Got all the furniture moved yesterday. Only two more trips left. One, today, for all the small stuff that I didn't want to put in the moving truck yesterday and then another one, later this week, to move my modem and computer before the internet transfer this coming Monday. Discovered that my hvac, water heater and softener, and washing machine all empty into a sink in the basement and that sink empties into the sump cavity. The sump pump plumbing then dumps everything out on to my driveway. This routing occurred when the home inspector discovered that the sump pump plumbing was routed into the regular waste water plumbing. I don't think he realized that all those things emptied into it. It's not obvious until you wash a load of clothes and 40 gallons of water jettisons out on to the driveway. So, I texted my realtor the situation and asked him to pass it on to the plumber that he hired for the original reroute job. I don't want an overworked sump pump and I also don't want gallons and gallons of water being routed across my driveway, especially come winter. Anyhow, I don't expect any other big money adventures in the next couple weeks so I'm just getting through them, getting the lease termination fee paid on Aug 1st-ish (along with the various final bills), and then prepping for September's expenses i.e. the bills for the new house vs this small apartment. That doesn't sound even vaguely like it would meet any building code in the US or Canada, nor does it seem likely that the previous owners didn't know it. Maybe you can get the to cover the costs if they didn't disclose it and said nothing was wrong with the plumbing?

I'm not sure the seller is on the hook if she had a home inspection and that wasn't brought up. obv different states, different rules for this sort of thing.

Slow progress. Found out mom has breast cancer, I'll be heading back to MI to help her out, so any extra progress will be put on hold as I pay for travel, etc. Prognosis is good, but still crappy, scary news.
Nidena, good luck with the move, hope the sump issue isn't too big of a fix.

Well, home is back on the market. Buyer's agent said to expect a formal offer later today. 4 showings today, 1 Friday and 1 Saturday. Several are folks coming back for a 2nd look or whose scheduled viewing was after the last contract was signed. Keep your fingers crossed for us!

I actually filed my taxes on time and don’t owe anything!!!
Will get about $100 or so back, will send to student loans.
It was true! 20% of my RI income was tax exempt! Will have to research who told me that, there were a lot of naysayers on YM when I mentioned it. Pretty sure heard it here or other WIR thread.

I don't think it was noticed. What WAS noticed was the the sump plumbing was connected to the wastewater plumbing rather than dumping elsewhere and since sumps are usually just rainwater, that's probably why it wasn't noticed. It's not obvious that the sink drains into the sump cavity. Anyhow, that'll be a September expense. I can deal with water dumping on the driveway until then.

Old home is under contract again. Just need to coordinate with the various tradesmen to finish the fixes we've agreed to do. Hopefully we'll close Aug 17th and be done with it before another payment is due. There's only one more mortgage payment coupon in the book and I would just as soon not use it.

Just got word that our daughter's adopted grandma had her mortgage fully approved. We should be closing next week or the week after. If the sale of our old home also goes thru, then we're going to be winning one race really soon and knocking the stuffings out of another.

Well I won't get my PMI dropped due to accepting my bank's "help". I was told that since I didn't make a payment for 3 months I have to keep paying my PMI until I have a year's worth of non missed payments. This is not good but I should have known they couldn't be trusted.

It's not cool when someone questions whether or not my shift was approved by the manager--as if I would go in without getting their okay--but it's less cool when they also take me to task about questioning what they're doing, when they mess up displays I spent many hours getting to look nice, and tell me "I don't like the tone you used and I don't appreciate you questioning me in front of customers...and since I'm a sales manager, this won't happen again." I've never had anyone in retail pull rank on me, not even my store managers. Well, not in that manner anyway. And it happened only a few times in the 20 years I was in the Air Force. I get that whatever tone I used was received differently than intended but when someone pulls rank on you, you're dealing with their insecurities. I deal enough with my own. I'm not gonna deal with theirs and I'm certainly not going to deal with someone who questions my integrity, regarding whether I'm working with permission or not. My life does NOT require this job. It was my "petty cash."
But I've got a couple lines in the pond to get something else; something that pays me commensurate for my skills.
Here, again, at the apartment to pick up the computer and stuff. Spending the day with my new beau tomorrow and don't want to venture 20 miles to the SW side of town any more. Though, I will have to make one more trip, next week, to drop off the keys.

So - I think a bit shady on their end. PMI exists to mitigate risk to the bank that you won't pay as agreed per the original contract. You didn't pay as agreed. They clearly don't think the risk that you won't pay has been adequately mitigated. Given recent payment history and the possibility that covid-19 will make our economy way worse, I wouldn't cancel it if I were in their shoes unless the law forced me to. Sorry, but I don't blame them. Unless your original loan contract REQUIRES them to drop PMI, or the law in your jurisdiction requires them, I think you're stuck. It's worth reading your original contract in detail.

sorry I haven't caught up on the thread, have been mostly offline the past few days that I have been seeing active listings. pups and I have been crashing with a friend on Cape Cod, and they have stayed here with her as I have driven to check out listings across South Shore. over the past three days, I've been in 6 or 7 listings, and driven by more than that and nixed neighborhoods just based on the drive-bys. inventory sucks rn, this is all there is, and I havent loved anything I have seen so far...until this listing that showed up via a different search engine this afternoon, OH tomorrow that I will be hitting. do not quote this, please. the link is getting deleted on Sunday. www.realtor.com/realestateandhomes-detail/25-Colby-Dr_Halifax_MA_02338_M40396-76483?view=qvthis house looks and feels like the one i just sold, but with an acre of land AND a fenced-in in-ground pool, for just $10k more than what I sold my house for? the town is one inland from waterfront, and to be under $400k for all of this? yes, provided everything checks out okay..... but this might be it, the one. 🤞

chiver78, I'm continually astounded by real estate prices in various parts of the country! I know I shouldn't be, but I still am. 1300 sq ft, 1.08 acres, under $400k -- and folks get excited about it as being a good deal. (And I'm sure it is compared to others in the area.) By contrast, we got a 3435 sq ft custom home that's an awesome blend of Mid-Century Modern and Japanese styles, with a 2 car carport plus a 3 detached car garage on 1.28 acres, with a koi pond and wonderful Japanese landscaping, for $340k. A 1300 sq ft on a half acre lot can be found in my area in the $60-80K range. (Or for way more than that.) Back in 2013-2015, I could pick them up in the $30-40k range (plus another $7-13k of renovations to spiff them up). Someone selling a house in the expensive areas might be able to buy one for cash in my area, depending upon how much equity they have. It can really pay to move to a lower cost area if you can line up a job paying decent wages first.

It can really pay to move to a lower cost area if you can line up a job paying decent wages first. not terribly helpful, but I appreciate the thoughts. I work in pharma, which doesn't tend to be a thing in LCOL spots. my base salary is almost $125k/yr. so the math is fine now that I am well on my way to paying off the hole I allowed to happen over the past 5y.
