Good suggestion. The problem is that they have to do it, so it has been verified and documented, as well as making sure their parts and supplies were used and installed correctly. This also gives them reason to access all the apts, to do an inspection. (I've been told by several different tenants that they got a 3 day notice after getting inspected, to either clean up, or get out. I can't imagine my place being that bad! Esp. when you've been notified they're coming! ![](http://syonidv.hodginsmedia.com/vsmileys/faint.gif) ) I have personally seen an inspector look in the corner of my bedroom, behind a freestanding swivel mirror. I have no idea what she thought, or hoped to find back there. One mistake I made with one of the condo tenants was not inspecting their son's room because he was sleeping (this was at 10 am). Found out when they moved out a year later that he spilled Coke on the window sill and left it sit there for months. I do not believe that his room was cleaned during the entire two years they lived there. Husband lied about wife and daughter moving out months before the lease terminated.
I had to replace most of the carpet in that 1900 sq.ft. unit because no one could bother to vacuum or clean after my inspection. DH and I were moving back to the States at this point and my carpet guy call me to say he didn't know how people could live this way. Although I never saw it at its worst it was plenty piggy when I got there. Then the idiot tenant told me that with white carpet and teenagers what did I expect? And wanted to know when he would be getting his deposit back. Not only did he not get his deposit, he was lucky I didn't sue him in small claims court or report him to his commanding officer (Marine).
I want to believe that people will take reasonable care of my properties. I vet them buy getting credit reports and verifying employment and do a legal search on them (lexis-nexis) but I am still amazed at how bad some can be...and then they turn around and try to blame the LL for their problems. ![](http://images.proboards.com/new/huh.gif)
I agree. there are some horrendous renters out there, just like there are landlords. I have helped clean vacated apts, between tenants. I never saw one vacated apt that didn't need a lot of work and/or labor put in, before it could be rented again. People can be pigs (or worse). I have never lived that way, nor have I ever left an apt filthy. I have always received my full deposit back. Years ago I wanted to switch to the end unit, when the tenant moved out. I was told I had to clean the apt I was moving to, plus renovate to make it livable. Plus I had to clean the apt I was moving from. The LL did not lift a finger. It's kind of sad, how poorly people treat each other, or someone else's property, sometimes. I would be ashamed for someone to see I had left my apt dirty, or in disrepair. I was raised such, that you took better care of some else's property/things, than you do your own.

So was I although from a business perspective I never expected it as a LL. I've had good tenants and would gladly invite them back if they hadn't moved out of the area/bought a house of their own. But boy you sure remember the bad ones and the PITAs. ![](http://images.proboards.com/new/tongue.png)

I'm a person who hates the idea of someone being in my home when I'm not there. My home is my sanctuary, my private space. So I completely understand where the OP is coming from. The property manager is being an ass.

It all depends on your personal comfort. If you don't want someone in your home, then I think the manager should be able to find a way to get the work done when you are home. However, I personally find the risk of not being there far less annoying than trying to rearrange my schedule to be there. I just let them come do whatever they are going to do. And, I had a problem in all the years I rented. But, that should be your option.

I'm surprised it's such a wide time frame. But I've never owned a multi family unit.

If it is in the lease that they can come in they can come in. They can only come in if they give appropriate written notice of entry. That expired on Tuesday. I spoke to the manager Tuesday afternoon. She told me it would be done by Wednesday. I gave them that additional day. They did not show up. I called, left a message. Said I'm very upset and feel disrespected. I waited, but they did not show up during the specified time frame. Now, if they want access to my apt, they can call me and make an appt. I will do it when it's convenient for me. I didn't scream or swear, but I think it will be clear that I was not happy. My guess is that they will just show up sometime on Monday or Tuesday. I will be surprised if they call first. Depending on how I feel and what I'm doing at the time, I may or may not allow them in. They may have to come back at another time. All I know is that they'd better not just come in, without making prior arrangements with me. This is beyond ridiculous.

I still have not seen or heard from anyone about this. I talked to my next door neighbor, who told me they haven't done his yet either. I don't know how many others aren't done. Now what? I have cathedral ceilings, so can't reach my smoke detector, to replace the battery . But don't they start 'chirping' when the battery dies? I guess I'll let it go , unless someone has a better idea.
I hate this crap! I think it was just plain rude of them to post a notice saying they were coming / work would be done, and then not show up, or make contact.
