can you elaborate on what you mean by filth? I did chuckle on one of the pictures because the bed was disheveled looking. you think you'd straighten out the covers and smooth them down for a pic being put on the internet... I was floored - that bedroom looked exactly as it did in the picture for the open house. disheveled bed, clothes everywhere. who does that?! as far as filth - there was soap scum all over the glass door of the shower stall in what looks like the half bath (I was surprised to find a shower stall in there), rust on the door, too. the full bath upstairs (red with a tree on the curtain) had a jacuzzi tub that wasn't quite white anymore. everything just felt very gross walking through, like I'd expect anything I touched to be sticky. I was just grossed out in general. after killing time before the OH by driving around downtown, where there was hardly a traffic light, I felt like I was in another world completely. not what I was expecting for being that close to the shore and highway, that's for sure. I don't want city living, but I don't want to feel like I could hear banjos at any time either. A disgruntled roommate or teenager who doesn't want to move?

this house felt like a very young family, so maybe a disgruntled spouse that is in denial over an impending divorce? the two upstairs bedrooms looked like kids playrooms, but there weren't any cribs or kid beds or anything. it was bizarre. hard pass on the whole thing.

Many years when I was house hunting, my realtor took me to see a house that was a rental. At least some of the roommates were home. All they could do was tell me all the horrible things about the house.
I wasn't interested anyway, but they were not making it easy for the owner to sell it.

well, today's two houses were in great shape. well-priced, although one was clearly priced specifically to incite a bidding war....which I have zero doubt they will have. I wanted the backyard of house #2 for the dogs, with the actual house of a flip I saw over the weekend. so that was a no. house #1 (where I expect the bidding war) looked amazing in the listing pics, but after touring it and describing it to my mother, I found myself picking the things I didn't like in order to paint the picture instead of the things I did like - so that's not my house either. I'm already tired of this, and it's only been a week. oy.
in Racers news, though - an update on refunded insurances from the old place. I realized I never heard back from my followup 2w ago on the pro-rated refund of flood insurance. if I can believe the agent office, it was submitted to FP&C where it has sat for a few weeks, and they are blaming COVID. 🙄 request was resubmitted, I should see a check for $2600 in 7-10 business days. I'll need to figure out where I want to send that, since the Discover balance will be gone by then.

Interesting convo about moving to a LCOL area, I've been thinking a lot about that recently. I'm in a position where I can move since I work remotely, but I worry about job security and wouldn't want to move to a place with little opportunity if my job should change. For reasons Rukh said, I can't imagine leaving Chicago, where there are so many things to do (as an adult with no family/children, and not feel weird doing them by myself), and losing connections I've built here over 20 years. Add in the fact that I'd have a hard time living somewhere very conservative, I just don't know where that leaves. I'm also very used to being by water. I don't have much family so that isn't a factor, I'd be bored to tears living in the country, but would appreciate a smaller town and more nature. I'm probably over thinking this but I feel like I wouldn't fit in many places as a single woman without kids...no office, schools, mom groups, etc to start to build a new social circle. I know about meetup groups, etc, I'm just really afraid of risk recently (in everything...moving, grad school, work, etc).
DebtHaven - how in the world did I not know that you were in Paris? Or has it been so long that I just forgot? That is my favorite city of all I've been to and I'd live in a closet there if I could make that happen. It's one of the few places I look forward to returning to, despite wanting to see new places. I know missing travel seems trivial with all that's going on in the world but it really means a lot for my well-being (I think since I don't have family/kids) and it really, really hurts to think that it will be so long before I can visit Paris, and other places again.
But in debt news, payday is tomorrow and I didn't have to use the CC except for my rental car to visit mom, which I'll pay back quickly (but use for the auto insurance and points for travel), so I'll count this as a small financial win as I'm staying on track.

The amount of things I forgot or "kind of remember" now are scary! And yes, you're right about living in a closet. Even my old chicago apartment was getting too small for me, and it was much larger than my friend's apartment in Paris which was 200 sq meters. I have a friend from another online group in Paris (suburbs count!) and I think I was blending my feline kidney group and my debt group...I mean they go hand in hand! I've traveled a lot of France, it's been a while but it was all lovely. As I think more about retirement and how that looks different now than what I originally envisioned, Spain and Portugal have come up often as good expat countries so maybe one day I'll be closer to my beloved France. The older I get and more single I remain, I don't see myself living in the US, at least full time. We'll see, I still have a while for all that.

something my sister said last night rang true - that while not ideal, renting somewhere else if need be isnt the end of the world. I know some of you have said it as well, but with a different force that comes with not really having a feel for the COL here. this short term rental was a (bug infested) oasis that is not even close to the norm. I reached out to my former next door neighbor and asked her to grab the contact phone numbers for all (4 or 5) of the summer rentals in the neighborhood while she was out walking. I'm going to file away for asking about possible winter rentals in those spots if it gets closer to my birthday (Labor Day) weekend and I still haven't found a place to buy. if COVID will have a resurgence, I will happily hole up on the Cape for the winter and not go anywhere. I'll also be closer than this short term rental to looking at showings.
I'm not about to get into a bidding war over a place I don't love. and I still feel like there is a crash coming, like I said when I still owned a house. I was not at all expecting what the market has turned into, and I'm not against renting for the winter. I don't want to sign a year lease, still.

Adopted grandmother's mortgage was fully approved and closing date is this Thursday. We'll soon be making a big payment on our mortgage when we officially sell the house to her! It's going to cost about $6,000 to make some repairs on our old home, most of which goes to the roofer. Hopefully this buyer will go the distance and we'll close on this sale mid-August. Closing was postponed to next monday on adopted grandmother's house. We've already signed our copy of the papers. This will be sold soon, though! Roofer and electrician scheduled to show up in the morning at our old home. Naturally it started raining like crazy just before 11pm. Hopefully the rain will be gone by 7am and the sky will be clear. Plumber won't make it until Tuesday the 4th.

As a single woman, over 40, with no kids, I'd feel like there is ample to do in any large metro area like here in Indy. Yeah, it appears to be somewhat conservative but there's still plenty to do (in a non-COVID world). Mainly because of the things I want to learn and plan to pursue when the world allows me to...I expect friendships to grow organically.
Next week is a fresh month and should settle some of the financial dust, especially after the 3rd when my lease termination goes through.

Ames is not a conservative town but it's congressional district is extremely conservative. They are not in the same district as Des Moines. I could live in Iowa City in a heartbeat.

Hey everyone, just passing by. Just paid my state and Fed taxes on 7/15 and added it on my credit card. Will pay it off next month.
Closing on refinance is next week or the week after next, that will start helping big time $$$ wise.
My only other thing to figure out is the 18K balance on the Discover that the 0% interest expires soon!

TheHaitian , I'm sure you're brain will be a bit more settled when the refinance is done. I know mine would be. Sending happy thoughts for a smooth transaction and a breather on home payments for a month or so. With the news about the Student Loan contracts, I played around with my budget to ensure I can get my SLs paid off before December. Shouldn't be too difficult. I may have to pull a smidge from savings at the end but it'll be worth it to not have to deal with setting up new payments with a new company or with extensions with the current one, Nelnet.

Being a little impulsive today!!! Got my lastest RI check and although I may need it for the day-to-day expenses with trying to max the 401k this year (with extra contributions through end of the year), I have been ignoring the student loans, and Ava got me a bit worried about the payments and interest coming back on these in Sept/Oct this year. I've been hoping, and maybe counting on!, at least another 6 month extension.....at 0%....and no payments....I've still had this private loan that was collecting interest and payments, and then two old loans from my masters that I consolidated about 20 (!!OMG!!) years ago that are still in repayment/gathering interest. They are small balances....but still adding to the debt, of course! So - took a big piece of the RI money from this last project and paid off the private student loan. It's taken 2 years concentrating on paying this relatively small one off......I best not think about next steps and what's ahead right now.......try to celebrate a small win with the rest of the weekend. ETA!!! One of two 2020 goals is achieved!! Paying off the private loan. The other 2020 goal was to get under 6 figures. So - I am about 2.5k and some change away from that.....with 5 months left in the year. Will see how this goes.....if only another RI client would step forward with a project

On my my first update I forgot Home Depot so that is why this is higher than the first update.
Yes we sold our house in NC but basically got screwed because we bought in 2005 at the height of the housing market and sold when everything was down, so actually sold for less than we originally paid for it. Need to race this mortgage in order to work to get it down.
Savings has gone down due to paying federal income tax and having our deck built. I still have the second payment on property tax due by the end of this month which is $1,650 and we are having a table made for our deck which should run about $500, then we should be done with big expenditures. Although I do have to send in some quarterlies come September.
We have stayed well except for the Covid-20 pounds but working on trying to get that off!

Congrats everyone on your progress over the last month! We're closing on grandma's house (selling it to her) around noon tomorrow. $62,000 closer to our goal of a paid off mortgage! So far, so good on the buyer for our old home. Just spent $4600 on electrical and roof work. Plumber comes a week from Tuesday. I expect another $1300 from them. I checked the escrow balance on the mortgage. There's over $7100 on it. The current insurance policy expires on 11/30/2020. So, not only will we get $7100 in escrow back but we'll get a refund on the insurance that's already paid for of somewhere between $500 to $900. So looking forward to offloading this one! We've decided not to buy any more houses and renovate them until the covid epidemic is over. We live in the Trump-shouting, Bible-thumping, Science-hating Bible Belt. The tradesmen don't take covid seriously. They don't wear masks or practice social distancing or do extra handwashing. Even if I can get them to wear a mask near me, they clearly don't do so any other time, so the odds of them getting infected are much higher than average. I'm tired of putting my life at risk every time I have to deal with a tradesperson. We don't need the extra money. Certainly not enough to die over. We have one house we bought before all this mess that we planned to renovate and then donate for a charitable purpose. (We made a promise to ourselves back when we started our real estate rental property business that every 5th or 6th property we bought we would buy one for charity.) We already put a new hvac and water heater in it, plus had the electrical issues fixed and did some of the demo work on the old carpet and rotted-out deck. The roof is pretty new. We're going to sell it for cost and just donate the money to charity rather than fix it up if we can pull that off. I just don't feel like getting sick from the various tradespeople to do it, that wasn't in the plan.

I looked at my CC balance today and I thought: Holy crap! I just paid that off!! Then I remember that I bought flooring for the cat domain. That installation can't come too soon. I try to stay ahead of the messes but they're hard to see on the mottled carpet.

Well, the closing didn't happen today. The bank screwed something up internally and has to change stuff. They have to raise the interest rate but reduce fees to make the total cost the same. Don't ask me why. What's worse they didn't tell the closing attorney until 2 hours before closing AND told the attorney they were notifying the buyer -- then didn't notify the buyer. So, closing is rescheduled for Friday, assuming the verbal explanation they gave is accurate. Supposedly the payment and length of the loan are staying the same. We should know sometime this afternoon if that's true. Jeesh. It's never simple. Did enjoy listening in to the buyer's conversation via phone with the banker. Grandma can do righteous indignation at the Olympic level of competition.

There's one thing I do every July.
We have a cash back rewards cc that we use for everyday expenses. Our other credit cards (the four we paid off during race #1) get used once a year, in July, and paid off as soon as the charge posts. I bought gas with one, groceries with another, etc. We've had these cards for a long, long time. I keep them active to help maintain our credit scores.

I'm doing something similar. my American Express is my oldest account, having opened one for a free tshirt my freshman year in college. I paid it off with some house sale proceeds, and now am cycling my pet insurance and one other thing through that card to keep it active. it is $140.xx/mo for the balance. I need to move something over to my Chase card to keep that in use, as I think that is one I want to keep long term.
I noticed I took a 9pt hit to my credit score for the hard pull for my preapproval. oh well, necessary evil.

Update: I'm just updating Race 3. I will work on updating Race 2 after the check clears. The balance for Race 2 will be under $260K
