That's not a reasonable increase by ANY standard - start the appeal process immediately. If it ends up in some sort of litigation, I can't see it EVER passing the "reasonable person" test.

pat I suspect with the new development so close and the possibility of rezoning it for commercial use (sales taxes; kaaaaching, kaaaaching) they are trying to push you out. I would try to find out what is going on. I assume this property is in TX, not local. Go online. Read the last 6-12 months of local paper(s), land commision minutes, town meeting minutes.........Might even be worth a call to the local building dept to ask about new building permits or applied for over the last 6 or so months.

They finally got the old entrenched assessor out, he was in forever and we heard all kinds of rumors about he and land. The new one just got in last year, probably same deal.
But its a growth area for sure. I would love to get $200k for that and if I thought I could I would sell it. Another tidy little sum to put back into savings. I suspect that's your problem. You've got a new sheriff in town who did a broad across the fence evaluation. You won't be the only one this happened to.
Can you work with a real estate agent to get some comps? Failing that you might need to pay for an appraisal.
Additionally, you may be able to request a copy of the comps the County appraiser used. In the Phoenix metro area you can see this on-line which is pretty helpful.

My husband said several guys he knows from Texas got hit too, I don't have much hope of getting it lowered. If not we will try to sell the property, I doubt it sells for half of what they are going to raise it. They are going to push people out of their homes and make rents go even more out of sight if they are doing this across the board.
I am wondering if your property tax bill went up because you are no longer a citizen of Texas, and maybe because you are an out of state investor. Florida dings non Florida residents about a thousand dollars a year on their winter homes compared to Florida residents. Of course, this does not explain the increase in the assessed valuation. It could be possible your "good old boy" assessor actually under assessed the houses over the years, and the new one has decided to raise the value to the actual level.

Why are you complaining when you repeatedly vote for people that want people like YOU to pay more? It actually has nothing to do with that. They are doing the exact same thing in the poor neighborhood in my city. They want to push the poor people out and develop the land. There are a lot of elderly people that have lived in their homes for eons and refuse to sale. Their mortgage is paid off and how they push those people out is by raising the property taxes until they are just completely unaffordable. I have a huge problem with this... where is that they expect these people to go? They have to go somewhere.

Homestead exemption houses in TX are limited to 10% increases in value. You probably got stuck with the assessed value increase including what they wish they could put on everyone else. Good luck with the appeal.
