I agree with everyone else, that you make an offer within range of asking but less than asking and be clear about having the pool table removed. After 2 months they should be open to discussion.
What they are asking for their house is about what I would have asked for mine here if I'd had the kitchen done, the windows in the sun room replaced, a newer roof and a new hot water heater complete with relined chimney. Of course, since those things were not done, the house sold for asking. And I'm good with it.

We were told someone else is making an offer on the house in question. We decided i would be too frustrated without doing anything, so we offered $690K. As our house is still pending,our offer has contingencies. With the low offer and the contingencies, I’m sure the other buyer will “win”. Five more houses that check a bunch of our boxes were listed in the last few days, so I’m sure something will come up that we will both want and are willing to pay for.

When I suggested that you calculate the annual cost of overpaying, I was trying to nudge you toward considering how that will effect the amount that you are able to save towards retirement.
I can easily envision a scenario in which your husband retires in three years but the house cannot be sold without bringing money to the table and you are stuck with a long commute until either the house increases in value or you tap an after-tax fund to sell it and move nearer to the grands.
This potential situation is what we both have concerns about.

We have made an offer on another house. Best wishes on getting a house that has what you're looking for. I know here right now shopping for a house is a royal pain. And, the big jump in prices, and low inventory doesn't help.

Okay, they've sent us a counter offer that has a $9,500 price than what we offered. I know we're not overpaying for this, so I'm quite pleased there. I'm not thrilled that housing costs this much right now.

Are you saying you signed the agreement? I think you did well since they had apparently overpriced the house by $150,000. Probably contingent on inspection?
Nothing is cheap. I keep dreaming about returning to Colorado. The only thing I can find in the high $300,000 range are condos that are about 500 sq ft with high HOA fees. I'm much better off here.
I can't afford to rent the last two places I lived and expect to eat.

Every time I see those housing costs I cringe. I live in Northern Michigan. My house is 4000+ sq feet, sits on 35 acres with two large storage buildings, and includes an indoor pool. I might be able to get $350-400K for it. Around here the largest house in the area (7,000 sq ft) just sold for $750K, and it is beautiful....
If I sold everything, I'd be lucky to buy a small condo in some of the areas you live. Guess I'd better start enjoying this crappy snow a little more....😞

My in-city lot is only a small fraction of an acre, but the land portion of my assessment is over $700,000 by itself. If I were to prorate it over what I could actually sell for it would be over $1 million just for the land. My Zillow estimate is up by half of your total value just in the last 30 days. I think you should start writing love poems to that crappy snow!

I think that's a good price, TBH. I live in a MCOLA. A house with twice as much square footage but the same acreage was going for 1 million 3 years ago. Similarly sized houses with less yard go for 800K now.
