Good Morning!
Long-time reader and recent occasional poster here! My sister is coming to live with me and DH. She'll have her own bedroom and bathroom, and we're working on a rental agreement--to try and outline our expectations.
She'll be paying rent and expected to help with some things around the house. This summer, she'll be working full-time and then going back to school in the fall and hopefully working close to full time then too.
Any helpful tips or suggestions for me would be greatly appreciated! We haven't lived under the same roof in more than 12 years and know going in this won't be the best of situations, but it is the best option for her right now.
Please no horror stories...

I don't need her rent money, but I think, it's important to help her know this is not a free ride; it's a hand up, not a hand out. Ideally, I'll stash her rent money--without telling her--to help her when she moves out. Or I'll put it toward full enclosing her bedroom (it's part open loft currently) if she needs to stay beyond the three months.

It might be best to keep the 'open loft' - too much comfort and privacy will encourage her boyfriend to get comfy and move in for a couple extra months. (experience of a longtime landlord)

Have you discussed how long she will be there? If you are thinking in terms of months and she's thinking years,,,,,,,

I would also include expectations regarding utilities. Is it ok if she puts the A/C down to 70 or the heat up to 80 in the winter?
I had one renter that put the A/C on when they were warm from exercising.
What if she runs the shower for 30 minutes when you or your DH need to shower and get ready for work and there's no hot water?
I suggest including late fees into her lease to let her know that paying rent is not optional.
Will her rent cover groceries or how will the cost for food be split?
