We did wood look tile in the kitchen and hallway last summer. I love it! We have laminate in all the rooms and stained cement in the living room. When we redo the den, we'll put down wood look tile.

House prices are stupid in the Boston are. And that's if you can even find a house to buy. Me? I'm never moving. I'm closing on a refi next Friday and then saving money so I can get the wall between the kitchen and living room taken down. That's my big plan. And the electrical upgraded because it is older than I am. I would also like more than 2 plugs in one very large room.

Bathrooms need updating, and DH says if someone is not careful when they take a shower in the 2nd floor bathroom, the water leaks down the outside of the house. I thought it should be glass blocked in, but DH wants to just cover the window with siding and fill it in so that he can just tile over where the window is now. Do what you have to do to remove the window from the tub area. Don't remodel but put off the window issue to next time. I live in the land of old houses with windows in the shower/tub area. There is no "maintenance" free way to keep the window in the tub surround. If you are remodeling fill it in and side over it on the outside and tile over it on the inside. I have seen a few remodels where just the top glass blocks were left high up on the wall. Less water hit it and it still let in some light. There rest of the tub/shower surround was tiled. I regret the first bathroom build I had done where we left the window in the tub area (how bad could it be??). We were just getting the bathroom "working" so it was a remodel of sorts. But, six years later when we re-did the bathroom (full tear out) we "removed" the window. It's missed but in the big picture of quality of life - it's good it's gone.

The previous owner of my house put a BathFitter over the bathroom window. It's a 2' wide x 3' tall window. It was four months of living here before I noticed the window on the outside and realized that it was covered up on the inside. I'm not looking forward to *that* remodel. In other news, my house is up approximately 10% since I bought it last year. It'll be interesting to see how this continues to play out because I feel like I've seen 1/10 of my block listed For Sale and Sold.

It'll be interesting to see how this continues to play out because I feel like I've seen 1/10 of my block listed For Sale and Sold. The statistic that I’ve seen is that on the average, Americans move about every seven years. If that’s true, close to 15% of the homes in each of our neighborhoods should be sold every year.

Every summer that I have lived in this house at least one house on this street has been sold. Not a single for sale sign this year so far.
When I look at the city website, there are vacant lots and a couple of spec houses for sale and that is it.

Then there's the catch-22 that people can't save up their 20% downpayments for mortgages that will have $1200/monthly payments because they're paying $1800/mo in rent. I have a feeling I’m going to be sticking a small RV or a tiny house in my backyard so the kids can avoid that catch 22. The job market here is red hot, and the colleges around here have really good programs with dirt cheap tuition, so staying at home is a viable solution for my kids.
