud-room, better storage and flip the dining room to be east-west instead of north-south. I would also put in an additional window. The biggest problem with that plan is I would not be "historical" anymore, so my designation would come off and my taxes would double. So, the reno would cost me whatever, and then my house would cost me more every year, forever. Booo!

If I had $50K to play with, I'd: Upgrade the molding Replace the doors in the basement level (to all wood) Rip out the carpet in the master bedroom, put in hardwood with a beautiful Oriental rug Replace the carpet on the stairs Rip out the carpet in my sewing room and replace it with cork Jackhammer the concrete patio, remove it and put in a flagstone patio
Am I out of money yet? (That last one alone is probably $25K)

I would remodel my kitchen, replace the plumbing in the basement, repair the stucco and put a 2nd door in my closet. If there was anything left over, I would put new floor covering in the office.

I'm content with our house, as-is. And since I expect to be moving in a few years, I'd probably prefer to stick the money in the bank. Our house is currently worth less than we paid for it in 2003 (thank you, collapsed California housing market) and I wouldn't want to put $50,000 into a home that would be lost.
(We have made some nice upgrades and improvements over the past few years, including new flooring in some rooms, Pebble-tech for the pool, dual pane windows, and installed nifty-looking pavers out front.)

remodel the kitchen and bathroom. repaint all the rooms in the house. repair the deck. replace the garage. replace the furnace. re sod both the front and backyard and landscape.

- Extend deck around the side of the house ($7500ish) - Tear out builder's-grade beige living room carpet and replace with hardwood. I just can't justify ripping out perfectly good carpet, but it is the only thing about our house I really want to change. Maybe $2K? - Tear down/haul away the old tin shed off to the side of the driveway, replace with a small garage ($40K)
Those are all on the to-do list, not necessarily in that order. We should be able to get the shed hauled away next year, hopefully... it's kind of an eyesore but far enough back in the woods that no one else is bothered by it.
DH's list would probably look like: - Finish/plumb basement bar; - Pool table; - Projection TV.

Tear out the stupid deck in the back and build a small covered dojo- no need for climate control. Except we may not be living here in 3-4 years, and that's not really a selling feature. Replace the siding because a previous owner thought it'd be a great place to lean a grill.

My house is only 12 years old and already has had a kitchen remodel and extensive landscaping. I'm not sure what I'd use $50,000 for. I could use new carpet through out and as a splurge a natural gas grill on the deck. Maybe a hot tub if I could find a level space for it.

We're already going to spend a lot more than that to fix up this place. But the out of the box should we think about doing this project is flipping the master with the two smaller bedrooms and reconfiguring the baths. Although our nice home in a blue collar town has a pretty amazing ocean view from the living room, the master is on the street side and the two little bedrooms have the ocean view. Since we plan on selling in 5-10 years we really need to be mindful about what we're spending. And there's really no way to accurately measure the value of flipping the bedrooms around. But I'd think it would be really cool to lay in bed and watch the ocean.

First I'd pull up the inexpensive carpet & flooring that our builder installed, and put in something better. Then the livingroom & kitchen get some fresh paint. Next, we'll finish the basement, so we'll have a fun area for the kids, and maybe a guest bedroom. AND a real storage area. Finally, the fun part. I finally get my screen porch. Then I can sit out there & read in the summer, bug free! ;D

Move to a different house. This is my first house and I've learned a lot about what I don't want in a house. Barring that, rip up the carpeting in the bedrooms and put down wood floors. Add a master bathroom (only one bathroom in the house now), or reconfigure the existing bath to have a huge soaking tub (and a big enough water heater to handle it!) and a separate shower stall. The builder grade tub is pathetically small and impossible to comfortably soak in.

LOL, Dark, so I know you and Loop will be calling me when you've been visiting SF and too drunk to drive home. Seriously, there will only be one guest room. Even without furniture, half of my office floor is covered with my paperwork. We've been too cheap to buy manilla files waiting for the sea shipment (They say Tuesday Yea!)

Well the only house I own is the one we have rented out in Michigan...but what I would do to that with $50k...I would sell the house! Right now we can't becaue we are underwater, but with $50k...I would sell it!
