Thankfully, the house is so clean I don't have to start tearing into things as soon as I move in. I will live with some of the ugly and then work on things as the mood strikes. I love your attitude- choose the house with "good bones", as a realtor once said, in the location you want, and the rest can be changed over time. We got so much whiny feedback from the HGTV crowd about the superficial stuff when we downsized- the appliances aren't stainless steel, the light fixtures are outdated, etc. Never mind the increased insulation in the attic and the ugly wallpaper and popcorn ceilings I'd removed with my bare hands. The house down the road, similar plan but with the 2-story great room (including the stone fireplace) painted mustard yellow (that season's "must-have" color) sold in 3 days. When we got into the house where I now live (and we'd already fallen in love with the setting), I joked, "That wallpaper is hideous and dated- let's go look at another house". The first winter the ugly wallpaper was gone.

Ah, OK, I'm not aware of that. But it might be worth looking into?
ETA: I'm just going by previous posts that said that the "sleeping area" couldn't be considered a bedroom because there is no window.
I'm not sure if this is true everywhere but where I live there has to be a window and a closet for it to count as a bedroom

When we didn't, I cared a lot more about what was already present in the house. This time, I wanted a good solid structure and a good location. We looked at the 5 other houses in my price range. All of them had soggy subfloors or walls that looked like they were sheetrocked by toddlers. One had a ceiling where they had installed drywall and then taped the seams. They didn't mud it at all and just painted it. It had the lines all over it from the tape. It was the weirdest thing ever. Since I plan to customize this house, I didn't really care too much what was there as long as I could work with it. It's much easier to strip ugly wall paper and paint than to do major sheetrock projects or rebuild subfloors. I'm weird because I hate stainless steel in a kitchen. If I were to go out today and buy all new appliances, they would be white. lol

Consider going light grey or blue with your cupboards. I just love the look so much more and I think they will be more timeless. All white kitchens are a trend right now and trends get dated fast. Also won't show the dirt so quickly.

I put SS in the condo when I updated for sale. if I was staying, the appliances would have been black.

The house is being sold by the previous owner's kids who now live out of state. It's in one of the nicest areas of town and clearly well built. The other homes around it are all well-maintained, the neighborhood is quiet, and the house is very near a walking trail and wildlife area where I can take my dogs. The house is so clean you can eat off the floors or in the cabinets. It's solid and all the walls, etc... were in great shape. Even the ugly carpet is very clean. It's a rare house I would sit on the bed or floor and in this house it wouldn't gross me out at all. The yard is sort of fenced with a short chain-link fence but only on 3 sides. I will have a wood privacy fence put in as close to the close of escrow as possible to create a large backyard. The yard has a small orchard of fruit trees which is also kinda cool. The decor is 1970s bad granny, but I will use what I can and donate what I hate. Like, for instance, the window coverings that are all hideous. lol My budget was <120K The realtor mentioned the sellers had talked about how much work it was going to be to remove the furniture, kitchen stuff, etc... and they wished they could leave it all there. So, we offered $105K to include furniture. They accepted my offer without countering a higher price if I would agree to keep all the stuff still in the house, such as the dishes, pots and pans, etc... SCORE! One person's trash is the treasure of the person who got rid of all their crap and has a small-bed truck to try and move in. Looks like I am buying a house. The deal is all cash and the title is clean, so this one should be a whole lot less drama than the last. We are going to try for a 2-3 week escrow, but 4 weeks is probably the most realistic. Tomorrow, it's back over the horrible 100 mile ice slide known as Highway 78 and back to Reno for more fun before the next storm arrives on Thursday. all very exciting! I hope you aren't over-extending yourself. truck - house - both will need routine and at times unexpected maintenance, plus insurance... and then gambling?

Also won't show the dirt so quickly. I'm not married to the idea of white. It sort of depends on the flooring I replace that ugly red lino with. I do think grey is also a trend that will only be around for so long. I also love glass tile but fear it will also look outdated before too many years. There seems to be a new trend to do hexagon tile. I like that look and might opt for that as a backsplash.

I think I would prefer to avoid the basement completely. lol I could probably have an electrician run power to the shed. It may have power, but there was too much snow to open the door and check. The other option is an extension cord running to the shed to cut rocks. I think a heavy-duty outdoor rated extension cord would work and it's fairly close to the house. Otherwise I could always put my saw in the dining area since I don't need one.

I am going to bank nearly 100K when all is said and done. I'm not worried about my small gambling trip at all. I took out some cash for this trip and have no plans to visit the ATM. It's also helpful that I haven't actually lost a dime gambling. The crap table has been nice to me. As of last night I am up $100. I only have one more day here so this trip definitely won't break the bank. Reno was important to me because it gives me a chance to hang out in solitude and have some fun after having been stuck at my mom's house without a vehicle for nearly two months... I can't ever travel to places like this because of my dogs. So, I am taking advantage of the opportunity while I can.

The odds are pretty good that they left the mower too. I'll be shocked if you don't land up with several rakes and yard tools too. The cost and bother of replacing all that stuff is immense whether you measure it in dollars or time.
Despite me throwing shade on some of what they left behind, I think that it is excellent news that you scored this stuff. It will really help you keep your wallet closed at a time when you are feeling flush. And the kids didn't do too badly either. The resale on that stuff is awful.
My flush wallet is starting to close. My plan was buy a car, buy a house and build it a fence, get moved, have dental work done, and buy some basics. I plan to bank a big chunk of cash into a savings account and fully fund a ROTH for 2019 and 2020. After all of the above, I will have about 30K to work with for my business, fixing up the house, traveling, etc... With income from working, that should last a couple of years. this is kind of worrying - that your projected cashflow is going to be negative and eventually deplete the savings. Is there a plan to avoid that? Will you get medicare and SS someday?

My flush wallet is starting to close. My plan was buy a car, buy a house and build it a fence, get moved, have dental work done, and buy some basics. I plan to bank a big chunk of cash into a savings account and fully fund a ROTH for 2019 and 2020. The washer and dryer are in the laundry room, not the kitchen. My bad. I saw cabinets and assumed. And all those other horrors that I mentioned -- those were kinda autobiographical. It can be kinda tricky to completely seal off a coal chute.
