Hello everyone,
I'm considering buying my first rental property. What are the things I should consider? tips, advice? Also, any books/materials that would be helpful?
What info from me do you need in order to tailor advice?

There are already threads asking the same thing.
But, if you live in a somewhat major city, seek out the local Real Estate Investors Association. (REIA). They usually meet monthly, and will offer seminars put on by local investors who can teach you what works in your area.
Some things to think about: Are you investing hoping to get a good positive cash flow? Or are you hoping to invest so that your tenant will pay for the property, and you seek to profit from the build up of equity?
Do you plan to manage the property yourself? Or do you want a property manager to do that for you?
Do you want to just have one rental? Or is this going to be the start of a portfolio of rentals?
