I heard a rumor the other day that there was a Chinese-backed company moving into the illegal cannabis business in the area I live in and that they were buying up every property they could get their hands on for record prices right now. I listed my house yesterday and in 6 hours sold it for a whopping $38K over an already ridiculous asking price, sight-unseen, no inspections. At the price I got for my house, I can now go buy a new truck, pay cash for my next house, and will have over 100K still in the bank. I have a 30-day escrow, so now I am focused on clearing out the rest of my stuff and getting what I want to keep into a storage unit. I've been treating my dog's injured leg with glucosamine/chondroitin (sp?) and rest and he's doing better. If he starts limping again, I might consider the surgery now that I can afford it. But, not until I buy a new house and have a place for him to rest. I am planning on visiting a relative when I leave here, buying my new truck, then going up to where I want to buy a house and doing some exploring between snow storms. Once I find a new house, I plan to only write my own projects and run my 2 small businesses for income. I can finally fund them correctly and make a go at it. I'm beyond excited.

I'm not sure what I think of using a storage unit in light of what you have said in the past about being followed and watched.
I feel like a hypocrite for saying that too. I definitely know how useful storage units can be when you need to empty out a place quickly.
OTOH, you do have to eventually go back and empty out the storage unit. I'd definitely consider renting a U-haul for that task instead of using your new truck or the vehicles of friends or relatives.

Glad to hear all of your good news. On the dog front, I just wanted to let you know that I know a Mountie's dog that with the proper rest healed well enough to go back to work for the 2 or 3 years until his natural retirement.

Someone has to point out that this property is "under contract" instead of "sold". I don't mind playing that role.
I will dance a very happy dance when the check clears and you are nowhere near your current home and have no reason to ever return. Until then, I will worry about you and post things that scare and depress everyone who reads them.
Make sure that you get the money and run.

Don't forget to set enough aside for capital gains taxes, if they happen in your case. For a couple its if over $500k gain, for a single if its over $250k. And yes that is on your main home.

Yes, it is in escrow and not "sold" until it closes. We have other buyers still asking to see it and make backup offers. The company that made the offer has closed all their other deals with my broker, so we assume it will close. I will feel more secure in 10 days when they release $10K of their cash to me and it's not refundable. After that, I'd assume they will find a way to get it closed. Capital gains taxes don't apply because my gain is below the $250K threshold. We lived here 18 years. Bought for $90K. Listed for a lofty $250 assuming I might get $200. Sold for $288K. Still in complete shock. Without the pot growing land grab, my house was only worth about $140K. In fact, I had a different realtor come a few weeks ago and she told me I would never sell for more than 180K and she wasn't interested in listing my property. Stupid her, I guess, it would have been a nice commission. lol Right now everyone who can is dumping their properties. My neighbor listed at the same time and scored $290 for hers. It's amazing what the Chinese will pay to lock in properties and block the Hmong. I agree that the two groups here fighting for territory with no law enforcement presence in this area is going to be insanity. It was already getting pretty bad anyway and everyone is predicting this isn't going to end well. I'm not concerned about using a storage unit. It won't be anywhere near where I live and the Hmong's security force is now back in MN selling their crops. As soon as they get the weed out each fall, they leave us alone and only leave a skeleton crew around here to watch their properties over the winter. I should have a new house before they return. I plan to leave at least a week before escrow closes and sign remotely. I'd like to get out of here by Thanksgiving. I've spent the last 6 months dedicating time every single day to getting rid of stuff, cleaning, painting, yard work, etc... so moving would be fast and very light. I'm really, really glad I made the effort. I could be out of here in a week if I wanted to be and I will be able to move all of my stuff without help in a single pickup truck load. So, what kind of truck should I buy? I'm leaning towards a Toyota Tacoma TRD Pro and trying to get a deal on a 2019. I drive more on dirt and bad dirt roads than pavement each year. And, where I will be traveling I need something reliable because there will often be no cell service or people. (I carry a PLB) I'm so excited my brain can't stop spinning...

60 Minutes did a story last week on the crash of the legal pot market in California and the the rise of the illegal growers. I was telling DH about you, and the creeps watching you, and your hopes to sell. I’m relieved you’re getting out.
On another note, I’m assuming you plan on paying cash for the truck? IIRC, your credit took a hit from husband’s illness. Since this is “Your Money”, LOL, maybe use the cash as collateral for a personal loan and buy the truck that way to help your credit score?
