i really feel sorry for all those 1st timers that took advantage of the gov'ts 1st time buyers credit. boy did they 'take it in the shorts'.
nice of our gov't to try an stabilize their mess on the backs of young americans. not only did they srcrew all the 1st timers, they also compounded the problem that they were 'trying (?)' to fix, as a lot of these loans are now way underwater and may not withstand the desire of these 1st timers to 'walk'.

Decoy, calling your opponents "rats" isn't going to inspire them to debate you.
To play devil's advocate: isn't foreclosure sales a lagging indicator? The article indicates that foreclosed properties make up a record portion of home sales. That means that the banks, REITs, etc. are aggressively trying to sell the homes to responsible new buyers. Are these not the conditions where recoveries normally occur?

I would like to think that. However when I see the same thiefs that help to manage this mess of a housing market we have,and then their counterpart buys the deeds gone bad,and then they turn them lose on the city,county and state auction blocks,and then have little side show helpers come in and buy those up,why a scam is a scam and then adjust those math numbers to 7% plus to the good. I do smell a rat. This ongoing vicious cycle of starting with nothing and running a circle collecting all the way back to start is just pathetic. Then when the circle is done the numbers are revised into profit by the very ones that caused the mess,nothing at all good is coming out of that,nothing. Meanwhile the people,good bad or ugly are caught in the vicious web. Liars Loans that should have NEVER been allowed,period.

They call themselves the "rat pack", and even that was a concession. They're big boys and I'm sure Decoy can call them what he likes without causing too much offense. But wise man say: if you wish to debate a reluctant opponent, invite him courteously to the table.

A bit late for that Virgil. When I was nice and presented The BIG Picture back at this pack of rat's,they ridiculed and fecied upon me for all to see. Like I covered in today's Decoy Post about me,I am still here and open for that debate. However with the ahamburger,he had no rebuttal to the many SOURCED BACK references I handed him including his domain and yours Virgil your way as to housing. Then he tried to cover up his words stating he was making reference to Canada and not the US. Of course that is dam funny. And even funnier when I threw the stats back at him to his own housing position in Canada. And where did he run to? Back to the rat hole. As there was no debate.
