I think you are creating a lot of self induced angst over this. It really is a not worth that knot in your stomach is it? I stopped trying to figure out why people do what they do a l9ng time ago. Makes life much more pleasant. The thing I'm in turmoil about is not what someone else is doing, or why. It's over, what I'm going to do. -That's not quite so easy to figure out, when I've already waited for a week, and have an unknown amount of time to continue waiting.

Tmr what is your biggest fear? That something would get stolen? That they see your personal documents? Or just general dis ease of your personal space? Since it bothers u , could you invest in a lockbox of some sort for valuables and important documents? Honestly other people's stuff isn't all that interesting , esp to maintenance men.

Meh...a lot of people have created a lot of drama and angst for a helluva a lot less. So a non homeowner wants some respect and privacy within the scope of the law? WOW! What a concept! I'm a landlord, and I, strangely, understand that. OMG! OMG! Buy a house! Buy a house! Pay taxes!!! Um, yeah...my tenants pay my taxes....they just don't sign the check. Sit home for 5 days when someone tells you they are going to be in YOUR home and you have no input and tell me again how insignifigant it is... ![](http://images.proboards.com/new/wink.png) Um I have rented for many years so yeah.

I appreciate everyone's support. I'm not worried about stuff being stolen. I just don't like people in my place, when I'm not. What I would have done if I were working and such things are not relevant. I'm not looking for people to justify what I've done. But I'd like to honestly feel justified in what I do. I want to feel like I got respect, not because I demanded it, but rather because I commanded it. It is not my goal to make anyone feel less than. At the same time, I don't want to walk away feeling like I appear to be less than, either. Archie's thoughts/comments about them giving me a time (frame), since I've given them the amount they asked for already, is pretty much the way I think it ought to go. But I'm pretty sure it won't. I needed others opinion about this, so I can think it through more clearly, with more information than I had and hopefully less emotion. I think it's totally wrong to go in demanding things be done my way or else. Usually threats and ultimatums don't work out well, for the person making, or giving them. Most of all, I don't want to look like an ass, when it's all said and done.(I have to run to the store now, so will chat with you all again later.) It's easy enough for some of you to say, "if you don't like it buy a place of your own".
Some people don't have the means or money to buy their own place. Many cities today have a zero rental availability.
When DH and I purchased our most recent home, it was a custom-built 2 story home built from the ground-up - 3 b/r, 2 1/2 baths, attached garage and large lot. That was about 14 yrs ago - it was at a price of around $140,000. That house on the market today here is going for over $1/2 million - close to 600,000 or more.
Small 2 b/r bungalows are going for over $200 grand.
TMR has to learn to get over the fear of some person who only wants to get in and get the job done, and not focus on some imagined "invasion of privacy".
If they'd wanted to steal anything, they've had plenty of opportunity before now to do so.

They have to change the furnace filter and check the smoke detector.
They can be in and out in 1/2 hr. She doesn't need to be there for that.

Shooby- You must be EST or something, cuz it's not even 1:55AM now, where I am. Although it wouldn't have bothered me to go, even if it was. I prefer to shop at night, like this. I'd rather deal with the stock people and their pallets blocking the isle, than all the crazy people, during the day. Also there isn't much traffic in the middle of the night. To answer your question, I went to Walgreen's. But Smith's / Kroger, as well as Walmart are open 24 hrs a day too. ![](http://images.proboards.com/new/grin.png)

There seems to be some confusion about this. I know I don't have to be here, for them to do the work and to inspect. I want to be here. It is a choice I make, for me. It is my preference.
SL, I don't know if you are saying that it's not possible to feel the way I do, or that it's wrong, because it's different from the way you might feel in a similar situation.
Again, let me say, that's not what this is about. You / others have brought this issue up, not me. That is not my concern. I am well aware that they have access keys and may have been in my place 400 times without my knowledge. That's different than knowing they came in, when it was possible for me to be home. But again, that's not what this is about.

I'm 90% sure you can't actually do this. Well, let me clarify, you can do whatever you want. However, the landlord has the right to enter their unit whether you're present or not as long as they gave you enough notice, which they did in this case. I'm not a lawyer, but I've signed my share of leases. They all allow the landlord to enter the unit with a set amount of written notice. I'm pretty sure state law allows the same thing even if it isn't specified in your lease. Ding ding. You live in an apartment you have to follow the rules.

ArchietheDragonI'm in Utah. As for what I would do if I worked... When I was working, I owned my own home, so I didn't have to deal with this kind of stuff. At this point in my life, I am no longer working outside the home. I have no desire to maintain a home. Therefore I choose to rent. I have known plenty of landlords who go through their tenants belongings. One manager would go in an apt while the tenant was gone (supposedly just the ones they didn't like), snoop through things, then if they found something (marijuana or?), they would make up some story about how they'd gotten complaints or something. It may not be the most common thing, but I know it happens. It's not a matter of things being stolen, as much as it is feeling violated. I'd rather just remove all question about whether they did or not. That's why I chose to stay home and wait. Plus I have a sick ferret, that does not live in a cage, that I worry about. I understand they are within their rights, when they give notice. It doesn't matter if I like it or not. But now that I've stayed home and waited for the whole freaking week, they still haven't come. Although I want my apt maintained, I don't like feeling disrespected. My time tomorrow is every bit as valuable to me, as theirs is. Yet I was told (verbally, today) that if they didn't make it today, they would come tomorrow sometime. When I tried to get a time frame (heck, I didn't even push for an appointed time. Just a time frame.) You'd have thought I was the most horrible tenant in the world, by the reaction (tone of voice) I got. I feel like I have done my part. It's not my fault they didn't do theirs, within the whole freaking week they allotted themselves. Yes, it is a complex and they are doing the same thing in all the apts. Everyone got a notice. But not everyone got the work done in the specified time frame. I would pretty much guaranty you that all tenants paying full 'market value' rent, got done during this time. Although I don't receive housing, am not on section 8 etc. It is the bldg in which these tenant reside, that the work has not yet been completed. I have lived in these apts for a long time (going on 12 yrs). They have always managed to get this same thing done in the past, over a 2 day (3 max) period. But this year they can't? If they need additional help, they should get it. If they need to do half the apts one week, and half another, do it. But don't make me sit all week waiting and then not show up. And especially don't do this, and then be a bitch to me when I inquire about it! If the manager had been nice, or apologetic about the situation, although I may not like it, I would suck it up and just deal with it I would be understanding. But she wasn't either nice, or apologetic. I guess at this point, I can let her walk all over me and say nothing, I can post my frustration on facebook in a very factual (passive/aggressive) way (I know she will see it, as we are facebook 'friends'), or I can have a chat with her supervisor about my frustrations. I'm not moving out at this point, so we don't need to even go there. I feel torn. My first choice would be to have an adult to adult talk with her, directly. I tried to do that today. FAIL. → That's not what she does best! FWIW- Her husband is a cop and clearly runs things at home. I was told that her father was the same way, growing up. In my opinion, this (work) is where she gets to run things and be the king/queen/dictator. (I met/knew her/them first socially for a few years, before becoming a tenant) Quite honestly, I think I get treated better than most around here. But that doesn't mean I get treated 'well'. I would say it makes it tolerable, most of the time, at best. I'm just really frustrated. I feel disrespected and like they don't care. They didn't make you sit and wait all week. That was entirely your decision.

Well as a landlord, when we have a good Tennant, steady paying, keeps the place in good order, we like to keep them happy. If you schedule a delivery, you get a 2-4 hour window. I think it is reasonable to say you wish to be home when they come a demand a specific day and Am/pm.
It does seem as though your management is being difficult.
ETA offer to change the filter and smoke detector batteries yourself (assuming you have access) if they supply.

She quietly made arrangements to be there during THEIR designated time frame. They haven't bothered to show up. If this was an electrician or a contractor, people would be livid. The only difference I see is who's requested the work be done. And since this is a yearly inspection, they shouldn't be finding too many emergencies. I find it odd that something that in the past routinely took 2-3 days is now taking double that. Personally, I'd be looking for a new apartment if someone about the landlord/management was bugging me this much.

Some folks simply do not like strangers in their home and prefer to be there when they arrive. Pretty simple to understand. I do not see it as a big deal.
I am some what surprised though that apartment management is not able to narrow down to what day they will be checking the furnace and replacing the filter. You create a schedule with X number of apartments to be done each day and you note which apartments are to be done each day. You tell each renter their scheduled date. Management makes sure their are enough HVAC workers to stick to the schedule.

One mistake I made with one of the condo tenants was not inspecting their son's room because he was sleeping (this was at 10 am). Found out when they moved out a year later that he spilled Coke on the window sill and left it sit there for months. I do not believe that his room was cleaned during the entire two years they lived there. Husband lied about wife and daughter moving out months before the lease terminated.
I had to replace most of the carpet in that 1900 sq.ft. unit because no one could bother to vacuum or clean after my inspection. DH and I were moving back to the States at this point and my carpet guy call me to say he didn't know how people could live this way. Although I never saw it at its worst it was plenty piggy when I got there. Then the idiot tenant told me that with white carpet and teenagers what did I expect? And wanted to know when he would be getting his deposit back. Not only did he not get his deposit, he was lucky I didn't sue him in small claims court or report him to his commanding officer (Marine).
I want to believe that people will take reasonable care of my properties. I vet them buy getting credit reports and verifying employment and do a legal search on them (lexis-nexis) but I am still amazed at how bad some can be...and then they turn around and try to blame the LL for their problems. ![](http://images.proboards.com/new/huh.gif)
