Fiinime, I thought of you yesterday as I listened to a Freakonomics podcast on dialysis. Home dialysis is done while you sleep every night so you can pretty much live normally during the day. I hope your DH can get that.

Trying to assemble building blocks from the near future fog.
We're going to ramp up getting this home ready for sale and put it on the market very soon. We have over $400,000 in equity right now, as is.
Plan with the proceeds: move up north to be close to family and buy a single-floor home there, swapping VHCOL location for what I would consider medium cost; take an extended vacation to Europe.
Figure out how to provide reasonable support to my DD, who has some physical and psychological disabilities. She receives SSDI and will have to find work in some capacity, part time at first.
DH has set up doctors' appointments over the next few weeks including an assessment with the transplant center here. We both have scheduled second Covid shots; DH's is this week.
And just muddle through.

Finn - might I suggest working closely with your real estate agent to get his/her take on the bare essential home prep to do list. It's a sellers market, so take advantage of that and give yourself the grace in this time not to get mired down in fixing everything or even anything. Yes, you might lose a bit of sale profit, but time is of the essence here.

Yes, my former landlord just sold his house as is for $600k to one of those we buy houses places. I believe it's in the same county as you finnime.
The only updated things were the roof/solar panels, the deck, and the little suite that was mine when I lived there. The kitchen in particular was rough.
My brother estimated it would take $100,000 to bring it up to date and anticipated selling price of $750,000. It is definitely a sellers market with very little inventory.

Wow. I just looked. There's a house on my street, quite a bit smaller than mine with the same basic floor plan, with 2/3 the lot size, that was listed a month ago for $560k and it sold in 3 days for $660k. Guess we have more equity than I had thought.

I wouldn’t worry about wasting time on many upgrades, just ask your realtor if there is anything that might make a significant difference for not much effort on your part. In my parts, there's no inventory. We're seeing housing cost similar to the run up in 2007/2008, and going within a week of being put on the market.

Zillow bought one of my parents properties, good price, low hassle, quick closing.
Regardless how you sell, I wouldn't update anything. I don't think you ever get all of that money back unless youre doing everything yourself, or can get discounts on supplies and labor.

I doubt this is an option for you, but my ex sold his house to the church next door to him. Over the 25 years since he had lived there, the church had bought up all of the land around it except for his house. They had told him numerous times they wanted to buy the house.
All they asked him to do was to get an appraisal and they paid that price. They also made it clear that it will be either totally gutted and rehabbed for their needs or torn down, so no fixing up or cleaning to show and no cleaning after move out.
I am sure in Colorado he could have made more money listing it, but he decided to go the easy route.

What is the drawback to listing it and seeing if it sells?
My DH told me that if DS was not buying his mother's house the HVAC contractor that installed the New ventilation system in his office told him the market is so tight, flippers will pay high prices for houses in poor condition just so they have a place to "park" their $$ and avoid paying taxes on them.
The conditions for a tax free 1031 exchange are very tight or limited, which might mean that contacting the "We buy ugly houses people" directly might be advantageous - I just would negotiate for more $$ than initially offered. it is something like they have 6 months to close the deal, they have to list 3 target properties at the sale of property 1, and close on property 2 within so many months.

I know nothing about houses but seeing the shit shows that have been going up around my neighborhood and quickly flipping I would agree with others to post it and see what happens. Given the situation I would not invest a lot of time and energy into making it show perfect. You have other things to focus on right now.

DH has lab work scheduled for tomorrow, so we'll see what is his status right now. If all is as best it can be he will be at the same place he was last test. A plateau is a reprieve. In the meantime we're preparing for what comes next, clearing junk out of the house and readying for some long-needed repairs and thinking about some weekend and 4-day trips in this area. My second week after vaccination #2 starts today.

Hoping your DH has positive test results today.
You are so full of energy you make me feel guilty. We need to paint, but DH has been working on his office, our rental, and the house DS is buying first. Updates and repairs that are "wants" are at the end of the to do list.

If the transplant list is too long, consider or ask your MD about locating to AZ. Temporarily.
A friend up north needed a heart transplant fast. He was a long way down on the list. They moved to AZ and he had a heart within 3 months.
By the by, who on this board knows their blood type? I know mine, DH doesn't. Do pregnant women get blood typed like I did?

I finally asked what my blood type was at the dr not too long ago. I kinda knew in 7th grade, when we were taught to test our own, but i was off slightly. ( - instead of +) My dh doesn't know his.
