Last Wednesday we have a RE agent out to give us some info etc. on selling our house. We are thinking of downsizing and building a new house in an over 55 community....remember, just thinking.
When talking to the RE lady on Thursday I jokingly said if you fall across a buyer, bring him our way. Yesterday at 3:30 the phone rings, she's at an open house and in walks the possible perfect match for our house. Can she show it tomorrow morning (today).
So, we raised the price, hell why not, scurried around straightening things we hadn't bothered with, touched up a couple of minor blemishes, and she's bringing the couple at 10AM.
Rather torn here...if offer is really good, we're out. Then it's find an apartment, get rid of half the furniture, leave for a 2 week cruise May 8.
My Oh my....we're getting too old for this.
on edit: Our house isn't listed for sale, if she writes an offer it's a one day listing. And all this in a town where houses are sitting for months looking for a buyer.

It could be you're living in an area where the market has grown hot. That's what's happening around here. In the past few years, it wasn't unusual for a house to have a For Sale sign in front for weeks, or months, in our neighborhood. Since Christmas, we've had 2 houses go up for sale, & both sold quickly. One sold in a week. IMHO, I think people have been waiting to buy, & now that the real estate bubble has burst, if they've got a down payment saved up, they're going for it. Best of luck to you! We are wanting to sell our 4000 sq ft home in the next two years. I won't consider listing it until I have more than half the house packed up and put in storage. The house across the street sold for full asking price in two weeks. Got to be ready when we pull the trigger with a listing.

This is the time of year that Walmart reassigns employees, and since we're 10 miles from the home office, there is a good chance the couple is Walmart. We already have 2 WMT executives on our street.

We had already decluttered, but we tend to be neat freaks to begin with. So there really wasn't too much to do. And Merry Maids was here 1.5 weeks ago.
Just grabbed our meds, put my jewelry in the safe, polished the stainless sink in the kitchen and ran the steam mop in the kitech and laundry room.
Sheesh.....

I have friends in Michigan who 3 weeks ago were just thinking about putting their house up for sale. Yesterday, they got a signed contract, just 5 days after the for sale sign went up in their yard.

We just got back home. The people were here for 1.5 Hrs. Things may be looking good, they can close without selling their house, and they offered to let us rent it back from them if we needed to.
Phew......But until there is an offer on the table, who knows what might happen.

Phew......But until there is an offer on the table, who knows what might happen. I had started a thread recently about housing turning around for many areas. That is great news for you! I too would not want to rush getting my stuff packed, finding a new place, etc. and would love the option to rent it back until those things got done. I'd also want the closing done asap so don't listen to Later. She's totally wrong.

If you get an offer, grab the money and run. Delaying closing creates opportunities for the sale to fall through, so you want to get the sale closed as soon as possible.
We had the sale of a house fall through three weeks after we accepted the offer, when there was a grass fire about five miles from our house. The fire caused the fastest route between the house and the buyer's work to be closed for several hours. She freaked and refused to close the sale. (I though she was being silly, but in the following two years there were two additional fires that were big enough to make the national news which came within five blocks of the house.) We ended up selling the house for about $20K less than the deal that fell through because the housing market was starting in to the 2008 collapse.
Things happen. The buyer's mother might go by the house and decide that another house is a much better choice. Somebody might start telling tales about a house several blocks away that was built on unstable soil and collapsed after a heavy rain and cause the buyer to become concerned. The buyer might drive by the weekend that your neighbor's kid is holding a drunken bash for 500 of his closest friends while Mom and Dad are out of town. The strange couple next door might be the subject of a drug bust and pictures of their meth lab, complete with the street address might be splashed across the front page of the local paper. Heck, the house might even catch on fire and burn down, leaving you to deal with the mess. Get 'er done and get outta Dodge.

The 1.5 hrs. of time the prospective buyers spent in our house, contrary to out R/E agents thoughts, we did not receive an offer.
...back to the drawing board whether or not we actually want to sell and downsize to the over 55 community.
on edit: I guess I missed reading a couple of posts....you bet we would want to close ASAP!!!!! We got stung in Florida a few years ago with the damn possession on closing. Despite the buyers big mouth he didn't get approved for the mortgage. We had packed up, moved out, had a lease on a condo pending building our new house, and the house sat another 4 months empty.
