I put my house on the market today. Had the buyer for the "organization" who is buying all the land here come by and check it out from the road. (If you don't know my story I have a piece of rural land in No. CA and over 70% of our subdivision has been purchased by a MN drug cartel and they are growing massive amounts of weed here.)
I'm interested to hear what the realtor has to say. When I talked to her about the listing she said they have yet to care about the physical condition of a house or anything else, all they want is all the property here and will pay for it. 21 day closings, all cash.
I found a couple properties south of here a couple hours in an area I would like to live in and have friends in. One of my sons will get an apartment near his work/school and the other is talking to friends and looking for a place.
For the money side -
House Value - 150K - 200K, we have no idea... Mortgage - 0 Back Taxes - 4K Debt Lien - 5K Fees to Sell - 10K
Two years ago my house was worth the 90K I paid for it but there were no buyers. Now I basically have a single buyer, but they keep buying houses around me and their prices have been amazingly high.
Even at 150K-19K = 131K in my account
I have a few houses I like that vary from 70K to 90K. I would pay for an apt for my son for a bit, help my other son with his housing, and buy myself the big rock saw I want that will help me make more money for my lapidary business. I could also buy a cheap used car and have a decent emergency fund for the first time.
The idea of moving is very overwhelming, but if I don't try now I know I am going to always regret it. The cartel taking over sucks, but it has given me a market for my house. Gotta take that while I can.

I think your prospects of a fresh, new, start are exciting!! You've taken care of everyone else for so long, it's time to go and enjoy life.
Good luck with the sale.
As for the move, it's just stuff. Take only what fits in your car and then drive off into the sunrise!!!

Why did you have to list it? I thought you already had a cash buyer? Probably to maintain the appearance of it being an innocent sale by an unwitting seller to a drug cartel.

You don't want to be the last home owner in a neighborhood that is completely owned by that cartel, anyway. Sounds like the perfect time to grab this windfall profit and run with it.
Moving is always daunting because we all own so much crap. At the same time, though, it's a great opportunity to get rid of all the junk you don't use anymore and move just what you want to keep.
Plus if your kids are like mine they left a lot of their junk behind. Good excuse to tell them to come take what they want before you donate the rest to charity!

Yeah, I get that. I just figured you'd have an attorney write up the purchase agreement in this situation instead of paying a realtor a 10K commission on the sale...that they didn't do. That's how I did my FSBO anyhow.

That's basically what I did when I bought a property (a hundred years ago..lol..) from a FSBO mpl....I hired an attorney for the closing process; as did the sellers. I paid a couple hundred $$, iirc...

That's how I did my FSBO anyhow. Shasta could just stand firm on having the final sale price of the house is slightly more than the top amount that she wants to get for the house (without being greedy) -- the result is she gets the amount of $$ she wants and the realtor gets their cut. So, come up with the price you want and add 10K or 15K to it. It sounds like Shasta has a lot of say in what the final 'selling price' will be... she's not really all that concerned if her buyer won't be able to come up with an extra 10K... It sucks and it's not 'right' but sometimes you have to work with what you've got.
I'd also want as much of this sale as legal and clean as possible - if/when the shit hits the fan for the cartel or the area - I wouldn't want the sale of my house/property to look too much different than any of the other sales of houses/property. So, I wouldn't get 'greedy' and set a selling price of 1 million dollars for example (or even 250K if the prices are in the 190K range).. but 10K or 15K more than any other recent sales wouldn't be that outrageous.
I also think moving/selling is a great idea. It sounds like the writing is on the wall, and this isn't a time for "waiting and hoping things will get better" They won't.

They did the drive-by and are coming to look around on Saturday. Neighborhood rumor mill said I want to sell, the head "buyer" asked to come. Okay. Whatever.
Today I listed some of late DH's tools online and started selling stuff and cleaning out the garage.
Sold our go kart yesterday and have someone coming to look at my pool table on Monday.

If they are this big of an organization, I would have gone for the fences. $300,000 Let them counter at $250,000 Drug Cartel? That is a little strong. Sounds illegal,but obviously they are a legit corporation, or we would not be reading this thread here. They would simply make you disappear, or cut you up in little pieces and leave you on the curb as an example.......

I think that you're doing the right thing. You might even get your asking price on account of the water. May all sorts of friends show up and buy your stuff so you don't have to haul it around. Do you have a place where you can chill for a couple weeks or months before buying another place?

Why would you list for 165k and be willing to settle for 140k? That doesn't make sense.
If you settle for 140 and net 120, you are going to need to dial back on your expectations for buying a new 90k house with cash, AND pay for one son's apartment, AND help the other son with housing, AND buy a car, AND have an EF, AND buy the rock. Just be sure to help yourself first. Secure your own oxygen mask before helping the children and all that.
Oh, and congrats on listing and selling unused stuff! Clearing out stuff feels great. Plus....$$!

I wanted to say congratulations and good job Shasta! $10,000 commission is right in line for a range of $150,000 to $200,000. It breaks down to 6.667 percent of $150,000 and 5 percent of $200,000. On a sale price of $165,000 it is 6.0606 percent which is normal here in CA. Good luck and I hope you decide to update us, although I really can't blame you after the way you have sometimes been treated here, myself included. &

Not too much to report, but I will give one. The Hmong buyer stopped buying property here until they see how the new ordinance that bans outdoor growing is handled. They are threatening to sue if their grows are abated, and the county is claiming the DEA is coming through and abatement isn't negotiable this year. We shall see. My house is off the market but has a sign on the road. We get calls regularly from growers, but they want me to carry a mortgage and I am not willing to do that for people connected to a drug cartel. If the grows are not abated this year, it's believed the Hmong will pressure the rest of the residents here to sell. They already are in their own ways... They own 80% of our 2000 parcels now and have grows on all of them in excess of 100 plants. We did the math and they have 1.5 billion dollars of weed growing in just this neighborhood, and they have taken over 5 areas in this county this year. My house is set to go on the market in Feb and I will pretty much take whatever offer I get for cash at that time. It will list at 180K. We had two elderly people murdered recently up the road and their adult son was badly beaten and left for dead. The law hasn't announced any arrests, but they were very vocal about getting rid of the cartel and banning growing. Their family members say that they complained to the law that they were being watched and threatened by the cartel's boss who lives on the property adjacent to theirs. I now have a thriving business and can finally afford my monthly bills and buying groceries. Both my kids are working and by the end of next month, both will have their own cars and when I move both will be moving out separately. I don't know what to do about my house if it doesn't sell. I need a 7K roof and have about 4K in back taxes that if I don't pay soon the county will take my house. I may or may not lose my property, so at this point, I am hoping for a buyer and trying to earn as much cash as possible to pay my taxes. My roof will just have to leak again this winter because it isn't the most pressing financial need. The tax collector is against letting me make payments, so not sure what options I have. If they auction it, they claim it is 18 months before I can collect the excess proceeds. Other than some sort of hard money loan, I have no access to the cash that is owed for my back taxes and so not sure what I can do about the situation.

It seems to me that you don't want your house to go to auction, though.
Can you get a HELOC?
How much time do you actually have to make that tax payment?
Do any of you have health restrictions that prevent you from selling plasma? At rates in my neck of the woods, that would bring in 1200 or so a month for three people.
Plus, you can still work, as they have internet..

After my DH died I filed BK to clear all of our remaining medical debt. Can I get a CC to pay it so I can make monthly payments - no.
Can I get a car title loan on my 85 and 96 year cars - no. Neither will pass smog, so I can't sell them either. I have tried that.
I am working full time as are both of my kids. I can't earn enough money at this point to cover the taxes, but am doing all the work I can do to try.
There are no blood banks or that type of service within 100 miles of my house, so, no, that's not an option.
