I will be getting my kitchen done to between 25 - 30 K depending. I will have a amazing workable and functional layout with new flooring, cabinets and a quartz countertop. I have already started buying the lighting and am looking at faucets this weekend. Luckily I will just need to replace the dishwasher and get a upper cabinet microwave. I have my finishes picked out and am waiting until after Valentine's day to demo everything so I can paint before everything new comes in. The great part about this is that I haven't enlarged or really moved anything. I am getting 2 of my dead corners for use.

Our house was built in 1951
Hopefully you have already upgraded your utilities. At one time we had an older home (1923) and the first thing we did was upgrade the electrical system.

New carpet, a bunch of minor repairs, and then a deep clean (next week), all in preparation to sell the house.

2019 saw: - new washer/dryer - old ones conked out
- new dishwasher - old one gave up the ghost
- large front yard maple removed; other trees trimmed
- landscaping / new garden in front and new rock wall by patio with new plantings
All that added up to over $14,000 2020 will see: - painting exterior trim
- painting interior walls and trim and 3 ceilings
- hang new curtains in living, dining rooms on new rods already bought in 2019
- fix brick walkway and repoint brick steps
- new front and back doors (2)
- anything Murphy throws our way that we don't duck fast enough to evade
Don't know yet how we're going to pay for this, but it's all needed.

2019: - rebuilt my raised garden bed walls to raise them higher.
- new living room TV.
- redid the driveway. They pulled up the old one, and laid a new one. Which led into: - replacing all the trim around the garage door. Because of how the old driveway was actually paved into the garage, the bottom 4" of the trim on the sides was rotted away. - removed a tree at the corner of the house, dug out the remaining part of the small hill, and put in a retaining wall. I now have a really nice place to store my giant rolling garbage can. - added low voltage lighting to one side of the house.
2020: - need entertainment center of some sort for the new living room TV. - maybe new living room furniture. All my furniture in there moved in with me in Dec 2004. - decide between redoing the 2nd bathroom or the sunroom/patio area. If we redo the sunroom, we will also probably replace the well pump since the vertical access is somewhere in the floor. Well pump is from before I bought the house in Dec 2004. - get some sort of decorative treatment on the front stairs to the house now that I pulled off the disgusting carpet. - new front door.

Just contacted someone on Nextdoor selling a flattop range for $50. Would be nice to replace my 1980s era sexist range with random number time and temperature control. Haven’t heard back.

This year: - built extension to the chicken coop - built permanent fence around chicken run - installed drip irrigation system - took down 40 trees and converted some of it to firewood - installed a couple dry wells to improve drainage - furnished the dining room with some cool bar furniture - built some furniture and decorations for the entry hallway (really big in our house), installed pendant - installed split rail fence section infront of house - installed solar system on Travel Trailer. It was a busy and productive year. 🙂👍🏻
Next year's plan: build a 32x48 shop.

Hmmm, well the toilet innards (flush valve?) wore out again so the toilet was running all the time. I was whinging about how I was gonna have to "kludge" a replacement from a couple of different kits again (the toilet's about 40 years old did a kludge about 9 years ago) and my wonderful brother suggested replacing the toilet with one of those new fangle comfort height oval bowl with "power flush" or what ever it's called toilet. So, replaced the toilet and replaced the 30yo water heater and replaced the drain under the kitchen sink (which apparently started leaking to show solidarity with the "ever running toilet") . Total cost about $800. Took one day to do. (family did all the labor I was project manager/coordinator, extra hands, and gopher and provided food/drink)
