Last Summer my A/C was giving me fits, A/C is pretty important here in Phoenix in the Summer!! I did just enough to get it pass summer, yesterday we finished the install of a new five ton, 16 SEER two stage heat pump!! Because I was able to wait until Summer was over, did the install my self with the help of sub contractors that I use in my work,, Under $6000, installed and running!! Holy cow that thing is quiet!! Second thing, The bathroom remodel is 99% done, we ripped everything out, everything back new,, it looks great!! Most of the work there was done by my subs,, Man, they do great work! My wife stayed off my butt!!
unlike the kitchen project, that I did entirely by my self,, Started in July finished in Aug,,, Uhhhhh, July 2010,,, finished Aug 2016,, I might have been a little slow on that one.

In August we had the remaining 70-90 year old cast iron plumbing replaced. $2700 well-spent. That was a literal disaster just averted!
While I'm on Christmas break and a handy friend has time, we're finally going to fix the wall and ceiling in our kitchen that had to be removed for this project.
Last year, a part of the plaster ceiling in our bedroom collapsed. Black dust all over my white sheets. 😪 Luckily, Oxiclean exists. Also luckily, our handy friend patched it for us. I'm toying with one day just dry walking the bedroom ceiling. It's the only remaining room with plaster ceilings.
In 2017 we got a new furnace and AC compressor. We also had some duct work done. All told, $10,000 worth it.
I don't want to wonder what 2020 will bring because then something will break!

Just finished repainting the last 2 rooms in the house. Today we get new vinyl in the laundry, Monday new baseboards in 4 rooms. And just after Christmas new carpet in the downstairs. I am not looking forward to doing the carpet. We have to move 3 rooms of furniture around several times. Including packing up 6 bookcases and a china cabinet. I'm getting too old to be moving all this stuff.

What do you consider "lately" Last Spring I redid my bathroom to the tune of $11,000. I got the old backsplash removed in my kitchen and a closet made this summer. About $1500 together. Got my driveway repaved last year for $3000 and got my fuse panel switched to a breaker box the year before for $3500. Now I'm working on getting the wiring for a generator. There's always something.

Not sure if all this counts, but I've been sealing up holes all over the place to prevent bugs and mice from getting in and trying to keep cold air from getting in. I got some insulation to finish insulating part of the over garage storage that was apparently never done. I just ordered a new dishwasher and 2 new ceiling fans.

Nothing lately. On the list is.....
Replacing the kitchen cabinet doors and drawers. New stove and fridge. Will need to bring in a gas line for the stove. House needs residing and painted, as do the decks. I would like to get the decks replaced with Trex.

We bought a house in September and spent close to $30k on improvements. House was built in 1987 and bought from original owners with original finishes. We replaced old carpet with hardwood in main area and new carpet in bedrooms, repainted entire interior and deck, removed large built in bookcases, new windows on front of house, fence in backyard (most was already done by neighbors), fixed front steps, electrical upgrades and new sump pump.
We feel this is a good investment as the house appraised $10k over purchase price even though it was outdated. Plus we are lowest price house in neighborhood, so a lot of room to go up.
We still have a to do list expect to do one project per year.
Gas fireplace Refinish hall bath (mainly replace old lady wallpaper) Master bath refinish plus replace tub insert with shower Minor kitchen update, replace desk with wall oven, upgrade appliances, including my “Lady Kenmore” original 1980s range. Landscape in back yard.

We got a new HVAC system last year and zoned the upstairs off separate. $10k for that. Also had to tear off one of the decks to make room for the pad for the new, bigger AC unit.
Remaining deck still isn't fixed. Probably $3k at least for the patio that replaced the one deck. Still not done.
FIL bought the shed. But the lawn mower finally has a home!
Waiting on a quote for a new front door and storm door. At the rate they are moving, it will be a 2020 project. This may get expensive if water has gotten into the entry way sub floor. We can walk underneath it so it's not completely ruined but who knows. The storm door leaks big time when it rains.
Also for this year if we can find one, a big storage cabinet for the kitchen. We have a huge kitchen/dining area that is combined. Literally takes up two thirds of the first floor. There's not nearly enough storage for such a huge space.

We put in rock along the driveway. That way, we can turn our vehicles around without driving on the grass. This house definitely needs the flooring replaced, as the vinyl planks the builder put in are junk. Unfortunately, that's not in the budget right now, but it is a priority.

Installed whole house solar system and had the roof checked and repaired.
So far so good on the solar system
This winter I'm hoping to replace some windows that have fogged up.

Over the past 12 months- added plantation shutters to the kitchen, replaced wall oven (probably could have fixed but t was 20 years old), replaced ageing water heater.
Right now I'm happy with things the way they are and just want to keep things in good repair; would like quartz countertops but would rather spend the $$ on travel.

You win! It was terrible. And my contractor did not do quality work. He used cheap materials where he could, and his subs were messy and, at best, unremarkable. We started in April, and we are still working with them to fix a bunch of shit that they didn't do right the first time. I wish I had been able to wait out the market. I got some great work done when the market was low.

We are right now about $40k in renovations over the last couple months. New flooring, new kitchen, new refrigerator, new lighting, new front door, new door into garage, and new trim throughout. Pretty much the entire 1st floor is new. Also ordered new kitchen table w/chairs and a sideboard/buffet for in the dining room. Work isn't done yet, but it sure does look amazing. We can get it paid off in a couple years and we get it enjoy it along the way.

We're about to start work and the current budget is $23,850 and I'm really hoping it doesn't end up over $25K. Our house was built in 1951 and still has most of the original trim and doors (both interior and exterior). We're going to: - Paint whole house
- New moldings, window trim, baseboards
- New interior doors
- New front door
- Re-tile kitchen floor
- Re-glaze bathtub
- Re-finish hardwood floor
- Install new attic stairs
- New living room furniture
- New furniture for girls' room
- New curtain rods and curtains
- Custom blinds for some rooms
- Repair and paint front porch
- Four nights at a hotel when floors are being refinished
- Four nights at Camp Kitty for our cat
Everyone's stories here are making me feel better, especially thyme4change, because I'm feeling very anxious about spending all this money.

Installed new security camera's. Can now see a fly shit in the street at 3 am if I want. Took house down to studs re insulated. New dry wall. New plumbing. Put rife pit in front yard(just to piss off neighbor bleeding hard anti gun liberal) any one know how or if you can turn off spell check on fire tablet?
