and the confirmed showing was a winner. we actually cancelled the pending request for another showing, and are putting in an offer this afternoon! I'm about to write up a quick letter to the sellers about why this house is perfect for me. added bonus - they have two dogs. they are selling b/c the wife is 7mo pregnant and they want more space. I'll see if I can save the listing pictures to share, because I don't want to post the actual listing. but basically, it's a little 3BR/2BA place with all the finishing touches I had said I wanted to put in at the place I just sold. the backyard is a little smaller, but the last house was HUGE for the backyard. this one is still plenty large. I'd also have beach rights, and the entertaining spaces are outstanding. my massive sectional would go into the basement space that's already set up for big screen tv and party viewing (there was a big Pats logo hung up on the wall today. lol.. )

hopefully tomorrow. the listing agent told us that the sellers were at their own home inspection today, plus there were three other showings set for after mine this afternoon.
beach rights, there are private beach associations in this area b/c of all the freshwater ponds. this property includes rights to access those ponds via association beaches. HOA fees are pretty minor, and are associated only with the upkeep of those public spaces. there are no imposing restrictions on what you can or can't do to your house or yard.

I spoke with my agent on the drive home tonight. my offer is one of three, and the buyers want the night to sleep on it before deciding. the listing agent told us that they have two dogs, when I commented on the toy box in the living room. so I included pics of my goofballs and a personal note about how the house was stunning and that I would love to give my pups the fenced-in backyard they had before I sold my house to move closer to the office COVID made an unnecessary evil. paraphrasing, obv, but you get the drift.
so, any good juju y'all can spare would be a tremendous help. please and thank you. ❤🐾🏖

I live in a somewhat exclusive over 55 community. Suddenly 3 homes have gone up for sale. One couple is selling theirs to buy the one 3 doors down (they like it better) and 2 have had spouses pass away....anyway, my point: the house 2 doors down is for sale and I just saw the pictures on zillow. OH MY......would I love to have that house. With what I can get for mine and what she wants I could do it...but I believe my son would be convinced that his mom has gone off the deep end. Blonde Granny, that's a beautiful place! What say does your son have in this decision? I would suggest, maybe none. If you have the money and can afford it, and you think you'd be happier there, do it! I know a woman who lived on the same street in a 55+ community in four different places until she found the one she loved.

Savings for my daughter future while paying down our own mess... makes sense?
Both my wife and I maintain a separate account for my daughter, my wife has a savings account for her while I have a 529 for her. We each sends money to our respective accounts every time we get paid (I do $100 and I think my wife does $70)... and we also contribute monetary gifts at times.
Her savings account as of last statement was $4,980 and I just checked her 529 and it is at $4,509. We have discussed stopping it and focus on paying down our debt but then we don't want to wake up one day and she is heading out to college and we've saved nothing.
Plus my wife kept saying how she is proud of herself for having saved this much money for her so far and she has never been able to save that much; and how our daughter has more money saved to her name than she does. I mention how she has ~$125,000 in her retirement account.. but to her that is different, that is retirement money. She is more proud of the money in savings for our daughter.
Also why 529 and savings; we could not come to an agreement when it was time. My wife preferred a savings accounts and I preferred a 529 account. My wife one day went to the bank on her own and opened the savings account and after that I opened the 529... her contributions goes to the savings and mine goes to the 529.
So keep on savings?

chiver78- Congrats! So happy for you!! Share a picture if you can.
TheHaitian- I think maybe a split decision is the way to go. Maybe your wife keeps contributing and you take a 6-12 month break. Or perhaps you each only contribute to the savings accounts every other pay period. That way you keep saving for your daughter's future, but also continue to pay down your debt.

I would keep saving. You're already accustomed to doing so. Maybe you both reduce to $50 each and use the other ~$70 (combined) for your own finances.

Yes, I have the money and can afford it. As for my son, he actually has nothing to so with it......most of the time while growing up he would just shake his head.()still does)
I would love having that house, but frankly it's too big for me. I have a 2 bed, 2 b, 2 car garage and a small office. There is a small sun room off the great room.

I just realized 20 minutes ago that I forgot to canx my renter's policy. I relinquished the keys a week ago. I can't backdate the canx date so it's for tomorrow. BUT...now that it is cancelled, that's $90 that I won't have to pay on the remaining portion of the policy.

The trouble with stopping a well-established savings plan to pay down debt is that as the debt goes down, you might feel you've got a bit more breathing room in the budget and you or your wife would fill that hole with more spending instead of resuming the savings. I would not change a thing, and I would especially not stop your wife from continuing to save for your daughter. She takes pride in doing that. You've been working long and hard to get her to take pleasure out of saving. Why change now?

Savings vs invested? According to my Phil Script, a lump sum investment of $9,489.00 bearing an annual return of 11% could grow to $45,400.97 in 15 years! If Carlie is 3 now (?) by 18/college age would have about 45k with no further contributions. I'd call 45k a lot more than nothing, and you could still add a little here and there and while focusing more on debt repayments.

That would cover about 2 years of tuition and fees for a NC resident at 5 different state universities.

I included some of the more goofball ones, showing their personalities. there were lots of pup touches in the house as I was walking through, so I knew those would land well Two homes ago we were sitting in the realtor's office getting ready to put in an offer on a house to live in. The realtor mentioned something in passing about how the lady of the house had just sent her first novel off to the publisher. "Oh, really!? Then I want this included in the offer. We get two signed copies of her book or we won't buy the house." The realtor blew that off until I told her I was deadly serious. I would not buy the house if they did not agree to supply two signed copies of her book. My wife and I have both written books so we know what a big deal it is to write your first one. About 30 minutes later the realtor came back in and said, "You were SO right!" We offered them less than they were asking. And we got the house.
