Tampa was getting "over heated" 3 years ago... my sibling and I were looking for a "fixer upper" house that needed DIY work (not a contractor to fix) and he was looking closer to Tampa - as, 3 years ago, it looked like it might be a good place with a potential for a good rental/investment property. The type of houses we were looking for were getting snapped up by realtors and flippers - so too many people with inside tracks and too much competition. We went looking elsewhere.
FWIW: The South Western Florida real estate prices have gotten into the "scary" area for me. The townhouse I bought 11 years ago (when the bottom fell out of real estate in Florida) could now be sold for more than it sold at the top of the market back in 2007.
I'm guessing the low mortgage rates and the glut of "retirees" and "snowbirds" (and "newbie wanna be landlords") are what is pushing up the prices.
I'm also guessing that all the real estate agents and flippers we were competing against in 2018/2019 - have or are laughing their way to the bank - as they finish rehabbing and re selling the last of the last of the houses they "stocked up on" back in 2019/early 2020. (me and the sibling have been watching a handful of house we lost out on... they came on the market late 2021 and were all nicely painted grey and black and all sold quickly. )

Nope. We've already tried Florida. You might be able to twist my arm to stay there during the coldest months of Winter, but after experiencing the supply chain problems there during the pandemic (and, I just got a picture of empty Wally World shelves there from this week), and DeSantis as governor, no thank you. Lovely people live there, but no.
